Similar application forms are given to potential customers at all the project sales offices, be it Lodha New Cuffe Parade, Amara, Palava City, Upper Thane, etc. It is compulsory to fill up such Application forms.

Visited lodha office three months back. Being a conscious person ,it was enough for me to smell rats in the entire house buying process in few hours. Then and there itself I was sure I went to the wrong place for house hunting. I later thanked myself for not falling prey.

Actually offer to pay token advance of 1,001/- and ask for land registration docs, contract docs ...etc. to get legal opinion...
If he is ready to give ,then he is not cheating...
If he is asking for more like 1 lakh for token advance, consult lawyer and pay money in check or D.D only...
If he is allowing time for you getting legal opionion the builder is genuine...

This is true.. Agreement to sell is not given to yes. I remember there were around 55 pages and we are just asked to sign each page. Lot of learning from these videos, will help in future decisions

I have seen how the judiciary function as I also have been to courts since 1990 and still attending courts and now a days the are scores given for finishing matters and so all are in a hurry to finish matter and due to this method many facts are not addressed properly, and it is probably a classic example of Justice denied for finishing the matter in a haste

First, an application cannot be a contract. It is just an application. Lodha cleverly, and their legal advisers connived at it, turns the law of contract on its head. This should be challenged in a court of law. Meantime, boycott this unscrupulous, pathetic sucker. Let their projects rot and crumble.
that is true. If you withdraw application u should only lose token amount and not be bound to full amt like in a contract.

Why would someone want to buy a house worth crores of rupees and take tension. Better to stay in rent house in posh location for life.

Take a flat "worth 3.5 crores". Put a time value of money at a nominal 10% per annum. That's 35 lakhs per year. Stay in a posh apartment paying 1 lakh per month. You'll still have 23 lakhs to spend. That crappy flat has to appreciate by 23 lakhs every year for it to be a worthwhile investment. Think of this before blindly going and investing in real estate.
because most of these people have a lot of untaxed money or money earned through illegal means. its karma which is hitting back to them. they have looted poor people now big guy is looting them than someone will loot big guy. so the vicious cycle will continue until Indian remain filthy greedy, uneducated, morals-less etc.

Sir this all is done in most of the places and our citizens are not so educated and even many lawyer are not efficient in their work who all are appointed buy the proposed buyer of the flat and even if the buyer is advised not to sign this type of document even then the fall pray to builders as the are misguided by the attractive advertising and many do not appoint an advocate and merly sign the documents to save advocate fees as they feel why to waste money, I my have seen such instance and I even after receiving proper advise they turn their eyes away, and I very well understand you opinion but nothing can be done unless people become wise and start avoiding such one side agreement

Those sweet-talking sales representatives are the ones from whom we need to be more worried about. I paid an EOI of INR 18,000 under the clause that if I don't like the project later, I will get a complete refund within 30 to 45 days. It's more than a month now and no update. Sales representatives don't respond to emails/calls. NEVER trust Lodha.
Mr. Krishnaraj Rao is doing a very good job by alerting the fellow citizens and how to not to fall over the traps laid by Lodha.

If we reject to sign on the paperwork.... Then they simply say 'if you need flat then you must sign on them... Other wise leave'.
But how could we make better agreement if we really need that flat... They would not want to change their paperworks.... Is there any way to change it as if we won't want to agree some of the things stated in paperworks...

This is the real estate game and daylight extortion and goondaism prevailing now. Therefore applicant should be very cautious while entering into such dangerous grave yard situation. Sir, this idiotic phase is there across the country and in all States. Wherein goondas with coordinate police personnel and evict the residents without any warrants or giving time and throw families into street.

to all flat buyers please pay some money to lawyer to understand the loopholes of contract..it is worth spending 30-40 k when you are buying the property of high values.

Sir with your bird eye view and vision most of the middle class or NRIs are saved by not venturing this types of agreement or application forms. Every applicant is desirous of having a small house/flat during their life span or plan to do as an investment in the said property through their hard earned money but if they sign this application, as you rightly pointed out they will be signing their own death warrant and funny scenario is applicant himself is responsible for all the acts.
