The biggest downside of this migration, in my opinion, is the fact that the local real estate prices have completely skyrocketed. Higher than many places even in California. It used to be very affordable to live there.
There are still a lot of affordable neighborhoods. The new expansion on the corridor is costly, but there are definitely other areas that are extremely affordable.

Cabo, Puerto Vallarta, etc, have grown exponentially in recent years. Cabo's ( current population for area including San Jose, 250k) future plans include 17 more hotels , 5 star! and turning it into the Western French Riviera. I am not a realtor!, have been coming since 90's, have a small place Now truly is the time to buy , as prices are rising and will continue, with as I would expect, a continuing of that trend with more ex pats coming. Might want to look at La Paz area or Todo Santos.

Love the interview I beleave the USA government has a problem with its nationals moving to Mexico because more & more Thousands of millolions of dollars are saying in the Mexican economy There are more than 1,100,000, of americans and many more Thousands living in without visas in the Aztec nation Recently a lot of very young americans lower than 30 years old also are moving to Mexico. It is expected that by the year 2025 there will be some 10,000,000 americans living all over Mexico
Hi Clarissa. Thanks for the comment. I believe affordability is really based on your own personal bar you set for yourself. If you don't mind living in a more inexpensive neighborhood, and don't mind shopping in more of the "local" district shopping areas for food and essentials, then you can actually live down here for much less compared to the US. However, if you prefer a more expensive neighborhood and shop at Costco every week, then you are looking at more comparable to the US. I can tell you that I am quite frugal when it comes to shopping and live down here in Mexico very inexpensively. The gas prices are very similar though, but again, if you are willing to take the local bus transportation then you would save a lot on gas. Hope this helps.
Not knowing Spanish before you move is a bad idea. You should be well versed in Spanish. She also needed to discuss, car insurance, Home Insurance and ex-pat rules of living in Cabo and for how long you can be in Mexico. There are a TON of RE agents there. Overkill for sure. You better have a plan and some financial resources.
Yeah, that's great they have so many golf courses in Cabo. Just don't ask too many questions about the water supply going forward. And it does sound a bit out of touch to talk about how safe Baja is when the biggest city in Baja is.....Tijuana. Sure, it effects are typically concentrated in the cartels and meth dealers and not gringo expats but you know......be aware that for some people its a bit of a tragedy. There's my downer comment for the day.
