“Coming down” is v subjective. Down 0.5 is also down. Down 2 is also down. I think more impt statement is int rate will “stay elevated” for 2024. Im worried for people who still thinks int rate is goin down enough to influence their mortgage rate & buy property.

I think if Feds ready want 2 attain 2% inflation target , then must raise rate above 6.5% ! Mpact closed at $1.22 , P/BV : 0.7 ! Next mth, collect dividend again . I likely buy some on wed .😊

Banks will go up even if interest rate goes down because their dividends are way above the 10 year sgs now.
Current equity risk premium is 3.8%. Since which year has blue chip risk premia been this high?

Younger generations have to know that from 1980s to early 2000s, home mortgage rates were easily from 4% to 8.5% p.a. in Singapore. And car loans were relatively even much higher. So, the last 15-20 years of ultra low interest rates cannot be taken for granted! It may not happen again!!

But macro economics affect the business, high interest rate favors banks but hurt reits earnings/fundamentals

Hi AK, ireit global is down again. Do you have any updated thoughts on it? Do you think it is a good entry point now?

Will it go down without further pain? Central banks usually cut when they see deflationary trends

Analysis nowadays is not valuation but financial modelling. I have given up even looking at the headlines.

Don't know why there are alot of stupid sellers in the stock market. Is inflation or interest rates scarier than the pandemic? If the company can survive the pandemic, likely they will also survive the interest rate hike. Furthermore, Temasek linked companies also being dumped by these idiots. I foresee when these idiots sold finish, the stock market will rallied.
