    For some clarity: The walkaround in the Daytime isn't to show the places closed, but to show the bars that have changed etc. There has been a high turnover of bars in the last years, this was filmed between 12 and 2pm, ( I know its quiet then lol) I don't like filming people inside bars so this was just to show the changes!

      The cost of living crisis in western countries is real. And with fewer westerners and fewer everyone else renting short term and long term it’s probably going to be a great time to buy a condo over there in the next few years cos it was already saturated with choice and those investment properties not getting rented you’ll see more of them go up for sale too

      black, red, white.. makes no difference to heat rays from the sun.. its all about reflection..that's why water tanks on roofs are polished aluminium /stainless steel etc..matt white = hot.. polished black = cool.

    I have a theory about this. I was there in April and May and towards the end it was empty. Last year, I think a lot of westerners went there after the restrictions were lifted and to be blunt were offended by the changes. I was there in August 2023 as well, and I found the whole place seemed to favour the Chinese and Indian demographic and to hell with the westerners. The girls were asking for 3000 to 6000 baht and the hospitality personnel were frankly not very hospitable. Those visitors last year, especially the ones that were there in the glory years of the 1990's (like me) vowed to never return to Pattaya because of their experience. I only returned on the condition that my Thai wife of 22 years come with. I would not go back alone again because I had a bad time in dealing with the girls in 2023. I enjoyed my trip this year with my wife and maybe things are settling down after the disaster of 2020-22. Pattaya should go back to catering for the westerners because the American, English, European, Australians... etc. Spend money on booze and girls. 4 week millionaires. Just my opinion, theory.

      @@Joseph-wu6kd I know times change and things go up in price, but when I say the glory years of the late 90's I mean the girls were 500 baht and they would stay until you told them to go. 150 bar fine and back then they would at least pretend to like you. My experience with the girls was horrific last year. One girl agreed to stay LT for 3000, took lady drinks of me in every bar, got drunk and passed out in my room, woke up at 6AM without even touching me and demanded 3000. I gave her 1000 to get rid and she went mad and said "You f*ck me or not you still give 3000". Back in the day the saying was "No Honey no money" How things have changed.

      @@allandudson9684 Totally agree with your experiences, i have been in Pattaya for two years now, and the list of bars i don't go to anymore just keeps getting longer and longer. For me if they want business then they have to learn about customer service. The bar fines are increasing but i also find some girls are asking 2000 baht for short time, i just walk away. And also for the past few months there is a new trend where the bar girl when i take them to my room they ask if i have condoms, they don't have any. That is a big turn off. So beware and carry some don't assume they supply the condoms....well not anymore.

    This: Thailand is now geared up for mass tourism/package/group tours from countries such as China and India. Pattaya is/was a night-life and whoremongering town. The problem is that prices have got so high for the girls and drinks that the older westerner that used to be seen in Pattaya is now going to Phnom Penh and the Philippines. A happy hour beer in Phnom Penh is US 1 dollar. As far as the younger traveller/backpacker/adventurer goes, they ain't interested in places like Pattaya, or even Phuket these days. You may see them down at Samui and Pha Ngan for the full moon parties but that's more of a bucket list stop. The fact is, and I've seen it myself recently on a trip to Northern Vietnam, all the independent travellers (Western and Asian) who used to go to Thailand, now go to Vietnam and Laos. Why? because the trekking, caving, and rock climbing is better. Hanoi is teeming with 20 - 30 year olds booking adventure tours in the north. And they all understand that aside from the beaches in the south, Thailand doesn't offer much anymore. It's had its time. Safe travels, Mega.

      Angeles City in PH is dying even faster than Pattaya. They are even talking about tearing it down and renaming walking street. The economy is growing and standard of living are slowly but steadily rising there.

      I just went to Vietnam and Thailand. Vietnam is way cheaper. Both are cheap but in Vietnam I didn’t have to spend cash as often.

    Ironically I'm in Pattaya right now and was just walking back to my hotel room to freshen up and I was thinking everywhere I walked past whatever business the staff are outnumbering the guests I would suggest 5 to 1 since arriving yesterday I have walked past a couple of Indian Restaurants maybe 10 times and there are 3 staff sat outside both and I haven't seen ANYONE eating at any time in the day.

    Low season is the best,for me personally,a bit less madness and quieter,which is just the way I like it.
    Also flights are cheaper and there's cheaper options with regards Accomodation

    About 15 years ago, people were blogging about flying from London to Bangkok on Friday for a wild weekend and then back in time for work on Monday. Dont hear that now. People aren't making money as before and everything costs way more.

    Pattaya has always had the same problem, too many bars and not enough customers yet people keep investing in new ones. The days of the 50 year old plus single fella coming looking for a Thai bride are long gone, plenty of other locations now some cheaper.

      It isn't just the greedy west that has seen a dip in tourism, though. If you look at Chinese tourism to Thailand in 2019, it was at 11 million. This year, it fell to a little over 2 million. That is a huge drop for a country that has been the number one foreigner tourist arrival.

    I am not a fan of Pattaya, or more specifically the kind of foreigners it attracts, so it was good to see an honest appraisal of how it's doing. I agree, it will have to adapt or die...and hopefully it's evolution is a good one. Nice job Adam.

      The beaches in and around Pattaya are not as good as most beaches in Phuket. A lot of waste water goes into the bays in Pattaya. It's a sex town really--they say they want to change the 'image' but they love the revenue too much!

      That’s a good thing that people in Thailand stopped drinking because of inflation. At least, they know their responsibility. If you think Thailand’s inflation is bad, come to America.       Well I’m from the UK and it depends on how you look at it. With flights and accommodation included, it’s always been much cheaper to hire an escort in my own country. This isn’t some groundbreaking revelation. The same would apply for foreigners in any country. If you’re simply talking about the price for the girls, it’s much cheaper than hiring an escort in the UK, unless you’re splashing the cash on Walking Street.

    One of the problems with aligning with getting more Chinese tourists is that it really doesn't help the Thai people. Chinese tourists use Chinese owned tour companies and stay at Chinese owned hotels and resorts. They do group tours and don't spend very much money on the local markets that would benefit the Thai people.

    I have been in Pattaya for two years, and I'm 65 yo, i find as I'm walking past the bars, the girls do a great impersonation of statues. No 'welcome" for me, also many farangs prefer to drink alone. One night in Treetown i saw 5 farangs at a table drinking on there own and about 9 bar girls just sitting at another table, thats a big problem right there.

    Flights are so expensive these days and combined with inflation hitting hard all around the West, as well as tourist destinations like Thailand, people just do not have the disposable income they once had. That being said I feel like the busy season was quite busy this year in Pattaya however as you mentioned many of the tourists are Chinese Folks who don't go to bars.

    Thailand is no longer value for money, also the quality of the girls has gone downhill. I was there March - April and very average at best girls were asking 2000 - 3500 baht plus bar fine for st!!! While I was there most bars were quiet with very few customers.The Myth night complex was so dead I swear there was no more than 20 customers in the whole complex. Even the girls there didn't seem to care as many were on their phones or struggling to stay awake. Pattaya will never draw in the tourists it once did. The golden days are unfortunately over.

      The girls just sit there with blank expressions, not welcoming at all if you are looking forward to a good time, but they look at you as if you have committed a crime lol, many times i just go back to my condo.

      You are 100 percent correct. The internet destroyed it! The girls are so obsessed with their phones and watching stupid cartoons and so on that they don’t provide any service worth paying for and at the inflated prices it just becomes a rip off with little to no fun and often a relief when she finally leaves! I have spent many amazing nights in Pattaya but gets worse every time I return. My first visit was in 2006 and believe me the girls in the bars were so stunning that I could not believe it! Now most of the 10s work from the phone or do only fans so not interested! In 18 years the price has increased from average 200 baht bar fine and 500 LT to some bars on soi 6 looking for 2000 baht bar fine and 3000 to 4000 baht ST. It’s sad what has become of pattaya it like many amazing things in life gets destroyed by greed! Lots of for sale signs on the bars and with nearly every bar being empty I understand why!!

    Bought a ticket to stay 59 days when Thailand announced a 60 day visa on arrival. Already Thailand is DELAYING 60 day on arrival. That's fine, when I arrive
    next week, I'll take my hard earned tourist dollar's, stay a short while, and spend my money in neighboring countries.

      To be fair the new changes were announced with 3 days warning so it will take time to catch up.. you can always extend the 30-60

      @jeffrussell488 I did request the e Visa onlinevlast month, they rejected it online at my local Dutch/Netherlands embassy. I make 100k a year. Clean record. I think embassies are just playing games on who they accepted and reject with e Visas.

I used to work in Rayong and lived level 29 at base condo from 2017.. big changes in Pattaya always and thanks for the updates .. was there last year faces have changed a lot like you said.. I prefer low season.. lost my love of Pattaya but will take my Thai wife back their for our fun times

    I first came to Thailand 30 years ago as a 19 young man, the Thai Baht was around 87 to the UK £, and the flight was £410 direct with Thai Airways. I've booked a flight for July 2024, 9 months ago, and it was £1200 direct with Eva Air, and the Thai Baht is around 46, so things have changed. But since CV-19 the airlines are profiteering from it, as you could get direct flight with Eva Air for between £500-600 prior to CV-19, so what's changed, why the massive jump ?

    Number one issue for me are the flight prices. Who wants to pay 50% more (or more) than they used to pay? The normal man in the street doesn't like getting ripped off. There are no longer any 'good value' flight options & very little choice. I used to book my flight then use the next 6 months to save the spending money. The cost of living at home combined with the high flight prices mean that I'm not even getting to first base. It's only been short European breaks lately. I had been every year since 2005 until the pandemic then once just as Thailand was coming out of it. But now not been for two & a half years. I am sure that there are many people in the same situation.

      This was the comment I was waiting for. The prices for flights in the US to Thailand during the period where most can afford to take vacation is insane.
      It’s gonna run you between 2000-3500 dollars to travel. Most people aren’t able to take time off during the fall and spring months where flights may be cheaper.

    Yes those types of tourist stay less days, are part of package tours, and spend way less money. They often stay at foreign owned hotels and foreign owned restaurants. Everything pre-paid. We saw this at the extreme in Cairns Australia in the 90's.

    Very true cost of living has doubled here in UK, due to this I can now only afford to come once a year instead of twice, flight prices are still well above average which is also not helping

    First went 1985 virtualy lived there for 12 years.upto 7 years ago.If you want the same life from more than 10 years ago.you need very deep pockets.Pattaya is the toilet of thailand.Very few westerners go there now to the past.Over the years influx of lady boys,kathoi,s and indians.then some russians.So the bar scene will always struggle.Attitude by girls has changed in a very bad way.they used to stand for king at 6pm.Would want to take care of you.Now its as though.in the bars are those nobody wanted old.fat ugly and asking for drinks.Difference from old days.Walk in bar.they all smile and talk you.Get ice cold flannel from fridge and wipe you down.Cut your nails.massage your back.and ask for nothing.You were happy to tip them or buy a drink.And they wai you and mean it.Even high season is quiet to years ago.just look at how many other areas dont exist.

      i was there in 2006 - 2008 ,my first trip to LOS
      then i went again in 2017 ,
      went to high end Go Go's a lot
      if the lady would tell me 6000 baht
      i would counter with 2500 and get up and leave
      about 50% would accept my offer
      of course i had rejections to my offers but never gave up on pattaya and i did boom boom a lot
      i always enjoyed my vacations to Pattaya
      my 2 cents

    There have been gradual changes that have hurt the city. For example the beach used to have a lot different character with more umbrella chairs and people hanging around there. But some years ago they cramped down on the chair entrepreneurs and put in some regulations like no smoking on the beach. It is cleaner and more sanitized but no one goes to the beach anymore. Pattaya hit a peak around 2010-2015, I noticed a gradual decline well before the pandemic.

    Dating apps and high prices destroyed the large music and nightclub scene in Aus. Unlike the past, now Pattaya workers of the evening make easier baht from TF than working long hours sitting or dancing in a bar WAITING for a customer. On TF they can ping potential customers all day long. The apps mean zero BF or Ldy Drinks for the customer. Smarter bar operators have moved to a GC model to cater for ex-pats and these are not in places like LK or Walking Street. The local gov wants to gentrify Pattaya and make it a place for families. Good luck with that idea.

      It's frustrating seeing how the government have no clue what made Pattaya what it is, it's literally became a city because of the hookies scene. The government needs to remove a lot of red tape to make the experience a lot smoother for both business owners and for tourists to come and stay in the country, and stop pandering to short term profits from families, rich Chinese, and Russians; trying to complete with all the other countries. Instead they must realize what makes Thailand so special and double down on that instead and stop treating adult tourists like little children or walking wallets.

    I agree with you take on the matter. The character of north Pattaya is also changing from what used to be a focus on German visitors to greater focus on Chinese, Japanese and Korean mid to high-end nightlife.

    The Problem with Pattaya it should’ve been turned into an Economic Zone Long Ago!
    Keep Three blocks closest to the beach should remain as Variety of Cafes, Creative Decent Bars, Bakery’s, Gyms, Yoga, Pilates, Thai Massages, Muay Thai, Restaurants, Streetfood, Thai Food Cooking etc.
    4-8 blocks in can be Hotels, Business
    Further Condos Houses Schools.

    I was there this year beginning of May (Jomtien). All the bars, restaurants and shops were empty. I felt very sorry for the owners. I question how these business survive. I wouldn’t want to wish my time away just to get to “high season” to be financially safe.

    I was there in February and I found the costs reasonable. Of course I was a tourist so I had plenty of money for the trip. I flew from miami to Bangkok and spent a total of $4400 including airfare and hotel for 2 weeks.

    I was in Pattaya in march for a 2 week vacation I had a blast! I found that alot of open beer bars areas other then the famous soi 6 were just not all too popular tree town and myth night were not even half full but you go to a closed door places like a agogo or gents club and it can be dam near full. walking street was very busy when I was there. I plan to go back in September for 3 weeks. it will be interesting to see how things are at that time of year. unlike other areas of thailand I think because of what Pattaya is its also hard to advertise for it. I only found out about it due to a viral tiktok about soi 6. I think you worded it perfectly what Pattaya's know for and its night life is not going away but there will be changes to the city coming soon, some say they want to make it a more family friendly tourist destination but who knows

      They're committing suicide by pandering to families. It's like trying to re-brand a right wing party to a left wing one; it will alienate their entire customer base. There are a larger group of richer business men from Russia, China, and India there now so that could explain why the more expensive private gent clubs are popular. It's never good when the demographic becomes too narrow, they say they don't want poorer expats to be there, but they contribute not only to the economy but also to the general vibe of the place and even if they aren't as rich, a couple hundred dollars from several million of poor people is going to mount up to a lot; and again with the vibe, nothing shuts down a party city more than a lack of people. Now a lot of westerners can't even afford to travel there because of the insane travel costs, so by pandering to families and rich folks they will only make Pattaya even more vulnerable to economic droughts.

    I went last year, the cost of a 3 week holiday doubled compared to our 2019 trip. Still heaps of fun but it opens up a lot of other places to go when you hit the current price point.

    Tree town is a shanty town, was quick to out up a d is quick to. Knock down.
    Once the land owner gets offered a decent price by some hotel developer, all the bars will get 1 months notice..
    Flights , depending on when you fly , prices have not risen that much. Unlless you want to fly during high season , xmas new year etc with a major airline.. you can still get return flight for. £600..

    Good analysis of the city Adam. It is what its considering obvious changing factors over the years including the rising flight costs, too many empty bars but expensive lady drinks (cant see why). The exchange rate has not been very helpful either. Many of 2 week's millionaires cant comprehend these challenges knowing that themselves are the victims of the inflation in their own countries. It is a vicious circle unfortunately brought about by greed and poor vision ahead. However, I still believe that it is also possible to improve for the better in the future against what it is the reality right now.

    Been living in Pattaya, Thailand 3 years absolutely love it, Ive come to Japan for a few months and miss Thailand after only 2 weeks. So many more western focused business compared to Japan which is good for customer but maybe not business owner with so much competition. You will never not be able to have a good time in Pattaya.

    Hopefully Pattaya will in time get a more modern vibe about the place. The number of bars are definitely overkill.
    For Thailand business to pay it's locals a much better wage of course prices will increase in an attempt to catch up with other countries.
    Just think a trip to Thailand in future will be a privilege rather than just a cheap destination.

    I am so glad me and family will be in Thailand during the low season. I am over too many tourists. It’s just not as fun anymore, even in the states. I just pray we have great weather since it’s rainy season there.

    I have no sympathy for those that copy and paste their business. The 1316th bar is an inherently bad investment. If the prices rise and the profits rise then good for them. Raising prices and losing profit deserves to fail. A spliff is the modern beer. First to act wins in business.

    I've lived in Chiang Rai for 8 years now and head to the coast 2-3 times a year. While Pattaya has never been on my radar (I prefer smaller towns) I think it's still trying to live of it's past reputation. Covid hit many places hard and probably none harder than Pattaya and Phuket. Chinese and Indian tourists don't spend that much money and use Chinese owned hotels and tour groups etc so, the locals don't benefit. "Western" tourists are finding alternatives that give better value for money such as Vietnam and Cambodia. My go to beach town these days is Hua Hin and I usually find a condo to rent for a couple of weeks which is cheaper than most hotels. Beer is still relatively cheap and food has gone up a bit but, still good value and there is some good night life.

    One of the biggest changes is the influx of domestic tourists at the weekend. Since BKK Rama 2 is a shambles and taking forever, BKK Thais have started going Pattaya instead of Hua Hin & Cha-Am at weekends and the multitude of long weekends with public holidays. Certainly the historic backbone of western tourists supporting the Thai tourism economy is probably gone forever, hence the change in the range of services and products on offer. Value for money isnt there anymore too, although the cost of living is cheaper than most western places, there are many element of BKK that are insanely way more expensive but there seems to be plenty Thais with deep pockets

    My thai G/F is in Rayong right now and she says when she's got a £100 in London she still feels like it's £100 but in Thailand she thinks it doesn't go very far and i'm inclined to agree I don't know if it's the way the exchange rate works but I do know shopping for groceries in shops there for westerners is dear, as for drinking beer nightlife I think you really pay for what you get in Bangkok which is a rip as is London.

    Foreigners came in and interfered doing their bars snd rentals. Drive prices too high. I go elsewhere for the last two years. They messed up everything that was good.

      end of the month but lets be clear here, most and it has been calculated already that 85% of ALL tourists spend less than 10 days in Thailand, remember Yanks get 2 weeks vacation a year, Aussies only get 4 ...60 days will be used by a rather small percentage

    In general young westerners drink very little if at all. Not just due to cost but severe laws for consumption and repercussions of employment with any arrest record. Then there has been a lot of bad press and social media chatter in other countries about all the people that have had difficulties in Thailand. Even corporate investments that have faced obstacles presented by the unstable government. Now the headlines of flip flop on cannabis. In Bali recently lots of conversation about Thailands pollution problem with no plan to address it.
    All unfortunate for many wonderful Thai people.

    June is a great time to visit thailand! Things get cheaper and less people is heaven! I never go to bars because they scare me. Every time i think of bars I think of scams, overpriced drinks, and people slipping drugs in your drink. Lot of shady people go there which is not my kind of crowd as well

    I'm in Thailand next week for a quick trip.... flying into Phuket (cheap flight) was going to split half my time there and the other half somewhere else... Thought about Hua Hin but heard thats pretty dead this time of year.. would you recommend Pattaya or just sit tight in Phuket, not worth the time and cost for go for 5 days?     The proverbial Pattaya is dying discussion. It’s been going on for years on the forums. Sometimes people say it’s dead then I’m in town and it’s happening. During Covid people said the town was done forever. I like the low season as well with Christmas being the most crowded time and my least favorite. Right now it’s still expensive to fly and younger people probably don’t have any money because of the high cost of everything. Always a ton of high turnover on businesses however.

    Adam, no question tourism is down, but early morning doesn't count. I was just walking from Central Festival mall toward walking street around 5pm, and it was bustling with people and traffic. Yeah, beach road was live!
    Nothing is happening in the morning.

    What I found weird was i moved from Phuket to surin isaan about 6 months ago but the prices haven’t really changed much, actually for like a good som tum we’re actually paying more.. we were living in witchit Phuket but and the Thai wife gets the best prices 💯

    The city is non stop traffic jams due to digging holes all the time, too many buses, and the Indians walking in the middle of the street. Thais are too timid to try get them out of the way with the "mai pen rai" attitude. As soon as you mention to the taxi drivers that they are in the way, they actually acknowledge they are always in the way. Too many loud exhausts and trucks filled with speakers blaring their bass to disturb everyone. The infrastructure is never going to catch up. The storm drains they put in can't handle the rains and it still floods in the same spots.

    Thank god those tour buses can't get through many of the islands easily and the Indian/Chinese tourists are far less likely to venture out of their comfort zones. It's not really even them, although India will undergo what China did 15 years ago with learning manners abroad, but just the sheer numbers.

    So true about the drinking. Everyone collectively across the plant just cut back massively on drinking. I'm a 55 year old dude that used to get my pints in on the regular. Happy hours used to be the thing. Now, I rarely even drink a beer unless I'm on vacation or out at dinner. I used to sit home and get drunk by myself and rock out. That's why Thai government is going to legalize weed. They are not making the tax revenue on the booze anymore.

    It is sad that the younger generation has no clue any more on what it means to go out and have fun. They just sit at home, watching Netflix, playing PS or are on the phone. I am so happy that I did grow up during a time were nightclubs were all the rage.

      I've got a mid-20s backpacker staying in my back room. All he does is play online game with his mates from home. Doesn't drink and never goes out. What a waste of youth.

      They simply can not afford to do anything else, and just do what they can afford. Life financially and asset affordibility wise is much tougher on them, than it was for us

    Yes I have been coming to Thailand for 10 years. Bangkok and Patong Beach are ridiculous now. $22 cocktails what am I in 🇺🇸🤮. Thailand had too many damn bars. That is why a lot fail. I still think Pattaya is the best bang for the dollar. It can be as cheap as you want and as expensive.

    Always dig your vids Adam. Keeps me updated with Thailand hot spots. However I really think you would want to see what's outside of the norm spots. You got a bike go 1 or 2hr outside bkk and you'll find something more better. Ayutthaya is a good start and blew me away the history is what captivated me. Tell your gal to go with you yo Ayutthaya or Kanchanaburi. Don't need record it just enjoy it Thailand for its really worth.

    It’s not who comes here it’s the country that spends the most money and that’s the Brits , America , Scandinavians, Aussies, all the other countries are never in the bars... and most of them just go sightseeing.

    Bro, economies are struggling right now. So many layoffs and uncertainty I’m not surprised tourism suffered. I know a lot of the passport bros movement & a lot of the digital nomad numbers were people who are remote workers and the tech sector at the moment is STRUGGLING! I mean, between last year and this year half a million layoffs and a slow in hiring leave people like me and other jobless for over a year. It’s been rough in the USA. I wish I could go but I need to find remote employment first. For the tourist sector that just visits for vacation increasing prices & inability to save definitely is having an effect on tourism too. Truth is the average westerners pockets are a lot tighter than they were over the last 2 years.

      @@keisone Yeah, definitely. Fortunately Central banks in the west are starting to cut interest rates which means more hiring next year but the USA hasn’t started cutting rates yet. I’m thinking by high season late 2025 tourism, digital nomad, PPBs numbers will normalize… but high season late 2024 is definitely going to suffer. The hiring situation 2023 didn’t improve at all and people are strapped financially at the moment. That and so many companies were mandating a return to office policy so people simply getting the time to travel from the west is also suffering. The remote working population has collapsed since the leverage went back into the hands of employers which started reigning in how many people are working remote. In 2021, 31% of workers were working remote, in 2022 it went down to 15%, currently it sits at 12% I’m sure that number is probably lower in 2024 but the numbers aren’t out yet. Thats definitely having an impact when 2/3rds of people working remote have been forced into hybrid, in office jobs, or have been laid off

    Im just waiting on the new visa stuff to finally get published so I can move! Would love to get into some sort of business there but unsure of what would be lower risk and actually in demand for the next 10yrs at least.

    Used to like coming to Thailand the first couple weeks of June, was busy but never too busy. Noticed a lot of Chinese coming to Thailand last time I visited before COVID, especially Pattaya, was still lots of Brits. Heard it's changed a lot due to COVID, still fancy a trip soon though. Normally like 4 nights in Bangkok and 8 in Pattaya.

    I understand during low season a place like Thailand will struggle, you need to do a video in regards to flight prices, the cost to fly from the USA to Bangkok is the same price in August as it is in January, as you well know hotels in the low season are really cheap, if only flight prices dropped the same maybe more people would visit.

      There are deals. I just checked for an Oct rt bkk to lax on a major booking site and found Philippines Air charging $584 with good flight times.
