Liked your honest review! I had the same sentiment when I saw the floor plan for a 3 bedder in J’den to be close to 200sqft compared to other projects

U r spot on that the layout is relatively inefficient and especially stingy on bathrooms. Location wise, please note that JRL will not add value to J'den owners if they are not commuting to/fro NTU. On the other hand, JRL will only bring them more noise (train/station announcement) in the long run. Exiting strategy may not be as rosy: assume finding a buyer that is willing to +20% of $2.4kpsf 3-5 years later....I.e.buying a decaying lease property in Jurong at almost $3k psf, buyer better pray hard that SG/MY agree to restart HSR then

Hi Eric, not able to get an unit for Jden today. I have 1.3-1.5m budget for investment purpose, not for own stay. can you recommend other nice projects launched this year or should I just wait for next year new launches
Your budget is very healthy for resale 3br or 2br new launch in OCR 👍

Hi Eric, can explain how to derive the $500 psf difference in 10-12 years old vs. new? That's like nearly 25% of the psf price. Any thoughts on the Bala curve for leasehold property valuation?
You can use those 10 years old gap condos to compare, you will see it’s around $500psf. 6 years old gap $300psf 😊
I think this rule of thumb was good in the past when we had increased efficiency of floor plans over the years. However, newer condos have mostly become more efficient. I think the gap between new and old should be lower moving ahead.
but with "efficiency" they have also become much smaller and less practical. i'm just wondering if this $500 psf discount just means it's "undervalued" relative to the the new launch. per Bala curve the discount should be nearer to 10% rather than 25%... but that is theory and not the way the market is pricing it

@@sun41566 depends on location as well. Hot areas like old tiong bahru and jalan batu HDB totally not affected by bala's curve cos they sitting on super Prime land.

I am a owner of a 3 bedroom at Reflection. Should I sell it at a slight loss and buy another property or wait for the BTOs to come up for potential future appreciation
Sorry to hear that. I suggest to sell now and buy better ones. BTO buyers is at least 15-17 years later 😢

I also have a 2 bedroom unit in Marina bay residence that I bought almost 20 years ago as a foreigner when I just moved here and kept it as rental income. Should I sell that one as well or wait for the great waterfront development?
@@johnbush3725 both areas are bad as they attract foreigners more than local upgraders. Are you Singapore citizen now? Or married to a Singaporean?

It’s great that I found your channel, as I keep getting recommended CCR luxury condominiums, not aware that the appreciation is higher for landed/city fringe areas. However speaking from personal experience, I think there are exceptions like Riviere
@@johnbush3725 Best to get citizenship, this way you will save tons of ABSD money when you invest properties in Singapore. Once you got it, sell both and buy in better areas.

Furthermore, tennis court was part of the condo because due to our historical link with the British colony. As our land is limited, just to have a tennis court in a condo is under utilised and expensive. So, a multiple purpose court is the best choice. 👍👍👍
Anyway, even the space of the condo is getting smaller and smaller.... We are really living in a cage and soon will be the same as HK.... 🤦♀️😱😭
