      Yes. And the likely reasons could be; 1. The ground was firm, 2. The amount of filling wasn't so much, 3. We did not use hardcore (granite boulders) and BRC (fabric) reinforcements. Of course, materials were not as expensive (cement was 3.5k to 4k)

    Extremely informative, though I was waiting to hear the quantities of materials that went into this project. For example, Rod/size with specifications like 16 mm, 12 mm, 10 mm, 8 mm etc. In addition to that, number of wood and plank including their sizes.
    Furthermore, I would like to see other video clips of yours on 3 bedroom duplexes.

      I'm glad you liked the video. Omitting the exact specs for rebars:Y16, Y12, etc, was deliberate. Truth is, these material quantities and specifications will vary from project to project, and I didn't want to narrow it down. I just wanted to establish the final cost (including the cost per m2) of the building. However, if you have a building that the architectural and structural drawings have been prepared, i can give you an approximate material breakdown for it. Thanks for watching!

    Cost of building a shell to Industry standards for a 4 bedroom duplex like this will cost around 35-40 Million Naira with current market rates

      Thanks for the feedback. Yes, it can get that high especially if the building size factor is considered. And the type of doors and windows preferred by the client. Someone mentioned to me that a friend roofed their duplex with N5m!

      Cost now is between 90-110k per square meter

    Thanks for this video to be honest, mostly because of the lack of quality content around this topic in Nigeria. I've been searching for comprehensive answers to these questions for a long time, unfortunately most people I ask don't have clear/convincing answers. I'll love to see an explainer video about getting a residential building from land acquisition to completion. Also a video about the pros and cons of building a residential building vs buying one in Nigeria.

    Dear Host,
    Given the flooding all over Nigeria last year, if one decided to suspend such a house you just displayed on concrete pillars as high as 15 feet tall, about how much extra do you think it will cost totally in Abuja, and in Lagos?

      Well, your best bet to handle flooding as it affects a house is not to build in a flood plain or flood path. Buildings can be raised to reduce the impact of flooding, but 15 feet (about 4.5m) is not practical. For the building in the video, your proposal may increase the overall cost by up to N10 m or so

      Very good question! Some materials have gone up by between 50 - 70%. Cost of labour has gone up too (at least 50%). Funny enough, the price of cement has fluctuated within the same range ie between 4k and 5k. I would say that the cost of building a similar structure would be about a 30 - 50% increase

      No, it's for a 4 bedroom duplex. One bedroom at the ground floor and 3 bedrooms upstairs.

      The building started in January of 2021, got to the decking by April of that year but stopped and resumed in January 2022 and got to the stage in the video by January 2023. Rates have indeed changed but not significantly.

      the direct labour means u are the one dealing with the labourers direct in terms of price and payment while that of contract u give the entire work out for someone or company to manage it for u, but in this case u must no that the cost of the building must be high becos the contractor will included his or her own profit for the work

      The price can actually be lower but not much. If the owner adjusts the specifications to a their budget, it can be done cheaper. Take the doors for example, it can be done for half the amount stated in the video.

      Thanks 👍. No, I do not provide the plan. Your building plans are prepared by an architect (that you engage for that purpose).       The foundation cost may double or so. I'll need to confirm the exact amount but it will be a significant increase in foundation cost

    Wonderful video! how much would it cost to deliver a 3 bed bungalow with BQ on 300sqm land, if its possible?

      It's possible to build a 3 bedroom bungalow on a 300 SQM, depending on town planning regulations on the maximum built up area permitted on a plot. The cost is not easily established without drawings etc but a budget of N20 - 25m can achieve a good job

      Iron doors (security doors?) vary in prices. From as little as 150k upt to 800k, 1m. Good wooden doors and toilet doors are like 120 - 150k. Prices really depends on different factors. Thanks

      Glad you appreciate the video. The cost will really depend on soil conditions (foundations), topography ( final GF level), size of each unit, specifications of fittings, fixtures etc. An architectural design with a QS costing same is your best bet. However, if it's set on two floors ie G+1 it would "roughly" be N100 - N120m. Could be higher, can't be much lower. 👍

    I'm from Canada and in light residential we went to use either timber for internal walls, or a very thin metal timber. The metal timbers would have holes cut for electrical, etc, and you would drill the same for wood timbers. How do you do wiring when your internal walls are made of blocks?

      In Nigeria, where the most commonly used partition wall material is concrete (or sancrete) blocks , the walls are chased to accommodate the electrical pipe sizes which are then held in place using mortar. For plumbing pipes, (which are bigger) the pipes are first aligned at their proper positions and the blocks laid (often leading to cutting to fit). A layer of plaster is then used to regulate the wall surface
