    My heart is bleeding for you...its the surge of Abnb which is driving up house prices on 2nd homes...stopping local residents from getting a first home...🏴󠁧󠁢󠁥󠁮󠁧󠁿

      It's got really bad in Kent. There are no houses to rent cause of people buying them up to rent as airbnbs

      80% of applications in Edinburgh are home shares, where the host AirBnBs a spare bedroom in their home.
      How does licencing this help the housing supply?

    It’s expensive enough to go to wee bony Scotland 🏴󠁧󠁢󠁳󠁣󠁴󠁿 in 2022 & now it’s going to be a joke/wallet rinse .
    My friend just got a return flight to Tenerife for around £20
    Scotlands 🏴󠁧󠁢󠁳󠁣󠁴󠁿 highs in summer is like Tenerife in fall/winter
    Where would you go?
    Scotland 🏴󠁧󠁢󠁳󠁣󠁴󠁿 £55 low cost hotel Tenerife £15-35 a night on low cost accommodation.
    Yah have mercy ✝️

    Maybe people can get a house in their local area now if the people with 2nd and 3rd homes renting them out have to pay maybe they can stop monopolising housing stock.

    I am an SNP loather but I agree with them on this, it is absolutely necessary, in many areas of Scotland, as in Cornwall and other parts of the UK, there is no way a local person earning a local wage can afford to buy a home where they live. These greedy, selfish people buy solely to make money, locals now can't even rent somewhere to live, it's a disgrace that needs to be addressed UK wide not just here in Scotland.

      Almost all if them heavily restrict new developments. Especially in holiday locations, such as sea side towns.

      so true here in swansea - wales its the same, house prices are absolutely ridiculous due to greedy homeowners

      @@RhidMorgan I'm in wales myself. Development of new housing in heavily restricted. Take Tenby on the coast. Very few builds. Barry same again. Builds not keeping up with population growth. Cardiff Penarth. Cowbridge. Etc. None keeping up with population. We need to allow developers to build.
      The issue isn't rentals. The issue is lack of supply.
      Unless you fix that. Prices will keep rocketing. And even if you restrict rentals, the rocketing prices of homes will mean landlords will take rentals off the market and just sit on empty homes knowing the value will still rise and then periodically sell one off.
      The lack of builds is the main problem.
      You go to the valleys. You can pick up a house for as little as 60 to 100k if you are decent with decorating. 60k mark, if not then you are looking around 100k.

    Tourism was huge before short-term lets and will continue to be huge after licensing. These whiners have invested everything at the end of the curve and now they are getting burnt are blaming it on sound legislation pushed by residents in communities that have been ruined by absent property investors who frankly have very little imagination but plenty of greed. Suck it up! This is what investing is.

    I love how in recent years people are blaming 2nd homes and air bnb for rising house prices.
    When in reality, rentals have a very small impact on the market. Given that there has always been rentals bought and sold for well over 100 years.
    If you want to point fingers then point it towards government.
    Artificially keeping interest rates low for every 1 percent drop in interest rates the housing market typically increases by 5 percent, normal rates on average is around 6 percent. Which translates into a 30 percent increase of the price of homes. Or 30k more for every 100k you want to spend
    ever increasing barriers for new housing developments, Decreasing supply. such as planning permission restrictions.
    Slashing of recent sales tax during covid causing a mini market boom.
    And finally, counter productive help to buy schemes that only Artificially increase demand, which then increases the prices, making the help to buy scheme redundant. Combined with limits on some schemes that restricts purchases to new builds only, meaning there are countless old builds that will never contribute to the supply of housing while people are under certain help to buy schemes, meaning new builds become over bought compared to the rest of the market. Meaning new builds will cost significantly more.
