I’m buying A Meritage home and close in July as the house is still being built. The integrity trait is true: From the sales person to the builder to their lender. The incentives are very helpful also. And yes they use spray foam and from the model home, it does seem quieter. I have a corner lot but my realtor was able to talk down the premium to get it cut in half as well. They strive to satisfy the customer. They also have different home packages, from spring series to signature series to premier series. Also, if you catch them at the right time, they will let you pick the interior package. But of course, if the house is already in process, they already have it picked out. So far, I am highly satisfied with them. Can’t wait to move in.
@@zakschmidt-DallasTXrealestate spring series, Olympic. The price for those are very good compared to similar sq ft for other builders across DFW. It’s great space for a family of 5 or less with the 4 bedrooms. The kids can enjoy the entire upstairs to themselves. Also, the rail of stairs at the entry make the entry way look grand (especially if you have some type of design on the opposite wall) compared to other 2 story models where it’s just a wall for the rail. And the outside front design is unique looking.
Yo! Zak! In process of buying a Meritage Home in Green Cove Springs, FL. Expected to close 9/12/24. The house is absolutely amazing and beautiful and for only $319k. In NE FL prices are going up and getting less but meritage is doing fantastic!
I’ll be having my closing for my first home this week. It’s built by Meritage and this video has me even more feeling good about the choice my wife and I made with which builder to go with. Excellent unbiased video as well!
@@zakschmidt-DallasTXrealestate Thank you! I am actually in Houston. The community is called Sierra Vista. Everything you pointed out with the video has been my experience so far, and we haven’t even moved in yet! Thanks again!
Yes, definitely We could look at eastridge or southridge. Eastridge is a little more expensive as they are Mckinney ISd. Southridge is Princeton ISD which drops the price some. There are a few other spots we could take a look at. send me an email at Hello@zakschmidt.com and lets find a time to chat through the details.
Thanks, Meritage vs Taylor, which one could be better! We booked Meritage, and later recently Taylor opened a new community! And we were confused to choose Meritage vs Taylor now. Meritage looks good but their bathroom have tiny shower, and ovel tub , which kills the presentation!!
I think they’re close. Meritage gets points on energy efficiency and closing costs but I agree on bathrooms. Taylor is bringing more and more communities to DFW it seems. I’d look at which is giving better incentives and in which neighborhood you want to be in.
I think that’s a good option in Denton county. Pricing for value with them is good. Also some really good incentives right now on their inventory If you want to set up a time to go out and look let me know. Happy to help. Shoot me an email at zak.schmidt@exprealty.com
Is the Meritage homes in Dallas Texas build quality for house better? I’ve heard there are so many complaints with them in other state. Im just curious how they compare here in Dallas? Im currently looking at Briarwood hills in Forney. Any insights about their build quality. Thanks. 😊
My experience with them in DFW has been good. Solid choice with good bones. as far as that community goes, I think it’s a good choice. They have a mix of brick and siding homes in there. I believe I would stick with the full brick. There’s also some other really good communities in Forney that might be worth taking a look at at a similar price. Send me an email at zak.schmidt@exprealty.com. Happy to help where I can
Thanks. Were offered an upgraded model of bricks and stones as a quick move in. Do you think their quick move in houses are decent or is it better to ask them to build a house for me so we can monitor the progress of their build at every stages? Thanks. We appreciate your valuable inputs. 😊
@@astleycl the quick move in vs the build is going to be the same quality. I would say honestly kind of comes down to personal preference and timeline. you’re probably gonna get a better deal on an inventory home because they want it to be closed and off the books. You also know what your interest rates gonna be now versus waiting the six months to build some thing there’s a lot of unknowns that go into that. Personally, I would say if it makes sense, take the inventory. But whichever direction you go, make sure you hire a third-party inspector before you close. And ask them to maximize your incentive money to help with your closing cost and interest rate buy down
Do you still believe Meritage Home is a good builder? I’ve heard good things about them especially with the energy efficiency and insulation. Great video btw!!
I do. I think they are a great first time home option. Good efficiency, good incentives I like them best in their sub 550 price point. Anything above that i think there are better options but as a first time buyer I would definetly look at them.
Overall I would say yes. Solid mid tier builder. Highly energy efficient. All my clients that have bought one have been satisfied. As with all builders it won’t be perfect and will be dependent on superintendent and crews in the community. And of course get it inspected before closing. Need some help in DFW? I would not take advice from someone who does videos to promote a builder. You can google reviews they are terrible for a reason. I bought one 6 months ago and regretting it already. I will give my detailed review with screenshots and video.
@@TuffHaeTuffI’m in theory process of buying a Meritage home property, and I just saw the reviews. They’re awful. The home I toured looks so beautiful, but something about this property/builder has fell off to me and I wasn’t sure why. Now I feel like I know. What was your experience with them?
