Sorry for your loss at this time. Insurance is sky high all over the US. In Charleston SC we have Homeowners Insurance, Flood Insurance and Earthquake Insurance all are out of site. Not to mention the high Auto Insurance rates! Also we had a Home Mortgage in the 80’s that was at 14%, so they have been a lot higher, just that a lot of people were not around or to young to remember that time or choose not to!
Here in Summerville its not much cheaper. :D lol

Bruce I really feel for you and your family , Insurance Companies like to take your money but will try everything not to pay out ! Don't pay out of pocket to fix your House as for sure the Insurance either won't pay out or make you some very low offer and you could be months trying to get your money back !! Don't waste any more money on the House , keep it in your pocket for your business . The Water Company that flooded it should take responsibility for the damage and pay all the people who's homes were flooded . Maybe all the folks who got flooded can get together and take out a Class Action Suit against the Water Company . I hope you can put this aside and get on with your new life in Tennesse , Good Luck to you Mate.

That really sucks! We live in a flood risk area too so I get it. Side note.. I always thought American housing was cheap compared to ours in BC, where the average house price now is like $1.25 million CDN. But the number you cited that really stuck out to me was the $800 a month in property tax increase! That's bonkers! Thats like a permanent second or third mortgage! Our prop taxes are around $3k Canadian annually. I'll never complain about those again. Anyway, love your videos.. you'll get through this and I hope your financial stress eases soon. Just glad you and your family are safe.

The mere fact of calling your insurance company to discuss a possible claim is enough for them to ding your insurance record.
My brother lived in a area that was struck by a severe hail storm. His house had very minor damage, (a few reefing shingles with some marks and some spotting on the siding).
His agent called him to discuss sending an adjuster out to assess the house for damage. Because so many homes in his development were effected, whether or not he filed a claim, his insurance was going up.
The insurance paid to replace both the siding and the roof.
Sorry to hear about the damage. Hire a public adjuster to do your damage appraisal, insurance will be low balling you. Especially if you do an out of pocket repair.
I feel you pain. It seems like the people who work the hardest are punished by the system. Even though it's bad now, this will pass so don't loose hope or faith. God bless you.
Bruce, I'm on the East coast near Daytona and it is another mess. I always carry a flood insurance policy even though I'm not in a flood zone. Watch the recent 60 minutes story on insurance companies changing the adjuster's estimates. I wish you the best!
I saw that 60 minutes episode. They weren’t even being subtle about it… changing the estimates over 90%! Corporations can be so corrupt.

The part where you were saying to bury the line under ground especially in florida where the water table already high it would not be feasible and it would cost a heck of a lot more to do that and I also heard this morning on the news it wouldn't matter if the lines were buried underground or not the power will still go out. I used to live in Florida and I lived on both coasts for a total of about 10 years.

i wouldn't pay out of pocket on everything and hope that the insurance will reimburse you because they will offer u a percentage of what you paid and they'll drag it out in hopes that you'll just settle for that lesser amount, and thats if they dont flat out deny your claim usually theyre pretty quick with the claims but getting contractors that have the time to do it will be the bigger issue cuz they'll be overwhelmed with repairing so many houses
Bruce, check the fine print in your homeowner's insurance policy and make sure your "flood" is covered. The insurance company might claim it's "not a weather event" or some other way to dodge paying you. Might be time to hire a lawyer.

Same here in Australia the insurance companies find excuses to not pay, it's so unfair and criminal, I live rural NE Victoria Australia and when I bought my house and took out insurance it was around $500 to $600 per year new for old meaning they give you the same type of house or money equivilant, but a week after I took out the insurance it went up another few hundred dollars, then after taking photos and documenting all the requirements needed of the size of my house and what it is built of (I also totally renovated it) they sent a letter saying that not only has my insurance gone up a few thousand dollars that they no longer do new for old, by the way they also sent me another letter making the payments go up again but said they no longer cover for bush fires as I have farm paddocks (fields) next to my house, my protest was the paddocks have always been there. so basically they cover nothing, if the roof goes off in a storm but only some of it then they don't cover that and if everything inside gets damaged even if you have other insurance to cover contents or what's in your house, you have to have proof of every item including drapes and have a reciept know what year you bought them and what they are made of, same for carpets etc, but then they come up with an excuss still why not to pay. My daughter had a motor bike shop on their farm and her husband fixed motor bikes, lawn motor mowers etc and they had an office attached, they had the insurance company send a guy out to do a apprasel and years later it burnt down and the police and firemen said there was at least $300,000.00 worth of damage, the insurance company refused to pay as they said it was under insured, when my daughter explained their rep came out to insure it they still said no. After paying for solicitors, they only paid them around $15,000.00, they wouldn't insure their new ride on mower as now it's called a lawn tractor so they refused that too, so bad and sad for many people , sorry this is so long

Insurance will consider this "rising water" which is not normally covered by insurance unless you have flood insurance.

It sucks bro it does but the issue you're gonna have now is that you didn't live in a flood zone so your insurance isn't gonna cover flooding at all unless you specifically got flood insurance for hurricanes etc.
This storm was crazy I went through it and helene and this was a little worse rain and wind wise than helene and helene was right next to us this one wasn't

So many insurance companies have left California due to our wildfires over the years. What companies are left, you pay a fortune for. At least our property tax rate is fixed at 1% of our purchase price. Although our state legislature always tries to pass laws to repeal that law. God Bless.

Your city has insurance and is liable for damage done by a water main break if it's laws are like California. I ran a water system in Ca for thirty years and during that time we bought several houses damaged by our water main leaks. They are then sold at action by the state. Either write them a nice but specific letter or hire a lawyer.

Sorry brother at least you're safe. Need to cut out sheetrock and pull out the insulation ASAP you don't want that to mold. Developers own Florida government lets them run wild. Have to have flood insurance to cover that I don't live in a floodplain but I purchased flood insurance.

Florida needs to improve their building codes. That is the only solution. Every house needs to be designed to survive an F5 hurricane. It is absolutely insane that they did didn't do this 30 years ago.

Helene was a huge rain and storm surge event and yes there was a lot of rain with milton and storm surge south of dade city but milton was mainly a wind event. The town I used to live in in high school was just devastated from the wind there were palm trees that was there when I lived there 32 years ago and these were huge palms too.
Sorry to hear but the inflated Florida real estate is insane. I hated 3% on my mortgage in the late 1980s and then 2007 Great Recession reduced my sale to about my price in 1989.

As for insurance if it’s paid off you can self insure if you want to assume the risk , mobile homes are generally just as expensive as a house for insurance as it’s a high risk of a total loss , for fire etc …. again insurance companies need to make $ , it’s not a charity and it’s a free competitive market , they have stockholders , you could get the government to change to government insurance though most likely end up costing taxpayers more money due to how governments operate … boils down to a shrinking middle class and increasing working poor … for my two cents tax the rich more , their assets are here in the US they aren’t going anywhere though they find lobbying groups to influence states not to … Florida is one of those … end of rant

Burying electric lines not such a good idea in Florida for the simple reason is the sandy soil ! Electric lines would probably float in a flood then get ruined by the salt water !
