      Probably TEXAS!
      There's no personal income tax in Texas or Florida. But Texas makes it up by having a property tax 2 to 3 times as high as California! And they have an excise tax on revenue for corporations that go over $1,180,000 in revenue, which for a corporation is pretty much income since corporations are usually taxed on PROFITS (after expenses) not income.

    In May 2019 this apartment after conversion to us dollars was worth $250,000 us dollars. As of March 1, 2021 $1.00 us dollar is worth 7.29 turkish lira. Now 1,350,000 divided by 7.29 = 185,185.18 us dollars. Huge inflation.

    I'm currently in IST. Big increase in Iranian and Arab(GCC) both as tourists and foreign investors.
    Most countries in the region don't offer citizenship. Actually met an Iranian selling his apartments in overpriced UAE to get citizenship by investment here.

      OK but im Sure you dont want to live in those districts . These are catastrophal poor areas.
      But good Locations are more expensive than in the UAE. You can Buy an Apartment For 600K in Burj Khalifa but you cant Buy Something Like this in Bebek , Nisantasi etc.

      @@Ali-xq5lv well Üsküdar is one of the best places to live in Anatolian part of the istanbul and you can buy a 3+1 120m² apartment for 550-850k Turkish lira which is about 55-85k euros i lived there for 5 years and it's pretty secure and liveable

    I find İstanbul to be a great city in terms of amenities and availability of goods and services but it is very crowded and stressful for long term living in my opinion. Great investment opportunities there but I find very good value and quality of life on the coast.

      Agreed. Izmir / Cesme (on the Aegean Sea), and I also recommend Antalya on the southern coast along the Mediterranean.

    Andrew, I love your channel and I really like this concept; although I have a few words.
    I'm a Turkish citizen and I would strongly advise against investing in Turkey right now. Sure, real estate might have gained value thanks to all the foreign money coming in for the last few years; but the economic crisis is just around the corner. If you are a smart investor you should know that you can't go against the tide. Turkey's economy is based on construction projects that were fueled by the government. They continuously sold and disassembled every single value that the people of this country built over the years without building a single source of new income or investing in any technology. Turkey used to be one of the few countries which didn't need to import any food to feed its people for decades; now we're importing onions, potatoes and meat. When the construction sector finally collapses, it's gonna bring down every sector along with it. People already have trouble finding jobs at the moment and this is just the beginning. Our central bank doesn't have any USD reserves left. They are just trying to stabilize the value of TL by throwing everything they have at the fire, which will run out in a few months.
    This is not the worst part. If you're a clever investor and not a gambler, you should know the country you invest in must have laws and those laws must be enforced. Law in Turkey is just for the people in power, anybody who goes against them ends in jail. Turkey is not a state of democracy anymore. There's a strong possibility that any investment you make in Turkey can be unlawfully seized at any moment for a stupid reason like "You're aiding the FETO terrorists". Do your research about the state of the country before investing anywhere, just asking the real estate agent won't get you very far.

    Cihangir is a great neighborhood with loads to see and do but it is not for families! In Turkey, it's best to buy because having more than one child may deter landlords from renting to you. Turkey is now investor friendly now but remember laws change suddenly or addendums to laws suddenly come into force that may contradict your investment yield regimen.

    On the question of military service, there's no special category for citizenship by investment. But men aged 22 and above at the time of acquiring Turkish citizenship are exempt from conscription.

    If you are ever in Istanbul again the Turks are known for many products, but I would sell many Turkish leather items. Some of the best quality leather products in the world. Petek 1855, Tergan, etc Nice leather jackets at Golden Horn leather and a little known tidbit about US style leather flight jackets, A1, G1, G2 styles etc is that the USAF in Incirlik did spawn Pops Leather which makes those styles and more.

    Saying the Lyra is a bit volatile is like saying Siberia is a bit cold! ;) Throw in someone who knows nothing about monitary policy and threatens to expel the ambassadors of major trading and econcomic partners, and well, you have a 10.50 Lyra to Swiss Franc exchange. That said, I agree that a property in Istanbul is a sound investment. As was properly pointed out, even though the price in Lyra is skyrocketing, the actual price in foreign currency is actually fairly stable/appreciating. Interesting that the neighbor issue was brought up. In Turkey everyone needs to know everyone elses business and while usually they use it to try to help out from their hearts, they sometimes overstep their bounds. I have neighbors now that are complainging about my renovation but legally there isn't anything wrong so I tend to just ignore it....that is my constructor does! Today the big challenge for new construction and renovation is the cost of materials. That almost by itself has made previously completed projects very lucrative. Anyway nice video and info.

    I am a Native New Yorker and Latina. Iwould take the citizin by investment offer because New York is so expensive and when i retire i want my money to go farher. i also want the medical benefits as Medicare in America is expensive for retirees.

      This is not a real investment property, running through the numbers would not give a nice result. $225K for buying a small old apartment in Istambul? That is absolutely crazy and could make sense only as a quick way to buy into citizenship

    You should buy and rent it out, with payment by Bitcoin. Bitcoin will be far more stable than the Turkish Lira and Bitcoin has broad support in the country.

    Istanbul and other Turkish coastline cities are big No Gone zone if you look at the places geologically and in context of time: Those cities are going to be victim to a lot of upcoming earthquakes.

    As a person not following affairs in that region, I did some catching up research and I think there needs to be soul searching at this time to invest in Turkey, much less get Turkish papers. The Erdogan government is doing questionable things in its foreign affairs. Similar things that make Nomad Capitalist Americans want to dis-associate themselves from Uncle Sam, or Hong Kong people not want to invest in China. One might say, "treated best" but you should also "feel best". I feel sorry for the Turkish people, they deserve better.

    I really like the topic of this video as well the questions are very useful. I might use those questions for if I look at properties outside of Europe.
    I mean you really want to look at your income and expenses in a specific country and see the differences there with other countries. You want to get a good picture of not only the property but as well you want to look at the value in history, present and have future expectations. Thank you for this video.

    Need more information what do you think about the program which route is better bank $ deposit real estate or deposit in Turkish Lira New project which area or only stab Lish residency permit by buying $20,000 apartment because their requirement are not too much as compared to MM2H or Thailand residency also there is no residency program comparison to any other residency program as turkey

    Excellent video Andrew, very informative and precise for those looking to invest or live in istanbul. I'm a Turkish and American citizen living in the US, but I will be moving back this year. The property that I am in the process of purchasing is on the Asian side and located in the town of Bostanci. Bostanci is a town of Kadikoy which I am from originally.     i think it's a best bet to consider Turkish citizenship as an option for now. It might not be a valuable passport ( due to no VOA in schenegan zone), But Turkey is a real country with it's strong underlying economy. I think if it could have a political stability, it is going to be a better option in this price, where you own the real estate. Could sell it, if you could find a buyer or atleast own something you could live in, unlike the donation based programs. Loved how you were touching the base in this interview. cheers!

    Turkey is a good choice for Eastern Europe. I would put Turkey just behind Poland, and Hungary. Definitely a nice place to live.

    Not the most amazing area, Nisantasi, Levent and Etiler is the place to buy. The first TL I bought was at 8000. I bought an apartment after the big earthquake in Nisantasi for 65,000 usd and went up to 400.000 usd, the timing to buy is important.

    I was in Istanbul for a few months a week after the Coup attempt a few years back and had been considering purchasing at that time. Because of the uncertainty, I choose to not invest.
    The Lira has depreciated significantly since then, and from a currency standpoint, It seems like a reasonable time to get in the market.
    This property, in particular, looks great. I contacted the realtor Keith and am waiting for his reply. I think the key for me will be to find a short term rental friendly building to use the property when I choose and earn a rental ROI. Andrew, how did you like the layout of that property? Seemed like space was not used optimally?
