    Ang ginawa ko bumili ako ng condo sa Marikina sakto lng ang price pero sobrang convenient along the road, malapit sa public and private hospital halos lhat ng needs nandun na at one ride going to work then nung nakaipon ako ulit I bought a small house sa Morong napapalibutan ng rice field at spacious ang lot kaya nagtanim ako ng kalamansi, kamatis etc.so kpag long weekend nakakapag harvest ako inuuwi ko s condo at kpag exhausted s work doon ako umuuwi kasi 2hrs away lng from my condo, ang saya lng kasi I can have both at mura lng yung house and lot na nabili ko, condo n lng binbayaran ko, I earn extra sa mga tanim ko, I also earn more sa condo coz I have more time for online jobs.

    First I got house and lot, but the travel going to work everyday is so much inconvenience and tiring, so i decided to get a condo which I can just walk to work everyday. It’s always depend on what purpose why you have that property and what advantages it would give to you, but the price of condo is really progressive ha, my 2nd condo I have it pre-selling and now the price in the market is almost double from the pre-selling price.

    you can actually have both. Buy a condo unit, after 5 years or so iparenta mo. Then buy a house and lot. this way yung nagastos mo before buying the condo is bumabalik na sayo.

    I've always thought that with a condo you only own the four walls of your house unlike a house and lot where you also own the land. That's the reason why I opted for a house and lot. I also grew up in noisy Manila so living in Antipolo now is such a bliss with its fresh cool air and quiet laidback lifestyle.

      ibur , condo owners own the space inside the four walls! Even if there is no mortgage, you will never own a condo outright! On the other hand, if mortgage free, you will own and control your own house! It’s up to you what maintenance you’d like to tackle! No one can ever kick you out of your own house! That is why we super value our ancestral homes!

    Investment go for condo as it appreciate higher and the rent is high than house and lot. I bought 10 condos in 10 years while working abroad. Now happily retired early (before 40) :)
    Dont wait to retire at 60.

    I have lived in condo units here and abroad. I feel that the disadvantages outweigh the advantages. I have learned my lesson. For myself and family, I would gladly choose to live in a house rather than a condo.

      I own a 2bedroom unit. Im renting it out for 6yrs and maliit lang ang income. Marami ding maintenance at magastos. Plus pataas ng pataas ang assoc dues. Ibebenta ko na sya below market value. Di sya tataas kasi lumuluma ang building. Sino bang bibili ng mahal na lumang condo eh andaming nagsusulputan na bago.. lupa talaga ang dapat nyong bilhin. Tumataas ang value.

    26 yrs on the making na ako dito sa abroad condo is more likely a studio flat lang dito.. for me useless ang condo sa pinas.. tama ang sabi dami disadvantages.. I prefer more a house and lot you can do what you want. Regardless sa disadvantage na sinabi. But if you are financially stable then take it both.

    One of the advantages in buying a condo is accessibility. Condos are located in prime locations within Metro Manila so you don't need to travel far to get to work and you can avoid the heavy traffic.

      Tama po. Kasi we own a house and lot in Laguna. 5k+/mo and malayo pa sa hiway tapos taguig area working asawa ko. Ung 6k/mo nya na allowance ay baon lang for pamasahe. Since 10yrs remaining nalang babayaran h&l in laguna and nagkaron pa issue sa tubig as in 2pm-10pm lang tubig namin, Kaya nag-isip na kami to buy a condo in manila. nakakuha na kami ng condo na low dp and 16k/mo thru pagibig. Case to case basis talaga ang pagbili ng condo ng isang pamilya. Kung kaya lang edi h&l kaso x4 ang presyo ng h&l sa manila. Sa condo ka tlga makakamura kahit iadd mo pa monthly condo dues. Based sa contract starting at 80pesos/sqm naman. Very transparent developer sa lahat ng clients nila. Hindi ka mabibigla sa fees kasi during 1st day na pagpunta mo sa showroom ieexplain na agad mga fees. Dec2024-1st quarter of 2025 ang turnover samin and inexplain din nanmay move in fees kaya makakapag-ipon ka pa aside s binabayaran mo na condo.

      @@maryj4876 Metrotowne under Phinma Properties po. Sila kasi yung only developer here sa south na walang issue sa title and walang hidden fees. Top 10 din sila ng Pagibig as partners and near villar city kasi. In the future magiging cbd na ang villar city 8kms away sa condo na nabili namin kaya we are vizualizing it will really appreciate and sa area na yun magwowork ang next generation. Tapos magkakaron pa ng biggest casino and UP Cavite.

    Currently living in the States but just purchased a condo in Quezon City as our second property. More like our vacation property. I would prefer a house and a lot, like what we have here in the US, but in our current situation, a condo in the Philippines makes more sense (at this time). Just the thought of managing a property overseas is already troubling; at least our condo unit will be secured while we're here. Given that we also have 2 kids, we don't even know if my wife and I are settling in the Philippines when we retire, or do we just split our time. Also, her side of the family is in Quezon City and own units in the same building, just make it very convenient. I would even throw a third option: renting. I think it's important to consider where you see yourself in the future as that will really help your decision making between a condo vs. house/lot. If undecided, then go rent first.

    I agree there is no right or wrong decision. Depends on the needs right now. And the three questions are perfect for you to evaluate or analyze the situation before making a decision. Ang sakin lang do not get a big condo just the right size to avoid paying higher dues. Do not get a mansion na mahirap imaintain when you are retired already. And lastly whatever you decide, you get because you want it and not because na ipapamana mo sa anak mo or ibebenta mo when the value goes up, unless you are a realtor or an investor who makes money or a living on selling property. You are buying for your usage and enjoyment now.

    Excellent points! I’m retired overseas, been there, done both. Land is the pride you owned. Utilities are still manageable in a house. Privacy is the best. I can play my favourite music loud & enjoy the instrumentals. Can entertain in my own private classy backyard.

    I lived in an apartment till I was 22 years, we only started renting a semi detached house last year 2019 and wow the convenience of having such a bigger space is great especially when we have guests and extended family over for lunch/dinner parties. It's my dream to have own a property and build a house for myself and another for my parents :')

    I really think that I'm a condo person. Since I don't plan to have a family and right now career is my priority, need to be near my workplace.
    Plus, ayoko talaga mag travel especially commute. Commuting in the Philippines is hell

    I prefer house and lot. I like to have a space because I like to be self sufficient. Plant many kinds of vegetables, fruits, berries, herbs. I don't like the thought of buying tomatoes or onions that you can plant them at your backyard. I am a Filipina married to American and that's what I do every year. Ngayon palang nag seedling na ako nang talong, sitaw, okra at iba pa to plant in Spring. Because of that I save money.

    I choose house and lot.... I built a lot of house and lot for rent (around 10) as an investment when I was working in Saudi. Mas maliit ang maintenance no big association dues. Mas maliit din ang investment kasi I build all the houses with our own people. Most of my houses are 2 storey 3-4 rooms while some are single storey 2 rooms. I also have houses inside subdivision.

    Assuming you are an end-user and NOT an investor here's my 2 cents of advice: If you're single and you're not planning to get married soon or you're newlyweds without children and you work in a business district ( eg : Ortigas, Makati etc ) and you want to save on gas or travel expense and avoid traffic it's better to RENT a condo than buy. If you're married with children it's better to own a house. I've worked in a real estate company before being a stockbroker and as for real estate investments, if you're investing for the long term buy land in a booming town outside of Manila but make sure it's not too far that you can't visit it at least twice a month.Good luck.

      Ayokong naka tied ako sa condo forever.
      I do have a house n lot outside manila
      Last five years ago ko na buy di naman ako nag regret. Much bigger and more space

      It depends on your current situation and how your prioritize it based on security, location, convenience, etc. Set your own categories and rank it. You can never have it all. Not all who bought condos are for investment. This is always the misconception of others and misleading marketing strategies of agents.

    Both, pag sa city ka talagang need condo lalo if sa city ka nagwowork tapos meron ka din bahay dapat sa province since medyo mura pa property sa province. Di pwedeng bahay ka sa province tapos for example bulacan tapos byabyahe ka araw araw papuntang work di na napaka hussle nun hehe.

    - if near retail outlets good for Rentals or ABNB
    - if near your office like walking distance , no stress fr traffic, no gas expenses , no need to buy a car
    - safe no need to hire security guards
    - you can leave your unit for longer period
    - ideal for young couple

    Condo is better especially for rental businesses especially for students which is near to their school/universities. You will not live in the condo but for rental or leasing services especially now our population is increasing so many students will go to school and so many professionals are working at the heart of the City. Of course, when you buy a condo that is prime location a walking distance only to school, supermarket, mall, church, workplace etc. your tenants will prefer this in order to save money and effort by going to their place. And the price for condo is appreciating especially now the studio unit’s price is 4M above compare to the price before 1M you can have your studio unit. Before you buy make sure, it is perpetual ownership, there is new law that there is no more 50 years. In other words, you can be able to transfer the title to your children and grandchildren. Before I buy my own condo, I attended seminar first to enlighten my mind. On the other hand, House and Lot is also good for family if you want settling down and especially you want more spaces and more pets. I guess to have condo and house and lot are good. I want both condo for business and house and lot for my privacy place. You earn income while you’re staying at home.

    Tip para di sumakit ulo sa busy na elevator, buy a unit on 2nd or 3rd flrs para pwede mo magamit ang stairs, mas mura pa at convenient. Ang magandang view sa upper floors usually sa umpisa lang masaya yan hehe

      I work as a property specialist. usually mas mahal po ang unit if near amenity area, mga prime units usually on the lower floors and highest floors. Usually the cheaper ones are on the mid-level. Find a low-density tower na konti lang and units per floor to avoid foot traffic sa condos :)

    Thank you for info. Tama depende sa need bawat tao. I owned both a condo and a house and lot. I love my house because its bigger. But i like my condo everytime I go to Manila. It has a big swimming pool, near SM cubao, 9th floor view of the city, good security and many more. Regarding investment, I prefer condominium. Mas mabilis tumaas ang value and higher demand because of the location.

    House and lot kasi yung halaga ng lote nag-a-appreciate in value, yung structure nagde-depreciate ang value. Hindi lahat ng condominium strict ang security. Ang water and electric bills sa condo units ay commercial rate lalo na yung association dues. Kaya kung balak mong paupahan, hindi tatagal yung renters.
    Forever kang nakatali doon sa developer.

      Silver Skai Condos, hands down, are good for investment. Wala akong nilalabas na pera sa pambayad ko sa bank financing ng condo ko. Self paying sya. Earns you money while you sleep. It gives me an income of 45k per month thru daily rentals. May sukli pa ako :) Ok din na starting home ang condo kasi di ka naman makakabili ng murang house and lot. Kung mura, nasa malayong lugar naman, outside metro manila. Pag nakabili ka na ng house and lot edi parentahan mo yung condo. Habang buhay mong pagkakakitaan yan. I plan to buy more condos as investment. :)

      Usually ang mga units namin hindi po talaga tinitirhan pero pina parent for example sa Pasay Area namin 26sqm - 45K to 50k monthly rent. 90 to 100 pesos per sqm.

    Kahit na low maintenance ang condos you still have to pay it monthly for the rest of your life. Samantalang ang sinasabing high maintenance ng House and lot di naman nasisira ang kuryente or gripo monthly.. mkapag tanim ka pa ng gulay sa likod bahay😁

      if you live in the metro at doon ang hanap buhay mo walang problema sa condo....we have condo and a lot in the province na papatayuan din ng bahay...and all.i can say is double na yung price ng unit namin at maraming nagkakandarapang foreigners to buy it kasi mura at malaki parin ang unit namin...at wala ng available unit sa developer na pinagkuhanan namin...

    I got 2 condos. Best decision so far. I like City living and I do not like house and lot. I got security, taga collect ng garbage, maintenance, parcel service and etc. Pagbaba groceries at bilihan ng pagkain.

    21 years old ako. Balak ko kapag nagkaroon ako ng work mag-invest agad sa business. Next sa mga properties. Mag-collect ng bahay or lots. Mas maganda Kung mag-invest dito ng both. Unahin Ang House and lot for long-term use and find someone who can be a bedspacers para kahit paano may income. Next invest sa Condo pero for paupahan. Kasi sa half ng rent pwede Kang mag-avail ng small apartment for that. After 25-50 years Ang life span ng condo Kaya temporary property lang sya. But having it is really a good business target for investment.

    Yung "what you need now?", kasi kung Pinas lang usapan, house and lot pa rin talaga.
    Kasi all those advantages of condos aren't really much need.
    Security Guards!? Kahit nga mayayaman, di basta kukuha ng guard.
    Swimming pools? Gyms? Kahit yung mga nasa condo di rin naman lagi yan ginagamit, pero binabayaran mo pa rin lagi.
    And maintenance... Unless palpak pagkakagawa ng bahay mo, there little to none ang maintenance. Usually electrical tsaka plumbing related lang ang maintenance mo.

    If you are financially capable to both of these then House and Lot is the right thing to buy. Why? Simple, because all things that a Condo can do is also doable by a House but not all things that a House can do is doable by a Condo. And most importantly, you have your own land property in a House which you can sell in the future or give it to your children.

    If you can afford to invest a property, condo or house and lot, it should be inside of a Central Business District. To avoid property bubbles. Avoid the place with a higher supply but few demand. :)
