I'm building a three-story house in the Lagos Lekki area (two stories-Naija). I just completed the pile foundation, and I got stuck. The expense was staggering and unrealistic, as I live in the diaspora. If you ask me, it was just too crazy. I abandoned the project for my sanity for now. Perhaps I may resume after watching your video.
Its why you need a good quantity surveyor, to always estimate your project before venturing into projects, all those contractors go jst dey demand anyhow...well Goodluck
Please take it one safe stage at a time so you will get to the finish line in one piece. A housing project is not an easy one. More grease to your elbows.
If it is for a personal home go ahead when you can. But if you are building for rent or Airbnb forget about getting back the money you will use to build the house. A better option is to put that dollars in a high interest dollar account and it will grow through the power of compound interest. $31250 @ 5% annual interest will compound to $64966 in 15 years. $31250 (50,000,000 @ 1600 per dollar). If you use 50,000,000 to build and get 1,000,000 as rent a year. It will take you 50 years to get back your 50,000,000. And it won’t be the same value because of inflation , naira devaluation and maintenance costs over the years.

I have been into what you are describing here continously since the past 15 years; there is reasonable underestimation; above all you should have pushed in the cost of labour using one city or average of some cities... Presently the cost of labour for the house you are describing will come to an average of about N4.5M for that stage. I apploud your effort. From my recent calculations/experiences, putting up the house you are describing, to the roof cover stage in the SE, Owerri in particular, will cost about N40M! So, congratulations on the presentation!

My father a senator in first republic unwisely built one of these mansions in the village and we hate going to the village because we whole day clean dust. And this includes maids and cooks helping and these days no one goes to the village except 2 a year or when a close relationship dies. As an architect when I tell people our experience and to build a small villa they don't agree and think I'm envious. Today we have mansions everywhere in the villages with over grown weed. In my humble opinion this is waste of resources hard earned money.

For just the skeletal part ... because you have everything on the same floor, that your bungalow is surely bigger than the ground floor of this house. That's how your roof will also take more sheets than this one. Then that your penthouse will need a decking, stairs, no? 😂😆Leave matter. I have seen several times where people wanted to build a bungalow thinking it will be cheaper, by the time they see that there's not much difference between a bunglaow "of their taste" and a storey building, they kukuma built a storey building. People tend to overcompensate when building a bungalow thereby adding to the overall cost.

Labour cost was largely omitted in this video, and building cost is related to size of the home. I will advise to go a bit modest or speak with your Architect on cost implications for your design.

Materials are very expensive now and it's adding money daily,, every estimations goes contrary on what the person wanna build,, some foundations to dpc level takes alot of money, some decking equally takes alot of money,it all depends on the size of the house

Labour costs, logistics, cost of loading and off loading trucks, omo onile tax in the neighbourhood for allowing your trucks to pass, cost of pipe work and plumbing, electrical material costs, soak away? Drainage nko? Cost of borehole? Before we start finishing and discussing windows, gates, doors, ceiling boards, fitting and fixtures, etc. Omo, these numbers are very, very, very conservative.
Nice presentation. But costing a buiding projects without consideration of cost of labor etc can be misleading. Those are one among the most important factors in a projects and should not be avoided.

The main building starts with finishing, skeletal works are just ceremonial. Just budget 80-90m naira to avoid abandoned projects. 😂
