    You just took alot of stress off my shoulders by clarifying. I'm currently buying my first 3 family rehab property and I've been overwhelmed with coming up with material cost and finding GC.

    Regarding Jay Scott's book (The Book on Estimating Rehab Costs) it's probably a good idea to hold off on buying it till next month (Jan. '19) due to the fact that Brandon just mentioned a couple days ago that they are releasing an updated version.

    You don’t know what you don’t know. Starting out how do you know if you got good deal from contractors or if they padded their bid and you didn’t know to look for it or be aware of it? Thank you! Great information!

      Get multiple bids if you're working with a new contractor. But don't solely focus on cost, the cheapest bidder might be the most unreliable and lowest quality. Try to find past clients they've worked with and reach out to them or try to see past projects they've worked on.

    Here in N. Florida in a large city, we cannot even get contractors to return calls, so if you have any suggestions it would be appreciated. We are pretty close to Georgia and I had thought of getting in touch with some Georgia contractors. Great, invaluable video and thank you for making it.

    Question about 203k loans and FHA loans in general: 1 - if you can afford to put 20% down on an FHA loan, should you? It seems the money spent on mortgage insurance isn't doing any work for you. 2 - Regarding the 203k loan, my understanding is that it's capped at $30,000/$35,000? If you're renting a 4-plex that "needs some work" it seems like one could go well past the 203k cap. In that scenario, do you just need to have additional capital lined up?

    Kills is not EPA rated for mold. It doesn’t inhibit it. It’s false marketing by Killz. Use a sealer EPA rated for mold instead.

    Great video! Wondering if my fellow investors prefer a firm quote that a contractor sticks to vs. a cost plus formula? I've always preferred the firm quote so I know my numbers up front, but I know some investors prefer the cost plus because they control some of the flow of the project.

      Andrew Syrios is his name. Colleague request him on BP and ask for it but the items are also laid out in detail in Estimating Rehab Costs by David Greene. Highly recommended book if you're starting out.

    smartsheet.com is a great tip, will give it a try.
    I have seen a big variation in quote pricing on my first renovation. When going direct I find that tradesman are slow to quote and often do not quote at all just give me a price over sms. Do you always make sure everything in the quote is listed or are you more relaxed and if things need to be done that was not quoted for, just pay for it at the end, agreeing the prices as you go?

      If you want to be a satisfied customer at the end of the project I would recommend that you obtain an itemized quote for the project so that you know what you are paying for and you will also be able to hold the contractor accountable if they don't complete the work they agreed too. This is also a great way to avoid paying for items that were not quoted for. An honest responsible contractor will bring any extras to your attention and agree on a price BEFORE proceeding with the project. Lots of contractors will use "extras" as a way to bleed you dry and substantially increase their profit margin if you are not carfull

    Contractors screw the investors. Just renovated a small shower in my central New Jersey condo and paid $10,000 for it. Total rip off. Greedy Contractors. Not honest anymore.
