Another Awesome, Awesome video! Great information. When I bought in Arizona several years ago at PebbleCreek I had a one year inspection. It was fine, but not as thorough as yours. And yes, some of the contractors that came out I was less than thrilled with. Like you, I value excellent customer service and excellent “technical” Service. Anyway, already saved the name of your TVE approved inspector. BTW, I am interviewing a real estate agent here Thursday in preparation for selling my house here. So excited! Cindy

We completed our design sessions last week and will begin working on finding an inspector this week for our May 21 closing. So fortuitous for us that you posted this video when you did. Hello Michael and Tiffany, I can't believe it's been a year already since you bought your home inTV, where did the time go? I have been here for 15 months and I was not here for closing and I moved here a month after closing so I had no walkthru because I bought my house sight un seen. Because of that I got D'ANGELO to do my one year inspection and was really impressed with 24 hours or less for the calls to fix things from the report and there wasn't a lot that had to be fixed!!!

We submitted issues throughout the year to the warranty department and they fixed them.

Would you recommend a home inspection on a new build - prior to closing? I've heard people highly recommend this. Did you use an outside inspector when you purchased your villa? In the lottery for a home tomorrow in WellPoint. Just getting things lined up. And your advise would be greatly appreciated. Thanks.
We did not get the house on Rawlins😢. Guess there were 30 clients vying for the same house.

I would have loved to see how they do the orange peel texture. We don't use textures up north. My grandfather taught my mother and me to do drywall repair. I do a great job but have no idea how to do those textures. That D'Angelo is so Rusty Nelson used too. He did a video why they were inspecting and I was very impressed with how thorough they were.
It's just a spray can... you can google "texture spray paint" or if you specifically want the orange peel texture, google "orange peel texture spray paint."

I would never close on any home, ever, without having an inspection done before I signed on the dotted line. No way in heck. People think because they're new they are pretty good to go. That is often not the case, and sometimes really critical.
Two questions
1. Where is the cabinet behind Tiffany from?
2. You bought your bed and mattress from Costco have you liked frame and the mattresses comfort level? Has it stayed supportive with no sagging. I’m thinking of purchasing it for a guest bedroom

Why do you need a one year inspection on your house? If anything needs to be done is it under warranty or do you need to pay for the repairs?

We’ve had a good experience (and pricing) with State Farm. We’re in Shady Brook.
I would recommend Florida Family Insurance through The Villages Insurance. Susan Bell Is my agent. She seems quite knowledgeable. I just purchased in Waters Edge as well. Best of luck to you and hopefully see you around!

We used D'Angelo inspections 7 yrs ago and highly recommend them. You picked the right home inspector.
The Villages sub contractors leave a little to be desired. Some good, some bad. The work is not always quality, they do bare minimum just to get rid of the ticket and say it's done. That's life owning a villages home. Do not expect a perfectly built home.
I'm guessing the contractor who put in the insulation was just short of materials, intended to come back to put that in, and forgot. But how did the original contractor who put in all of the drywall miss that there was no insulation in that spot? There's no way they didn't know. That would have stuck out like a sore thumb! I'm guessing they figured you'd never know!
The villages dropped the ball on this one missing insulation unbelievable they obviously did no pre drywall inspection glad things worked out for you
