Is Martin Modern a good or lousy buy if someone were to buy it at current resale prices?

Thanks for your reply. If it’s for own stay and sell after 10-15 years, does it still make some economic sense?
I have 2 condos bought during Covid. Right now they have appreciated by close to 50% from the price that i have bought, and increasing somemore. Very tempted to sell. But the problem is, if i sell, i cannot get that kind of margin anymore if i buy the new launches now. BTW, both are freehold. So i have no urgency to sell actually.
Congrats!! Upgrade bigger if possible to have higher appreciation 🙌🏼🙌🏼
@savvyericchiew Thanks for the suggestion Eric. Thought about this many years ago. Decided not to and started my own business. The returns are a whole lot more fulfilling than just "Upgrading". I have even found my purpose in life. Never looked back eversince.

@@chinchowpowpook I agree that doing business requires sacrifice. The key is getting your family to help you. My wife was a pillar of support in my 1st 5 yrs. Until the business hits stability with a good team to manage it, you will then have lots of time with family. Let me tell you this, the family time i have now is way better than when i was employed. Thats because im in comtrol. BTW, property investment is not passive. It requires good and timely management of the properties to get good tenants. It is a business in itself.
FH or Leasehold, ultimately everything comes to PSF as well as the location. if you can get a better location for FH for a slightly higher or same as the leasehold price. why not? everything is about value for money. we have a mindset that FH is always alot higher premium or need to hold for long term. but there are actually undervalue new launch FH that might have more potential compare to new launch leasehold..

Not everyone buy properties to flip. Nothing wrong if there is no resale. It may not mean no one buys. It could be no one is selling.

I read that many people went to buy Meyer Blue and Continuum after Emerald of Katong successful launch. Many fall into the freehold trap.

The Pullman MCST fee almost 1k a month, but does not include the service apartment / housekeeping fees they marketed. Those are +++$$$$ add on to the MCST fees. This is a wannabe Leedon Residences.

Hi Eric, what is the reason for having 3 different calculators for < $1m, $$1m-$1.5m and $1.5m to $3mil? Is it because DP are different for 3 category? Your DP formula is at 31%, 32% and 33% respectively. Thanks so much in advance

One Meyer is one of your choice for the worst buy, so another words Meyer mansion and Meyer blue definitely not the right choice
Trust me, I stayed at Meyer Road for 18 yrs lucky to get out with 90% profit because I bought cheap during the Asian financial crisis. Unfortunately the pearl of the east has been overwhelmed by the prata influx
Your review seems to skew towards the mindset of property speculation with focus on hit and run...only sure win folks here will be agents and lawyers lol. No harm for buyers to hold properties for long if they like what they bought lah

Interesting to watch your video. Agree with some of your views. Sold all leasehold properties. Old now,left with two fully paid FH properties for own stay and passing down to next generation. Exit from pty mkt.

Hi, i have got a question on the calculation spreadsheet. You have only considered the down payment in your calculation. Shouldn't we also consider the monthly mortgage (principle + Interest) as well.

It seems like joining the herd in OCR it’s the way to go, but don’t forget time is money, getting traffic jams on the CTE, PiEc TPE etc for 45 mins to & fro shaved 1.30 hrs away from your life daily

Depends on price which we don’t have it yet
The more people crowd to the same camp/ boat, the better to jump to the other side. My next upgrade will be the lists of condo to avoid mentioned here

Eric how do you derive the net total DP? u add in additional 6%/7%/8% on top of 25% DP for below $1m/1-1.5/1.5-3m buying price respectively. Appreciate your clarification thank you 🙏
Yes the difference in percentage is the stamp duty and also 3 years of progressive payment added
