Where are homes under $300,000?

  • Many of you have been asking where to find homes under $300,000 in The Villages. Typically most of those homes are Patio Villas or Cottage Homes. Come with us as we take a first look at where some of these type of homes are located in the new section of Hawkins. Most of these are not yet on the market but will soon be listed for sale.

    The Villages are so expensive compared to where we live in Missouri. Would love to sell my house and move but the only thing I could afford is the porta-potty outside of the house. Thanks for showing us around.

    In an Era where gas is $5, a Wendy's single is $6, and a pickup truck averages $80k....I'm not sure that you can expect $300k to buy anything more than a down payment on something half-way decent.

    So you buy a house in that area how much are the HOA fees per month do you get to read the rules and regulations book before purchasing a house..Taxes, and how far is that section from the Main Courtyard..Or are you going to have to drive 20 minutes to get to Main Street..So is this $300,000 Plus upgrades and by the time the house is complete are you up to more like $370,000..I had a house built in Melbourne Beach 2002 the house was $185,000 with pool and upgrades came out to $400,000 in 2003 when everything was complete...🤔

      There is no HOA in The Villages, but there is the amenity fee for access to pools, clubs, executive golf etc. that run approx $175 per month. The deed restrictions for each home is available online to see anytime prior to purchasing or if just investigating the villages.

    The wife and I went down in early December 2021 and looked at houses. We could have got a 3 bedroom, brand new, never lived home in for 303k.
    The same house now (2 and a half months later) is 410k. Can't do it anymore. The Villages is out for us.

    As a Florida Native, I know have far inland 100+ mile-an-hour Hurricane Winds and their accompanying Tornadoes can move.
    Seeing all these vinyl wood stick houses just scares 😱 the jesus out of me !!
    Storms are only getting stronger and I can assure you that Vinyl over Wood Frame is no match for Florida storms !!!

      My understanding is that all NEW residential construction whether Concrete or Vinyl is required to meet the Florida statewide building code that breaks down the hurricane wind ratings based on location in the state. I am pretty sure that is 130mph for our region. I could be wrong so check with your building official for your jurisdiction.

    So fun to see the progress at the courtyard villa section in Hawkins. We spent several hours watching (from a safe distance) the concrete walls being set while we were there in December. We watched from the corner of Alaura Ave & Turner Terrace. Can't wait to see those homes as they near completion. Thanks for the video! :)

    Great video!! In watching this video I couldn't help but think noting the many porta potties strategically placed between about every 2-3 home sites that there must be several people involved in just managing this one aspect of these huge TV construction sites. And just coordinating this one aspect of these construction sites boggles the mind of all that is involved in bringing it all to fruition. I would love to see a video of the day in the life of a TV construction worker starting from them leaving their home in the morning, their drive to work, where they go to get their daily assigment, etc. I can remember going on a behind the scenes tour on a cruise I took, and what it took to make a cruise happen from the trash department to the captain and his crew navigating the ship made a lasting impression in me. Thanks again for giving an up close behind the scenes glimpse which you both do a great job at!!

    I have been watching for a while now and the prices just keep going up practically daily! Don't forget if you buy one of the new ones, you will have a bond payment and HIGH taxes and if you buy a 1100 SF with a spouse - yikes - I heard someone who bought a 1500 home say they wished they would have bought a 2,000 sf house because it is just too small for the 2 of them.... You must have a great pension or have a lot of money to live here comfortably. It will be VERY difficult to buy a house and have enough money to pay for everything on SS and who wants to be house poor and have to work in retirement - then you can't do all the fun stuff there. If you can find a house in the 200's, it will have something wrong - either the location is undesirable, it needs a new roof and the roof will need to be newer or you will not be able to get insurance, or so many homes I have seen have water damage or they need a lot of updating. You could buy a mobile home under $200K, but then you have a mobile home and they are really old and way up north also.

      Yea. That’s what I was thinking. Too expensive to live there. We are married and retired and live in a 1500 sq ft. apt., and the space is just fine for us. We live in the southeast, 5 miles from the ocean. We paid in the very low 200’s for our condo, turn key. Carrying expenses are low. We are planning to do the lifestyle visit in 2 months to the Villages. What’s drawing us is the many activities, and we hear how friendly this place is. However, might be too expensive for us, these houses. And, not near the ocean. But, we’ll see what it’s all about.

      I don't know how much demand there is for Lyft and Uber. To be honest I have never used the service, so I may not be the best person to judge the need here. Thanks for watching!

    When I was down there in July I saw the homes with the carport. Yes they had a golf cart garage. They were $211,000 and I’ll love them. They were selling fast and they had no appliances.

      They are very nice. Just be sure you are ok with moving your car to get the golf cart out of the garage. That is not an issue for many people, but something to think about. The are very cute Villas!

      We do not have an HOA here in The Villages, but we do have an amenity fee. That is similar, but covers all the the access to recreation centers, pools, executive golf etc. I think I just saw an article where it was going up to $179 for homes sold this year. It then increases each year by the consumer price index..... usually a few dollar increase a year. The amenity fee is the same for villas or large designer homes. The fee is per household, not per person.

    Developer has a real housing assembly line going on here…..cha-ching. He bought all that land for a song…it’s in the middle of nowhere. Nice for a winter home in Florida instead of living in a high rise condo, especially if you can rent it out the remainder of the year. Very pricey for very basic “tract” homes, but buyers must be happy to pay many thousands for The Villages life style. Nice informative video. Enjoy your retirement!

      I think they will all be at least $350,000. Much more if they are on the larger size or have a view.

      The next phase of Deluna and The Village of Richmond will have some homes with a little more distance to the turnpike. I think Deluna should be starting any day and Richmond in a few months. The Village of Hammock at Fenney has homes for sale now that are far from the turnpike.

      yes they are next to the turnpike, but they are fairly wide so there will be homes on the far side with distance to the turnpike. If you are looking for a new construction Village that is no connected to the turnpike, Hammock at fenney is the only current option. The future Villages of Newell, Lake Denham, and Dabney will also follow the turnpike. There may eventually be some in the continuing the dream section heading toward Eastport in a couple of years.
