    Thank you for yet another informative piece. In the US, you can own a property on average, 30-45 days. How soon will depend on your credit and down payment and how fast you can provide proof of income, and the closing company.
    Business plan is what I think you’re looking for and perhaps Pre Construction sales monies for the different Phases is what will be needed for your investment.
    Lastly, you can also purchase from sellers who advertise in the newspapers rather than through a Real Estate Agency and seek out a lawyer.

    The minister “Mr Winston Jordan” is telling the world and Caribbean that Guyana got big, big land. And that Guyana has enough land to accommodated everybody.
    So, why are Guyanese, still on the waiting list for land, 20 years and more. Why don’t the Government just sell a plot of land for $100,000 Gd to every Guyanese that desire to build a home for their family. Guyana does have enough land to do that.

    In America when you buy land you can go through a real estate agent or you can go to a tax sale. A tax sale means you purchase the land for what ever is owed on the land plus what ever it costs to do the paperwork. This is how it's done in Florida, I'm not sure how it's done in other states.

    • @RaphaelNation
      @RaphaelNation  5 ปีที่แล้ว +1

      There is no tax sale of Land in Guyana. Property seized by the Government is auctioned to the public. But land is not usually seized and auctioned. It goes back to the government.

    Hi Raphael. I appreciate and enjoy very much your explanation and wide range knowledge on all the subjects presented so far. I trust that the information presented can be taken as genuine and trustworthy. However, I have two questions:
    1. The Bartica video showed the beach area where the regatta is held every year. The view is so pretty and peaceful but my attention quickly moved from the beautiful scenery and was focused on how much garbage is strewn along these "beach" areas (including the coast line along Pegasus). Why is this not a concern for city authorities?
    2. Can you explain how the diaspora will benefit from the oil money?
    Thank you.
    Elizabeth

    • @RaphaelNation
      @RaphaelNation  5 ปีที่แล้ว +2

      The city does not have money for cleaning and garbage pickup. Hopefully that will change when oil starts to flow and royalty payments begin. The diaspora must return to invest and participate in the growth of the economy in order to benefit from the oil money. Foreign companies are flocking to Georgetown to take up contracts and subcontracts in the oil industry. Everting from food service to housing and hospitality needs investment to cater for demand from the flood of expats. The diaspora can benefit only if they return to fill this demand for goods and services.

    Why do people bring to Guyana flashy cars that can't be serviced there in Guyana? There is no Land Rover, Audi, BMW, Lexus, infinity, or Porsche dealership there. So why bring it and draw so much attention to yourself? Cars like that I feel should stay in America. And just drive a basic car that has air conditioning that can be fixed by a dealership there.

      People have the freedom to import any vehicle and the right to drive what ever they want. The maintenance and repair of unreliable European cars is their own responsibility. But with the presence of these vehicles comes the demand for services which should create jobs for parts dealers and mechanics. And creating jobs is good for Guyana.
