Watching for a long time from Cincinnati. My friends moved to Wesley Chapel about 10 years ago. I visit the area a few times a year and have family in Palm Harbor too. I love Wesley Chapel because I can go to the beach or Disney. We do that a lot splitting my visits between those areas. Everything else you need is close by. Plus a lot of places to visit in all of Tampa Bay.

Sometimes I think youtube can read my mind because this video came up on my explore feed and I was just thinking about how if I move back to FL I would look more into the Tampa area lol.

From Seattle, been watching Redfin closely for about six months… We’ve been zeroing in on the area between Dunedin and Safety Harbor, which also seems to have a high sale rate. We are also keeping an eye on areas from East Lake Woodlands to Apollo Beach, and everywhere in between… but that “Countryside” area seems like it’ll be a great fit. We are taking a trip in early 2025 to check the areas out.

Countryside and East Lake area good for more suburban homes, Dunedin more of small town main street vibe

Hey Juan! Thanks for the info, and very much appreciated! I know I've been wanting to live in the Tampa area for years now. Specifically Wesley Chapel area. Unfortunately, when I finally achieved the income level to actually afford a move in ready house, with a two car garage on my own income, that was just when all the prices were shooting up and homes were selling in 1 to 3 days.
I mention that because I was wondering if it would be possible for to do a video on where someone could purchase property that is $200,000s and lower? I understand that the properties more than likely would not be ideal, would be fixer uppers, but there are folks out there who are single with no kids, and only have one income that might be willing to take the risk of living in an area with a school system that isn't the greatest. Plus, the average annual wage in the United States in 2023 was $65,470, according to the US Bureau of Labor Statistics (BLS). Not sure what it is now.
I understand that there are more dual income families who are able to afford $350,000+ and able to get approved for such, but there is a population of singles who only have one income, and only able to get approved for loans that are in the $200,000s, with no debt and a higher credit score.
Otherwise, is it possible to do some videos from time to time on places to rent (apparments)? These could be future client's later on, they might just want to rent an apartment for a year to get the feel of the area first, or just don't have a choice at the moment.
Either way, very much enjoy your content if you're able to or not! I'm still working my way to move out that way, but my issue is finding Federal Government jobs that are hiring within the Tampa Bay area. Now if you're able to help with that, that would be amazing, lol!

I live close to Odessa. Too much commercial construction and apartments on SR 54 are ruining it.

We live in Westchase/Citrus Park area, but I would like to move to more a rural area where I can have a larger property not in a HOA. I am contemplating Ocala, but I would appreciate suggestions.

Nice video! My wife and I love Starkey Ranch and are trying to save up to buy next year. Also Bexley and Asturia are nice too.
I'm curious since the NAR ruling if you're still seeing sellers covering buyers agent's commission most of the time or does the buyer now typically have to pay the commission to their agent? Just trying to get an idea of what to budget for when we buy. Thanks!

Good choice! We've been able to negotiate our compensation on a majority of our client’s purchases.

Wesley Chapel to downtown Tampa, 30-45 minutes? I don't see that happening on a work day commute.
