That house is partially shaded, which reduces the amount of UV exposure and weather beating on the shingles so they will last a lot longer than 30 years. That roof had nothing at all wrong with it and that was the point of the exercise. You can tell when your roof is bad by looking at the underside of the deck and look for large fresh water stains after recent rainfall, wood rot that is wet wood rot and not dry rot from age, and stuff like that.

A2Kaid There is no other option. If you're going to start tearing into and replacing parts of a roof, you need to redo the whole thing. To only do part of it is against proper business practices. As there may be a leak caused by the previous work that the new contractor will be held accountable for, therefore most contractors either redo it all to their standards, or don't touch it. But you don't have to get on a roof to tell if it needs fixed. If there isn't a leak, and it doesn't look damaged or old, then it's fine. As someone who works on roofs, i can assure you of that. It's only when there's a leak or they're replacing it for sure that they have to get up there. Because if they do get on your roof just to look, it will cost you a lot more.

But neither is likely to when the subject appears perfectly fine. A doctor won't expect cancer in someone who looks perfectly healthy. The contractor diagnosed the house as healthy. If they mentioned something wrong, he'd have taken a closer look.
And if you want some landscaping work call up a Mexican landscaper let me tell you he will fix anything. He will come every other week but EARLY in the morning, that is just the bad part.

If you've ever done a roof before you would know that's actually a fair price. First you have to demo the old roof, transport the old roof to a landfill which would require a trailer or dumpster rental. Then you have to check for holes in the roof and patch or replace wooden panels as needed. Then you have to receive the order of new shingles and tar paper and put everything on the roof. Then you have to get multiple compressors going to run the nail guns unless you just use hammer. But they never said if demo and getting rid of the old roof and materials were included in the bid or if the home owner has to haul off the old roof and buy materials.

If you take your car to a garage because it idles/runs poorly and the mechanic tells you "you need a new engine" ,when all you needed was new spark plugs and a small tune up job, would you go ahead and get a new engine? The same thing happened for us. We had leaks in two parts of the ceiling and thought it was the roof but it was actually just the dryer vent not being installed properly and leaking. They said we would need and new roof that would cost 16,000 dollars. Luckily my dads old friend who was a roofer came and looked at it for free and found out it was a dryer vent issue. He drove out an hour and a half FOR FREE and figured out the real issue for us. Thank his for people like him.
Not always. Repairs could mean a new soffit cover, a new vent cover, some corner pieces that breaks first all the time, etc. Unless you have a leaks in your ceiling or some major events happen, a maintenance call is more efficient than a reno.

Coming from someone with 26 years of roofing experience, the truth is that roof actually needs to be replaced. You can’t tell from the cracked shingles, the lack of adhesive sealing, and the diminishing of the algae barrier. Huge fan of these shows but this episode in particular on my hurts those local companies because that roof, 9/10 times will pass a brittle test and need replacement.

But neither is likely to when the subject appears perfectly fine. A doctor won't expect cancer in someone who looks perfectly healthy. The contractor diagnosed the house as healthy. If they mentioned something wrong, he'd have taken a closer look.

If you've ever done a roof before you would know that's actually a fair price. First you have to demo the old roof, transport the old roof to a landfill which would require a trailer or dumpster rental. Then you have to check for holes in the roof and patch or replace wooden panels as needed. Then you have to receive the order of new shingles and tar paper and put everything on the roof. Then you have to get multiple compressors going to run the nail guns unless you just use hammer.
But they never said if demo and getting rid of the old roof and materials were included in the bid or if the home owner has to haul off the old roof and buy materials.

What is this? How to catch a contractor? You guys called him in and now you're basically shaming him because he wants to charge you more than what a "pro" said? You have the right to refuse his services, however you decide to shame him instead for running his business the way he does? This could easily turn into a lawsuit against you for business shaming, yes this is justifiable. This is the free world, he can charge whatever he wants and you can either take it or deny it. It doesn't matter what I think of how much they're charging, If I don't like the offer then I'll decline like any logical person.

True. So helpful to have the Net nowadays where you can get to choose a contractor by their rep. Keeps most honest & on their toes if they wanna survive.
Look out though for alot of 1 star ratings some companies get fake reviews to offset the one star reviews. Check also yelp and bbb.
Also helps when their family writes their reviews lol I had the highest rated company try and scam me, but no one questions their high reviews
google reviews mean nothing. get references and call the references. anyone can get good reviews on google with a few hundred bucks. google is just as bad as these contractors.

There is no standard labor hours set in this or many other industries, it just varies, his estimate could of just been on the higher end.
Sometimes it does vary by 3x, 5x or more which is why us should always get a second opinion.
The point is it does, and it doesnt make someone automatically a scammer.

You guys don't make sense. If you take your car to a garage because it idles/runs poorly and the mechanic tells you "you need a new engine" ,when all you needed was new spark plugs and a small tune up job, would you go ahead and get a new engine? The mechanic is supposed to give you the best suggestion to get the car back to excellent running condition, otherwise its a scam. The mechanic knows you don't need a new engine but wants to make a lot of money off of you and that is why its a scam. Scam is a dishonest way to make money by deceiving people.

The same thing happened for us. We had leaks in two parts of the ceiling and thought it was the roof but it was actually just the dryer vent not being installed properly and leaking. They said we would need and new roof that would cost 16,000 dollars. Luckily my dads old friend who was a roofer came and looked at it for free and found out it was a dryer vent issue. He drove out an hour and a half FOR FREE and figured out the real issue for us. Thank his for people like him.

If the Roof needs repairs wouldn't that indicate an Aging roof that possibly needs replaced?
Not always. Repairs could mean a new soffit cover, a new vent cover, some corner pieces that breaks first all the time, etc. Unless you have a leaks in your ceiling or some major events happen, a maintenance call is more efficient than a reno.
i really really appreciate those people who actually try to help without trying to bleed someone dry. its amazing to see people who want to actually help others and not be so worried about money. sadly what all those other scammer companies were doing is the world we live in today.

Coming from someone with 26 years of roofing experience, the truth is that roof actually needs to be replaced. You can’t tell from the cracked shingles, the lack of adhesive sealing, and the diminishing of the algae barrier. Huge fan of these shows but this episode in particular on my hurts those local companies because that roof, 9/10 times will pass a brittle test and need replacement.
