From my understanding it depends on the lease especially with commercial property and some landlords actually build out properties specifically for some tenants because the lease can be longer term and l/or higher rent.

I don't think the plaintiff should have paid the mechanic when the mechanic didn't fix it. The verdict doesn't seem fair. The defendant agreed to absorb the cost of the repair, but there was no repair and the plaintiff single handedly paid the money. Or so he says. He didn't have any proof the mechanic was paid.

Why is the Landlord responsible to supply equipment for someone's business? The Landlord is renting out space not renting out a business.
