A big improvement to urban assets would be allowing upgrades to go vertically, that way you just stack the floors until the capacity/height matches what you want.
Some of those bigger spacing between buildings you might want to think of making a plaza or two. A few food carts and some seating for people to sit outdoors for a while.

Let me know if this has been different for you, but I've found that unless a university, tech school, medical school are centrally located (residential areas on all sides) it tends to not reach peak capacity. I have a city with 440k population, 4 of 5 colleges are full to capacity. Those are all located in the middle of residential areas in my city while the other college that isn't at capacity is located on the outskirts of a residential area. The residential area will eventually overtake the college, I just haven't built all the way out beyond it yet. Also, I have 1 of 2 universities that is at capacity, it's located in the middle of a residential area. But my medical university, tech school and the other university that aren't surrounded by residential areas are only at about half capacity. I can't imagine there just aren't enough students to go to these educational institutions in a city with 440k. I even have bus, tram, and taxi set up for travel to these schools that are not at capacity. I have another city with a university, med school, tech school and 3 colleges, all at close to full capacity and that city only has about 140k population. Just saying, having your higher education institutions on the outskirts of your residential areas might not be a good idea.
I've 2 options for elementary schools, firstly you can move it to new mid-density area or you can move it to the top of the boulevard (not the middle). and of course so exciting for medical university and subway stations too.
two notes - the tram colouring is weird, but whenever you click on an individual carriage, that carriage's colour updates (at least in my experience) so you can force it if you wish. Also, although this really should be in the base game, if you boot in dev mode you can select "bypass validation" and be able to connect pedestrian pathways to the paths in parks, which may help you integrate them better with your custom parks, although the surfaces are strange if you do not use the surfaces mod, and if you do not disable this afterwards, you can seriously mess with placement of other things. However, i do not really know what your opinion is on modding.

Build a metro to outside of city /edge of map, spam schools there, use terrain to hide. Yeah, this game is shit. Great build, keep it up.
