    Hi Eric, dropped in for a curious look. LTV would be 55% if loan to age75 right? If LTV 75% then they'd have to loan until age65 which would skew the monthly cashflow equation. Input of interest rate 2% floating may also need to be revised upwards?

      Anyway, yes you are right 55% for age 75 and 75% for age 65 but I can do 75% for age 75 🥳

      @@savvyericchiew it is borrowing 75% until you are 65, then refinance and extend the tenure to 75? So you must choose a bank without any lock in period, and when the mortgage starts, u refinance?

    Eric why do we have to pay close to $10k for your consultation as compared to paying 2% commission to the agent as a seller and they agent will give us consultation anyway during the transaction?

      My personal story here as 1-1, I just sold 1 condo with a profit of $350k in 4years.. really go for it! His advice is unbiased, help u be huat!

      Private profit faster in 3 years. BTO in 8-9 years.
      Depends how much funds you have. BTO is a very good stepping stone if funds is not sufficient for condo

      Now bto is expensive already. Good location is easily 500k

    Hi Eric, in your calculations, seems TDSR wasn't factored in, they can't borrow so much based on their salaries

      @@lzxlzxlzx3260 Max loan means your Downpayment is lesser. Most ppl can’t buy without having max loan. If can’t buy, don’t even need to think about the future problems 😅.
      Can consider good layouts like dual key units to get rental to pay lesser instalment 👍

      In theory, cash Downpayment.
      Realistically, most need cash for the 2nd property so they use more cpf on 1st property

    Eric is it okay to not have money in cpf as a business owner or shld put it mnthly for future property investments. Loan wise will it be a hassle without cpf?

      Should never put money in CPF OA since you are self-employed. Loan will not be affected. Remember to save up your cash!

      Always retain flexibility. Dont lock up ur money. When sell ppty, ur profits need to top up cpf and accrued int.. so u get less profits in cash

      $9.9k for Eric’s one to one consultations.. unlimited sessions..he will never chase you to buy..he’s v patient to give me an apprehensive list .. don’t have to pay him any agent fees. You still need a selling agent if need to sell existing property. I will not be able to buy my condo without his advice .. It’s the best money I paid.

    Just continue to stay current condo la, decoupling and buy another investment property la. I believe theirs current condo should be fully paid.
