The Adirondack Park is like no other park in the United States. When we tell people where we are building an off-grid earth sheltered homestead from scratch, they either say how lucky we are, or, they ask us why we would choose to buy land in a place where the Adirondack Park Agency (the APA) has created so many rules and regulations. Well, today we are sharing why we chose to buy 30 acres of raw land to homestead in the Adirondack Park and exactly how we were able to find the perfect piece to do all that we dream of in our retirement.

I appreciate your take on this so much. I'm learning about the Adirondack region now as I try to figure out where I want to build my homestead. I appreciate your honesty on regulations. You find a lot of homesteaders and peppers whining about regulations but when developers come and change things they also lose their minds. If you don't have rules that also means your neighbors don't. There's nuance that needs to be understood.
I grew up in NJ but live in the south so I know considering moving back north means more rules. Thanks for explaining your experience ♥️

When i first went into the Adirondack Park i literally fell in love. I soon after went to Colorado, Maine, Seattle, literally coast to coast and all i could think about and brag about was the Adirondacks

We chose rural and couldn’t be happier. We’re right off Sacandaga lake. We live close enough to civilization in case of emergencies but far enough away to be “off grid”. Life on a mountain takes getting used to but we couldn’t be happier. Great video!

Wow very educational as I been following you’re channel I got the impression that the area was very wooded with no restrictions but I see that there are some more than other’s but to me it seems there in place to protect the area definitely am looking forward to following along 👍

Wish we knew this years ago when we purchased our raw land in Johnsburg. Very helpful info! Fortunately, everything worked out OK for us, permit wise. We built our home here and we absolutely love it! One note: I was unable to locate the Warren County Parcel Map that you describe. I'm assuming that the County has done away with that. Too bad. You certainly did your homework!

It’s not as isolated as you would think. It’s a small community and plenty active in the winters. And the winters are fine as long as you’re prepared, which we like to think we are👍
@@CreatingASimplerLifeOffGrid We are also homesteading in the Adirondacks and are finding the poor, sandy soil to be a problem that we didn't expect.
@@LadyIarConnacht Yes, the soil can be very sandy. It is great for the septic and drainage but not so great for gardening. Our plan is to do raised beds and create our own soil with composting and layered gardening. It will be worth it. Also fireplace ashes will help too.
I've been looking for land in the ADK for a couple of years, and while the land-use guide seems very restrictive at 1st glance, it's really not as bad as it could be and allows for plenty of building oppertunities. The biggest downside to ADK properties is those that landowners have added Conservation easements to. This can save on taxes but it also allows the general public the right to access that part of your property. That and people trying to sell you swampland are the downsides I've found to looking for land up that way.

Sigh....I'm with with people who say....it's so beautiful and you are so lucky!! This area of our country is a true treasure!! I am so thankful that this location is protected and that it will always remain wild forest lands. My (Jennifer) grandfather worked for the department of forestry and instilled in me a great love for our woodlands and the desire to preserve and protect the beauty within. Thank you for this insider look at the work that goes into protecting these lands while allowing people to cohabitate with nature. Just wonderful!

Most private lands are 5 acre zoning. Also the land is relatively inexpensive. And no the government regulations to build are rather reasonable unless you are lakefront. Raw land is pristine and I have had zero issue with inspections / variances.
That may be true where you are in the Adirondacks, but I’m sorry to say thats not true everywhere in the Adirondacks. In fact the zoning completely depends on where you’re located in the park. The inspections and variances also depend on where you’re located and whose in charge of them. Many towns will handle their own, otherwise the Adirondack park agency and the county handle it. it’s also not just about lakes, but also rivers, streams, wetlands and more. It’s actually pretty involved and it’s smart for people to know ahead of time which is the purpose of this video.

Black flies and mud only last a few weeks and we don’t let them stop us. Lol. We LOVE winter but it’s only about 4-5 months 😁
