Join us as we give you an overview of how Richmond is laid out and where each style of home will be located. We were in the Villages a couple weeks ago and it is amazing how much this has changed since the video. I believe they sold the first homes two weeks ago (according to one of the Villages sales agents). Hope all is well with you guys. Miss the videos as they were very informative.

I had a hard time finding your post today. I was afraid something had happened to you guys! At last I found it. My husband was born in Richmond, although he was raised in Gwynn’s Island. I’m from Norfolk. It’s interesting that the village of Richmond seems to have ties to our home state. We want to move to the Villages but it looks like we will have to postpone our dream for now. Thank you for your videos. They are very informative and I appreciate the specifics. Keep up the good work!

Are all the man made ponds and mini lakes kept safe and clean with filter pumps so the mosquitos don't invade the water ways and make people around them sick?

Do you know or could you see of any attempt for a west exit from Richmond to 301?
There will not be an exit to 301 from Richmond. There is a private home near Richmond that has a road going to the residence. I do not expect that will be connected to Richmond.
How can you find out the bond of an area in DeLuna (South) where none of the houses are up for sale yet?
Is there a public place where I can see exactly which models are going where? I am trying to buy a home from NY and I really like this Veranda area (North) and want to be prepared. I know sometimes you say there will be 5 of this model and 3 of this model, etc. Is there a place I can find this information. I know they know because they laid the foundations, but I don't know how to tell from that. Thank you for all your great help and I hope to get a chance to thank you in person, when I finally get a home.
Great video as usual I really enjoy your Drone footage. we will be there for our 2nd lifestyle visit in August. Do you have any predictions on when they will start building the 2 champ golf courses? We wood be interested in buying a lot on one of those.
I don't have a timeline on the construction of the new Championship courses, but they are clearing the land in that area. My guess is homes start south of Monarch Grove sometime at the end of the year. I would guess with the grass growing season in the warm months that maybe those courses would open in the fall of 2023.
I prefer having an adult pool with the postal station- the family pool should have been placed near the dog park- loud kids and barking dogs go better together!!!

That prediction is WAY out of my expertise. The only factor I would consider is that a much higher number of buyers in The Villages pay cash and do not get a mortgage. Time will tell. Thanks for watching!

Great video update! Thanks! We are coming for a Lifestyle visit in June and are very interested in those Veranda homes. How long is it to completion usually when they’re at the stage they’re at now? Also, where are the power lines in relation to that first Veranda section? Will they be visible from those homes? TIA!
Richmond does not have ANY power lines in the entire Village. I suspect.... guessing only! the Verandas north would be starting to go on the market in about 90-120 days from now. I think Verandas South will be a month or so behind that. Thanks for watching!

Question: Is the "bond" price included in the listing house prices? Or, is that billed annually by the CCD akin to property taxes?
The bond is NOT included in the house price. It is billed annually in the November property tax bill until it is paid off.
Will they let you finance the bond in with your home? Just curious.

If you use Citizens First Bank, which is affiliated with The Villages, you definitely can finance the bond.

Thanks Laura. Brenda's mom is still having up and down days. we are unsure of what the final outcome will be, but as I am sure you have noticed our video releases have been heavily impacted. we are spending as much time as possible with her during recovery.

Odd, they told me last week that lots are not yet for sale. Looks to close to the turnpike for me anyway 🙂
The Developer usually builds many spec homes before listing any lots for sale in a new Village. There are only a few lots sold in each Village. I estimate over 95% of the homes are spec homes.

Not exactly sure which building you are referring to. The buildings under construction on the other side of the Turnpike are homes in the Village of Deluna. Thanks for watching!

I heard some could be a storage facility, others car sales, agricultural, etc. Do you have any updated news on the Verandas that have started there? I am working with a salesman but he knows what I know from your videos and those of Wingnut. Thanks for any information you can give me. Hoping I can land one of the Verandas in Richmond North.
