I start real estate school next week so I’ve been watching a lot of videos while trying to choose the right brokerage and I’ll just be honest…..KW seems to have the most fees and the highest fees 😟
So as a new agent, I hear that most don’t do many sales in their first year. Do you still pay the $12,000 if you have no sales? I’m sorry I don’t quite understand. Thank you for this info!!
So you are correct. Like all other Companies, you pay a split with the Broker. Now, if you maximize your marketing and your pipeline of database, generally you can still cap pretty quickly. But yes, the split is paid. Unless you negotiate something with your team leader. For Example: No fees for 90 days. Lower split for the first 3 transactions. Etc. Hope that helps.
So everyone that comes to KW has an anniversary date. So if your date is January 1st, your cap resets then. For example, my anniversary is July 1st. I usually cap by October. That gives me 9 months of 100% commission. July 1st of the following year, I reset again. Hope this helps.
@@JohnTheRealtor the more I watch videos the more I lean toward KW as my place to work. No one has reached out to me as yet so I’m just going to call and set up a meeting
@Lizette Pecina Thank you for your question. Are you with someone else right now? You can leave a Brokerage anytime. To and from KW. Just depends on what you signed. I always recommend giving your office an exit interview. Just sitting down and letting them know you want to leave. That part is common courtesy. However you can leave an office anytime.
So what I didn’t quite understand was if you make no sales you still need to pay your cap? True or false? Thank you!
No. You only pay your commission splits if you have a sale. You do however pay for your tech fee monthly. This varies between offices.

Very true
So does it mean that every year your cap needs to be paid first so if your cap is 30k and on your anniversary it will reset and go back to 30k?
I just left exp to go to Keller Williams, I joined the ALC AND IM EXCITED TO TAKE MY REAL ESTATE GAME TO THE NEXT LEVEL!
Awesome!! Congrats to you. Much success. Reach out anytime if you have questions.
KW cap in Westchester NY IS 30k
Oh ok. Yes. There are some Market Centers that are higher. Especially on much higher priced areas.
Thank you!! This really helped me understand the fees!

@@JohnTheRealtor Ok, thank you so much for the information!
Keller William's sold me 74/36 but in reality it was 60/40
One kw office is giving me 64/36
Is the Cap payment per year? Or is it once and done?

Great video! Just curious, what is your actual office rent at your KW location?
Office rent varies between $75 - $250 based on individuals and teams, etc.
A lot cheaper than where I am. It's $200-300 per month. I just had my interview 2 days ago. Debating on an office.
I’m joining KW next month 😀
Great video!!
Cap here in Wisconsin is $24,000
Ours used to be $19,800 plus our Royalty. But the Company is changing. Many markets have lowered their cap dramatically.
what is your company cap? I was told of $27,000 cap which is outrageous. I rather join exp
Our cap is $9,000. The royalty is always $3,000. That’s a KW requirement. But it caps too.
KW Commission now up! Check it out!
Great info. Thanks. Straight shooter!
I wish I joined KW before I joined this other brokerage!
You can always switch. You are not bound by who you belong to. I would never tell someone to switch, but from what you’re saying, you can.

@Lizette Pecina Sounds good. No matter what area you're in, let me know when you're ready. I can help connect you.
