Howdy... I didn't make up the list 🤣 it's based upon statistics from the US Census Bureau and published in this article: www.bizjournals.com/dallas/subscriber-only/2024/03/22/north-texas-area-wealthiest-zip-codes.html
I suspect it’s because Westlake shares a zip code with other cities that bring down the median household income and home price. Viridian has its own zip code making the population small and median home values very high. 100% agree that Westlake alone blows the others away.
My Uncle used to have a ranch in Westlake. At one point it was the most expensive residential listing in the country! th-cam.com/video/Msjs96DC5qE/w-d-xo.htmlsi=XOf4LMaXXpHyC6E5 No one wanted to buy the entire property, so it was cut up into a bunch of “estate lots”. SMH. With that said, he used the metric “highest median income” to derive his numbers. Income though isn’t really wealth/riches/affluence. “The wealthiest” is typically a difficult metric, it isn’t something the IRS knows about until it’s realized. Also, most hedge fund managers won’t have their massive incomes counted either due to the earned interest tax credit. (I think anyway.) With that said, the wealthiest town in the DFW MSA is almost certainly Highland Park. Just a 1 mile drive down my street, and take a left on lakeside, and as long as you count the homes on both sides, (across the lake) you would be driving past at least 9 billionaires I know of. (Jerry jones, Andy Beal, Kyle Bass, Harlan Crow, Robert Rowling, & Kelsey Warren have a combined net worth of at least $40 billion. (This happens to be my daily 3 mile run.) There are also dozens of guys on that path that are in the $100mm+ range.
Danny, it’s not Dallas National, that’s actually in the hood, and it’s an amazing course. The one next to HPV is Dallas County Club… the course isn’t much to write home about though. (It’s nice, just tight.)
@@DannyB24 I just try to help where I can! Both are super exclusive and expensive, but Dallas National is geared more towards golfers, and DCC is more socially oriented.
It definitely gets humid, but not as bad as say Austin or Houston. Coming from Southern California, it took some getting used to that’s for sure!! Thanks for tuning in!
What about Frisco, & Rockwall area, but I am not a Real Estate Agent @ the same time, these r jus thoughts…I do kno for sure it’s a lot of Big Dawgs in Frisco….all n all, good video, keep doing ur thang bro
So random but at the 19 second mark actually Lawrenceville HS in NJ where my hubby went to school… Lovino Field House. 😂 My hubby was that is my school

How on earth did you leave out Westlake? It is more affluent than all of them. I can’t believe Viridian is even on the list.

Especially the Vaquero Club!!
Never get past the guard shacks
Honestly though it’s crazy how much money is spread out all over DFW
Definitely! Thanks for tuning in.
Spread out all through the northside, and they leave everyone south of 30 out
Dallas is huge, and growing everywhere
Yes it is!

Oops thanks for the clarification 🤣 ok now I’ll need to play both to see! Thanks for tuning in!

Super informative! Southlake is my fave!
Thanks! (And of course me too 🤣)
Having grown up there, no place compares. Would love to get back. Luckily my parents are still in town. Maybe my kiddo can be a 🐉 too.
Is it really humid in the summer in these five areas mentioned?
It definitely gets humid, but not as bad as say Austin or Houston. Coming from Southern California, it took some getting used to that’s for sure!! Thanks for tuning in!
Very hot, dont come here
Very hot, may want to look elsewhere if you’re coming from California..😄
Lived in Southlake all my life, its a love hate relationship with new people moving here
@@bradleyheidebrecht1341 as long as it’s the right kind of people moving here it’s ok 🤣
@@DannyB24 it’s partially politics, but mostly the quality of people has gone down. It went from being a farm town to Highland Park 2.0
@@DannyB24 But the Highland Park people are…. A bit much and soft
@@bradleyheidebrecht1341 yeah I can see that.
@@DannyB24woah right kind of people ? Wym 😅
Great video and info. Thanks
@@treviliahodge1433 glad you enjoyed it and thanks for tuning in!

Thank you!! 🙏 Those are great areas as well. This was based upon a list with data from the Dallas Business Journal.
Frisco? Prosper? Agreed
I thought Preston Hollow might make the list.
This was based on an article and stats in the Dallas Business Journal, but of course Preston Hollow is a very wealthy neighborhood.
Preston hollow is much wealthier
Preston Hollow is super rich. Mark Cuban has a mansion there.
Best content and really helpful
Thanks!
Westlake? Makes Southlake look poor
Very wealthy City as well I was actually surprised it didn’t make the list.
So random but at the 19 second mark actually Lawrenceville HS in NJ where my hubby went to school… Lovino Field House. 😂 My hubby was that is my school
I'm not sure what data you're using but its suspicious at best. However, all of these areas are nice.
The list and data is from the Dallas Business Journal in a recent article. Thanks for tuning in.
Highland Park, Median Household Incomf $180k, with Median Home Price $1.4 million. Makes sense.
Great video!!!
Thanks!
Viridian haha across from the dump next to all the strip clubs lol
Westlake would be on this list if it didn’t share zip codes with Keller, Southlake, etc
Correct. This was based on a list from the Dallas Business Journal.
Highland park gotta be 1
so this is where the sugar daddies are?! 📝
Not quite. 🤣
Cute vid
Thanks for tuning in!
Why did he say 2023 “World” champions Texas Rangers?
Bro, you are insane and wrong, i live in Highland Park, and southlake aint shit compared to HP
Bro, this ranking is based on a Dallas Business Journal article. I didn’t make it up. 🤣
