i'm not sure about the phone... you can usually buy land from 1-1,5 millions rubles for piece, but when it comes to prices by the meter the difference could be up to the 10 times.
i agree with you Dan. Demolish the house and rebuild from the ground up. Not only will it be more modern utilities, but it will be easier to keep clean.
I don't know the cost of lumber and building supplies in Russia but if it's anything like the US I would say it might be cheaper to fix up the old buildings. And you also won't have to deal with all the backbreaking work and expense of demolition.

The word you’re looking for “rural”. Your friend lives in a rule area, which is outside of city limits.. In America, we say they live out in the “country” Which is the same as they live in a rural area
If nothing else, you could use the class and the window frames for making what you call cold beds for vegetables to start growing in in the early spring!!
Maybe get two goats to clear the land & you get milk/cheese etc.. The land looks great, nice & fertile.. good for fruit trees & vegetables. Here in New Zealand it looks very much the same, we'd turn open side shipping containers connected side by side to make a home with glass where the doors were & we'd use ground screws for piles/footings.. rain water/waste tanks & go solar. Here in NZ that piece of land you'd be paying at least $200,000 - 300,000 nz

that is why that land is so cheap. Most probably it is for summer usage only. However on some dachas people prefer to live in a winter - so they combine together to hire a snow cleaner after each snow to clean the road. Goverment has no responsibility for dacha type of land and it makes it so cheap. Village land plot usually much expensive, because goverment has to build roads and all other infrastructure.

The word you’re looking for “rural”. Your friend lives in a rule area, which is outside of city limits.. In America, we say they live out in the “country” Which is the same as they live in a rural area

The land looks great, nice & fertile.. good for fruit trees & vegetables.
Here in New Zealand it looks very much the same, we'd turn open side shipping containers connected side by side to make a home with glass where the doors were & we'd use ground screws for piles/footings.. rain water/waste tanks & go solar.
Here in NZ that piece of land you'd be paying at least $200,000 - 300,000 nz

Congratulations to you friend!! That was hard to find, not surprising you got lost! We call that a “rural” area or maybe on the “outskirts of town” meaning at the end of the main town
Your friend has a lot of work ahead of him but at least he can plant some food this year and harvest some fruit👍🏼. He got good deals on the land, they will be worth a lot more eventually.

Who is responsible for tending the roads? I imagine it gets pretty difficult during the winter.
that is why that land is so cheap. Most probably it is for summer usage only. However on some dachas people prefer to live in a winter - so they combine together to hire a snow cleaner after each snow to clean the road.
Goverment has no responsibility for dacha type of land and it makes it so cheap.
Village land plot usually much expensive, because goverment has to build roads and all other infrastructure.

Much work to do. My problem would be where is the septic and is it contaminating the well water. With the earth movement that has occurred; pipes and encasement tanks could be damaged too. That is a very nice piece of property. It looks like he has enough brick buildings to tear down , pour a new foundation buy a bit of timber and build a brand new home with the materials from the tare downs..
I would have sold my phone to for property...Long ago my Husband (then) & I accumulated 8 homes that we rented out ..Mind you he was a carpenter and could build remodel & repair...that was long ago...I can't believe what your friend paid for his property...
I live way out in the Mtns....a couple of years ago I bought a brick house with 24 acres, well water, springs, Creek and a larger creek/river...I love the cool mountain breezes...As you were talking I was in my garden planting my tomatoes that I started from seed...
