    Hi Alan, how about landed property in Orchard Road area (e.g., One Tree Hill area) - is that worth buying or bye bye too?? What is a good PSF?

      This is one of the most expensive landed in term of psf becos of it's superior location. I don't have that right psf for u. Simply becos all landed are differ. Best u check with your agent before offering.

      Are u buying for your own stay or for investment? what types are u looking at? a lot of sellers selling. u can try to lowball ball see if can get something below $1900psf...that will set the trend downwards.

    if FEO own FH land but sell it as LH, future owners have low chance of enbloc or exit when lease hit 60Y mark.

      Agreed. The reversionary land belong to the original owner. Same as spring Grove.

      @@alanweeproperty How about reflections? That aside there are some CCR properties that make good profits like Martin modern, so it's about the entry price and less of LH and FH.
      Besides OUE twin peak are st Thomas suites and 8@st Thomas both FH but prices still trended down like OUE from 3k psf.

      @@PPI317 i only find reflections a little cold. driving to the last block makes me giddy. ya. it also depend on entry prices n when u TOP. MM TOP just nice. it catches the enbloc n hot foreign money....

      @@alanweeproperty for reflections is it LH sitting on FH land too? I heard keppel land bought it FH, don't think it's a GLS.
      Buy 99 on FH land very risky, at least for GLS LH next time pte developer can come in to enbloc and topup lease to 99 again helping one to exit.

      @@PPI317 I don't know. Only do searches then can know.but likely is 99 years back to state becos it's used to be shipyard used by keppel.
