    Thank you very much for the pointers, I am grateful for the advice as I contemplate building a semi-retirement home in the near future. You couldn’t have been more honest and straight to the point so I hope your content reach people far and wide. My question is during your project did you acquired any building materials here in the States and ship them to Guyana and if you or contemplated doing what was that experience like. And last one, did you feel the finishing materials were of good quality in Guyana like you can fined here in the US. Thank you very much in advance.       Thank you for your comment. The only material I purchased were a garage door made to specs., lights and kitchen faucet. You will be pleased to note those items are now available in country buy at a steep price. The materials here are of equal quality, the woods of course better quality. So very little was outsourced. I was pleased and continue to see the vendors and suppliers improving their inventory.

      Contact www.chpa.gov.gy to submit application to purchase land available. They can inform you o the location of available government land. Private sales require more research

    Concise, informative, relevant and the list of adjectives to describe your video could continue. I would like to thank you immensely for sharing your experience. I am also considering constructing a home in Guyana, some of the idea you shared such as using sub- contractors is exactly what I have in mind.
    I recently tried getting information about a storage container and on site security but no one offered a through explanation like you did.

      While this platform does not offer or share contractor information, I can suggest methods of selecting the best person for the project. Firstly, friends and family references, also contact industry giants, or visit development sites and seek out other residents building on your street, or area. Visit housing developments and speak with the sales manager,and or project manager on site. :) good luck and thank you once again for your interest.

    What is the process of first getting a house lot.?

      Good question. If you are buying private lots then you can secure them at will based on where you wish to live. However if you are seeking house lots through the govt CHPA agency you will be required to apply online. Provide the necessary documents on request. There is no fee for the application. The wait time is long and the current backlog severe. The current administration has a goal of providing 50,000 house lots as per their mandate. You could be one of the lucky ones.       @@e-zfloorservice1172 no problem. The process can take from 9 months to 2 years. Depending on weather conditions, availability of materials and reliability of contractors. My own project took 2 years from turning of sod to move in. Every case is different. Good luck. Thank you for your question.

      Process here is slightly different to what you are used to. You prepare a plan of your proposed home. This is for approval by the Neighborhood Democratic Council. This authority sanctions buildings, so to answer your question, it would be the local NDC. Once approved then you secure financing to build, if needed. Hope that was helpful.

      Mr Nurse thank you for your question. The process is online check out www.chpa.gov.gy. it will give you the overview and the Application . Complete the application to apply for land. For this you will need your National ID card, and your Tax Identification number, referred to as the TIN. There is no fee to apply for land. The current wait time for approval is 2 or more years. There is a tremendous backlog to clear. Good luck. Once approved you will receive a letter mailed to your Guyana address, then you go into the office and pay the required deposit. Deposits depend of course, on location and land area. Check out my other videos on Required Documentation and Construction for further information.

    Did you have to get architectural plans and if so does it have to be an architect in Guyana?

      Great question. Yes that is required to facilitate approval at the NDC aka neighborhood democratic council. This authority reviews and approves your building structure plan. A stamp is affixed after which you can commence building. You can use any architect, however approval is in their hands. Good luck. Stop back with anymore questions. Also please share.😊👌

    Hey There...Look at You , seasoned builder. Yes, I gave up on building 3 homes because the One contractor took the money, did not complete the project and did not pay the workers. I am left after 3 times trying to build, without a home of my own. i am going again, by the Mercy of God. prayers. One thing to mention.....you have to make a toilet of sorts while work is done. Workers will urine in your cement and do what they have to do , wherever they can. building in Parfait in the next 6 months. Will let you know how it goes. God Bless

      Good day in my experience, the contractors over budget so that they don't run out of materials and have to go back. But often your thoughts do occur, I'm afraid.

      Unfortunately I am not able to do so but can offer you guidelines on how to do so. For example personal referrals, visit building sites meet with workers there, view other model homes of building developments and speak with their representatives and residents. It can be challenging but worth the due diligence.

      Good morning valid question. Similarly as in the US people install Ring on their doors, or alarms within their homes, it's a measure you use to safeguard and protect what's important to you.

    Why would anyone want to retired back to Guyana without any money. You mentioned borrowing money from the bank. I would suggest anyone wanted to retire back home to Guyana make sure you do your research properly. Most of the Guyanese that I know who would like to retired back to a warmer country normally go to places like Honduras, Belize, Panama, Costa Rico, Aruba, and so on. Most American and Canadians citizens usually retire in Mexico. I left Guyana when I was 15 years. I started travelling when my two boys were very young, but mostly to the different states in the USA. When they were in High School my husband I travelled extensively all over the world. When we reached in our forthy’s , we bought a house in Anguilla to partially Winter there. When we retired we kept on travelling and visited many Countries. Now we are in our late sixties and our health is not like when we were younger so when my eldest son got married I gave him the house in Anguilla for his wedding gift and built another in Punta Mita in Mexico. The reason for this was we live in Canada where we get free medical care and free medication, massages, physical therapy etc through the companies that we worked. Also I have severed Chronic Asthma and the air on the planes are circulated air and minimal oxygen so I wanted somewhere that we could fly 3-4 hrs and had temperatures of 20F-26F. Where I live in Canada the weather is very, very hot and humid in the summer time and the Winter doesn’t bother me, but the dampness does on my Arthritis. So we Winter in Mexico for six months and we might visit different Provinces or places in the Summertime. I told you all of this because like my friends we all had hoped of retiring in Guyana, but hospitalization is very poor in Guyana. The crime is so bad, you must have transportation to take you around. Air condition is a necessity as well as hydro and hot water. We got so spoiled with all the modern things in life that when you leave at such a young age not even your children wants to visit the Country their parents were born. I still remembered my elementary and part of my high school years in Guyana. I visited three times but couldn’t find myself hotting water to have a shower or no electrical power and most of all the pick pocketers. I wish you all the best in your new journey and quest on your retirement. You will survived by the grace of God.

      Ms Viera thanks for stopping by. The homes these days do have hot running water as well as air conditioning ☺️. Modern conveniences abound as Guyana strives to keep up with technology.
