      It doesn't matter which one, as long as you're consistent with the units, the result will be the same

    Extremely informative, though I was waiting to hear the quantities of materials that went into this project. For example, Rod/size with specifications like 16 mm, 12 mm, 10 mm, 8 mm etc. In addition to that, number of wood and plank including their sizes. Furthermore, I would like to see other video clips of yours on 3 bedroom duplexes. Thanks a bunch!

      I'm glad you liked the video. Omitting the exact specs for rebars:Y16, Y12, etc, was deliberate. Truth is, these material quantities and specifications will vary from project to project, and I didn't want to narrow it down. I just wanted to establish the final cost (including the cost per m2) of the building. However, if you have a building that the architectural and structural drawings have been prepared, i can give you an approximate material breakdown for it. Thanks for watching!

      I can arrange a team to build in Ibadan. I worked in Ibadan years back on the BAT factory near the toll gate, and some of my colleagues are still there. I'm based in Abuja, though

    How can you calculate for current concrete rate which can be used for quotation.

      The price of concrete will depend on the price of the constituent materials (sand, chippings, water, cement) as well as the desired grade (C15, C20, C25 etc), cost of equipments (mixer, poker vibrator) and the cost of labour. You will agree that the rate will not be uniform across the country

      However, using the slab in the video, a rate breakdown per cubic meter of concrete can be thus; 1. Cement: 6.3 bags x 8,000 = 50,400 2. Sand : 0.7 tons x 6,500 = 4,550 3. Gravel : 1.3 tons x 8,500 =10,400 4. Water: = 500 5. Equipment (mixer, etc) = 5,000 6. Labour = 10,000 7. Overhead and profit:@20%= 16,170 8. Total cost per m3: = 97,020.

      Yes, the reinforcements are quite a lot, but it's not more than the permissible area. To enable proper flow of concrete around the bars, the maximum aggregate size was 12mm

    As much as I recognize the influence of the location and the type of land, the cost of the materials as indicated are far from the reality in PH. It has cost me more than N50m to achieve the carcass of my 7 bedroom and two sitting areas Duplex in Finima the Bonny LGA of Rivers state. The stone coated roofing sheets of 700m cost about N6.5m in PH. Cost of labour for plastering alone was N2.4m Not to talk about the cost of 6 trucks of sharp sand and 3 trucks of Gum sand for the plastering of the building. The cost of building any type of house here in Bonny Island is three times the cost compared to the same building in PH. To build the 9 feet deep by 6ft soak.away and 6ft by 3ft soak away for the gate house is taking me 35 lengths of 16mm rod, 60 length of 12mm and 60 length of 10mm rods.smd 15.tons of concrete Two separate Soak-away. All to be casted

    This cost estimation is totally incorrect . The cost of the raft foundation for a 6bedroom Duplex in my hometown on Bonny Island was .N19.6m

      You have a point, but you are totally off point, too! 😃. This building is not in Bonny Island. It's not a raft foundation. It's also not a 6 bedroom duplex. Like I said in the video, the cost of a building depends on many factors, and I can't doubt the 6 bedroom duplex in Bonny at N19.6m. In fact, I designed and supervised the library building in FPOG, Bonny, and the foundation was over N32m. The breakdown in this video was the actual costs during construction. Of course, at today's rates, it will close to double what was spent. Thanks for watching!
