    My friends paid a hefty lot premium for private tree lined property (it was GORGEOUS) and then the builder tore all those trees down to put in another phase two years after they moved in 😬

    I used to work in HVAC for new construction. I hate it when the owner would be on site because they ask questions and want you to go over board. Builders usually be good by telling them that they shouldn't be talking to me and if there's a problem they should talk to him.

    Great info. My husband and I are considering a masterplan community in Houston and the amenities they promised 2 years ago (lagoon, lazy river, gym, playgrounds) have not been built. Its giving me pause because the HOA is 98/month but nothing to show foe it as of yet.

      I would definitely be asking questions. Ask the builder. Drive the neighborhood and ask people. And the real secret is see if you can get access to the neighborhood Facebook group. Those are gold. And fun reading material 🤣. But that might give you some insight

      OMG! YES! The community that I used to live in had a Facebook group for a while until the HOA asked it be shut down for an app to be used thru the management company. There was very little censoring within the app, but I preferred the Facebook group as it was ladies only and besides venting, we were safety focused.

    My girlfriend just purchased in a community with 4 builders, homes ranging from $400K to $900K, townhomes, single family & “luxury apartments”. She purchased a very nice $700K townhouse-across the street from the apartments. I thought ‘big mistake!’ There is NO WAY I would want my near million home across from apartments, even if they have a sign up that reads “Luxury”.

    I was hoping you could provide some advice. am looking at new developments in Elk Grove in Sacramento CA area (KB Homes). These homes have the Mello Roos tax. Do you think that is something to try to avoid or of concern given that it could go up every year? I am very curious about this. Thank you! 🙏

      Parks at wilson creek has a solid lineup of builders. Just recently had a client write a contract to build there. Excited to see it all come together. So i think i would give them the edge based on that. Would also consider hillstead or Latera depending on where you want to be budget wise. If you need help lets chat

    Is it typical for lenders to not offer a fixed interest rate when building a new construction? I was told they would have to re check my credit 60-30 days out before closing and then I would be able to get a fixed interest?

      Both custom builders I've spoken to in the past month have said this is the case - a pre-approval to kick things off, then the actual approval once the house is move-in ready.

    Never buy in an HOA. It does not matter how much the fee is. These people have more control over your property than you do. Buy your own land and hire a custom builder.

    Almost bought a Lennar home. Ended up emailing them telling them to keep our earnest deposit and that we were backing out. They have ghosted us for 2 weeks now, I thought we would need to sign something to get out of contract? Should I be worried?

      Maybe you should consult a real estate lawyer ASAP. Some communities give you 30 days to cancel without penalty. Under specific circumstances, a buyer can cancel for other reasons like job loss and medical emergencies that have impacted your or your partner life. Good luck

      I haven’t done anything with them in windsong particularly but I did a deep dive on some stuff that they have in mosaic and I think the quality is pretty good. So I would say I think it would be the same in that community as well.

      Depends on personal preference and how your home lays out. We personally went north/south. So both my front and back yard gets kinda equal sun. And makes it so I can use my backyard in the heat of the summer. Just think through how you will get sun and how you want to utilize your home.

      You need to read up on passive solar design for that. As a home heating strategy, passive solar depends on the sun shining in winter, which I've found to be extremely unreliable. But on the days in winter when the sun does actually shine, a house that is designed to let that sunlight deep into your house can really cheer you up.
      Also though, consider what times of day you're at home in winter, because glorious sunshine right through your house in the middle of the day while everyone's out of the house at work or school probably wasn't worth paying a premium for. Morning or afternoon sun might be more useful to you there, but then you'll want plans to keep excess sunlight out of your house in summer.
      A good designer can work with any lot orientation. Just don't take a design and turn it 90 degrees and expect it to still work, because unless it was designed for that, it probably won't.

      I would do a 2/1 Buy down at that point. Make it lower the first couple of years and then pay off when you hit the higher rate. Or take all of it towards closing costs so you come to the table with less money.

      I like them. I think they have some great floor plan options and usually good incentives, especially in their inventory. quality feels right. I like their larger kitchens in many of their plans, and they have updated their catelog in terms of design. More of a package selection which makes pricing straightforward but still gives tons of options within their plans.

      I would say anything that has that DR in front of it I would consider running far from. Or at least make sure you ask tons of questions and get a thorough third party inspection

      that is a new comuniity that is coming. Good selection of builders. Celina ISd. As far as amer legend goes I think they are going to be a solid choice. I think them and Perry are going to have the most customization options when it comes to building

    My neighborhood went from dead home builder killed by dr horton by a lawsuit to bigger nicer dr horton houses to cheaper express homes to duplexes! Dr horton is Americas builder but all over the place. The hoa has cameras by my house but who knows where they stream to. And our local police chief was generous enough to give us tornado sirens gotta say thanks where its necessary. The thing is your in dallas and im outside of austin and the landscape is exactly the same. 😁 edit to say these houses are really architecturally sound and this house has gone thru multiple storms!!

      Me and my family are looking at Dr Horton in the Orlando we heard a lot of things about the Horton builders how is your experience with dr Horton is the home worth it we are looking at the Hayden plan

      @@b.noble2124 its a really good barebones house probably one of the better builders imo. thing is, you are going to want to replace the flooring, paint the walls and fix it up a little then just regular maintenance. i personally find these houses incredibly depressing looking compared to older neighborhoods, its just the aesthetic but it messes with my head. lol. if i was you i would look for a place that feels like "home" cause these houses are soulless and mental health matters. atleast add personal touches. but yeah these houses will easily weather winds over 120+ mph in a storm no problem though. people who complain about these houses it is usually not structural issues but cosmetic ones. hope it helped
