- Hosting means you are running a small business - You wear multiple hats, consider you are the GM of a small, boutique hotel - Set up matters! - Anticipate guest needs but consider operational ease matters (maintenance) - Be prepared for bad apples - Effective & extensive house rules + party prevention technology in place. - Know how to screen your guests - Air B&B host short term rental is not the same as LTR - Turnovers, maintenance, guest involvement is all different. My wife and I are just getting started. I am a landlord (third generation) and my wife is experienced in hospitality. I plan on using my experience to handle the business side (bookings, repairs, renos, unsafe guests, finances, advertisement, supply & demand market changes and business relationships/networking) while my wife handles guest concerns/requests/complaints, room prep, cleanup and supplies. We have a strong network already. What is the single piece of advice that you'd give to some in the business district in our city close to the State House and other government buildings, law offices, courthouses etc.? I see a lot of advice regarding vacation rentals, but less on the business districts and AirBnB apartments versus entire buildings. Maybe this would make a decent video topic should anyone specialize in this type of area. Great video. Subscribed.

Can its a tri-level with the lower level having a family room bedroom ½ bath and lauder room. The mid level has a dining room and a very nice kitchen with 2 ovens and 5 eye stove. The upper has 3 bedrooms 2 big and 1 on the small side. The small has no door because it was used as an office but can easily be put on. All have sliding closets 2 of which are glass. The back yard is on big grass square with a retractable awning. I'm willing to go into a few thousand in debt to see if this will work. I'd gladly pay you for your insight as this will be my first Airbnb endeavor.
Absolutely you can do that. You can block whatever dates on the calendar that you like. If you do that, I would suggest Snoozing your listing during the blocked dates to preserve your search ranking in Airbnb.

I totally understand! Think about what you would want if you were traveling and then set up your place accordingly. Stage it nicely, get some great photos, make sure you have an awesome cleaner lined up (you can do it too)... and then go through the setup process on Airbnb. If you run into trouble, you should see an option to get assigned to a Superhost. If you click that then you should be connected with a superhost who can walk you through the process and get you to the point of hosting your first guest.

Always good to meet landlords if you are doing rental arbitrage. If they find out... and you haven't let them know... you're out on your rear. I don't do individual mentorship. I have larger group programs where I work with multiple hosts who want to succeed and take their businesses to the next level.
I have a question if you can take a second to answer. I run an Airbnb that is rented almost 100% of the time but the town is loaded with competition. How do i get less bookings at a higher price. Im having to rent rooms for about $40 a day because there are so many in this town. What can i do to either raise the price even at the cost of losing some days?
It's a supply and demand market. Too much supply outpacing demand. You could just try raising your price by 10% and see what that does. Depends on how far in advance you are booked 100%. You might be giving away rooms if you're booked too far in advance.
Id love to be a host and rent out my spare room. I find the majority of videos elsewhere are geared to people who buy entire houses or apartments solely for airbnb, i just eant to rent out a room
You can definitely rent out a room and a lot of the tips on my channel will apply for you as well. Just think what a guest will need in the room. Get a privacy lock for the door. Keep your entire place (that they might access) spic and span. Have a good set of House Rules (that you abide by as well!). One of the worst things is requesting that guests wash their dishes promptly and then you leave yours stacked in the sink. Fill out your Airbnb Profile with all of the bio bits... so guests can see if they will be a good fit in your space. If you are Heavy Metal and they are Classical... might not work.

Decor/style in the home will be, in my opinion, a big factor in the guest experience. You need to stand out in photos and make them stop scrolling on Airbnb. The style can have a lot of variables but whatever style furniture and decor you go with, make sure that it can be easily cleaned, and if it needs to be replaced you can do so quickly. When choosing style, think about who is the guest you are appealing to? For example, let's say it's families with young children, then your styling and decor should be washable or very easily cleaned, no breakable decor, you can go more playful with your overrall aesthetic, etc. Whatever you choose think how you can differentiate yourself from the competition. And when all else fails Pinterest has a ton of images you can emulate in your design. Hope that helps!

Trying to purchase a four piece property on the coast right now. Using one for primary residence

You can always try rental arbitrage or get into co-hosting - neither one of those requires hard cash.
