Thanks for the video. I will be rehabbing an out of state SFH next July when current lease runs out. I appreciate the recommendations on big ticket items and where to get other resources for estimating (books, forums, calls to contractors). I'd like to get my numbers done (with 15-20% buffer) then begin to lock in contractors. Is anyone having longer than expected lead times for contractors to commit to your project?

Would you recommend same procedure for someone who is not a rehabber but wants to buy a property that would most likely needs some light rehab?
