But I definitely work with buyers and gladly accept buyer referrals as well. It’s all about balance and leveraging the time that you have to work smarter, not harder. Once you get started, you will figure out what works best for your schedule. Also for sure watch every single one of BC’s videos from the very beginning. My test had 8 math problems. When I was studying for my exam, the math was very complicated to me. I was suggesting that he makes a video simplifying real estate math for those of us who struggle with understanding math.
I take my state exam in November and looking to be a buyers agent. My wife has been in the business 8 years and she will be the listing agent. So we will be a wife/husband team.
It's hard to get clients on either end; you still have to follow up with a buyer for months to get them on board to even allow them to let you buy for them. I am a new home sales consultant and that is even harder again; working for client for months with no commitment, then you got to manage them for months (sometimes up to a year) just to get them to contract... next level again!

It could be argued that being a buyer's agent is much harder because you have to come up with buyers. You can't market yourself as easily. You can't call on people and ask if they want to buy a house as easily as calling to find out if they want to sell their house. It's really easy to post online or to list in mls as a seller. Simple fact...you can scale easier and faster as a seller's agent. FYI: I'm not a real estate agent at all.
I get it, I understand your comments, one of the things that gets me Is when I see the L.A is paying 1% or 1.5% when they are keeping 4% or even 4.5%, to me, this is just simple being greedy and doing a disservice to their client, because a lot of agents skip that house even thou that house fit perfectly to their clients. how do you negotiate the commission as well?

Honestly, I don't know if you have heard of fiduciary duty but it's an obligation to work in the best interest of the party you're working with. For the seller, they have a listing agent on their side working to get them the best deal. Who's working for you; making sure you get the best price and terms?? Always consider, at least 'interview' several, to make sure you are getting the best deal ❣

We just lost out on a nice home because the listing agent refused to call our broker back or supply any sort of info until his deal was done. He cut us out of the process because he was after 100% of the commission and didn't what us making an offer or interfering. I called the home owners and told them what he did, they were very mad and upset. This broker owns a Re Max office plus it was his personal listing. We are filling a complaint with the BBB and the relators association because of it. Our plan is to give him as much grief as he caused us. After it's over I'm planning on sending the messages far and wide for the next several months that buyers and sellers need to chose another real estate office and broker in this small town.

I'm a consumer, and I had never heard of a buyer's agent... So when they called me, I thought it was a scam... Or that they were trying to charge me more money than the listing agent, or something along those lines🤣
yES.... I have found 2 yes 2 Real Estate Agents in my state during 30 years and I only work with them.. as they are competent on any listed property... sad but true and took a lot of years to find these competent agents.. so fortunate now..!

I do primarily listings too. I’ve only been an agent eight months, and I don’t claim to have an exhaustive answer, but the listing agent doesn’t really find the listing any more than a buyers agent finds a buyer. In other words, the person selling the house already exists and the person that wants to buy house already exist, and both agents would have to engage in some kind of marketing. The listing agent doesn’t do more work. In fact, the buyers agent is the one that runs around and does equal to or more of the work. Now if you have your own firm and it’s your job to find listings, that’s another story. But as far as regular listing agents versus regular buyers agents, There’s no advanced skill the listing agent has. The listing agent put properties on the MLS, big deal. I do that and it’s no big deal. Yes I have to take pictures and stage the property and put it in the MLS, but that is definitely not any more work than running around showing buyers properties. No at the end of the day, there is definitely a harmony between both. That is true. And seeing how I’ve been a dual agent, we can even do both as well As you know.
@@BryanCasella Owners can sell their homes themselves. Of course, a Listing agent can add value but at a very steep cost which is not always affordable to all owners. Owners can learn all that is needed to sell a house as comps (to make a CMA) are public record, learning about the house you are selling is possible etc. We have sold our own homes many times.

I'll make one in the future. I would recommend someone get to at least 3-4 consistent deals a month solo before they even think about making a team.

yES.... I have found 2 yes 2 Real Estate Agents in my state during 30 years and I only work with them.. as they are competent on any listed property... sad but true and took a lot of years to find these competent agents.. so fortunate now..!

Both rolls are equally important and difficult at times.
I do primarily listings too.
I’ve only been an agent eight months, and I don’t claim to have an exhaustive answer, but the listing agent doesn’t really find the listing any more than a buyers agent finds a buyer.
In other words, the person selling the house already exists and the person that wants to buy house already exist, and both agents would have to engage in some kind of marketing. The listing agent doesn’t do more work. In fact, the buyers agent is the one that runs around and does equal to or more of the work.
Now if you have your own firm and it’s your job to find listings, that’s another story. But as far as regular listing agents versus regular buyers agents, There’s no advanced skill the listing agent has.
The listing agent put properties on the MLS, big deal. I do that and it’s no big deal. Yes I have to take pictures and stage the property and put it in the MLS, but that is definitely not any more work than running around showing buyers properties.
No at the end of the day, there is definitely a harmony between both. That is true. And seeing how I’ve been a dual agent, we can even do both as well As you know.

Owners can list their own homes on line if they want actually.
They put it on a website.
Listing the home, officially, is with a broker.
Those are 2 different things.
@@BryanCasella Owners can sell their homes themselves. Of course, a Listing agent can add value but at a very steep cost which is not always affordable to all owners. Owners can learn all that is needed to sell a house as comps (to make a CMA) are public record, learning about the house you are selling is possible etc. We have sold our own homes many times.
Owners can reach out to the many buyer's brokers who are happy to hear from them.

If the commission split is not even I would avoid at all cost to bring a buyer to your house. It's that simple.
But if your client wants to see that house or condo, you have no choice.
