    This is why I got into real estate investing! When I was a renter I had trouble getting into good housing until someone took a chance on me and it was monumental for my family and I. Now I want to pay it forward!

    I just subscribe to your channel, a 65 yr. old grandma. I just brought a duplex and one side we had to totally refurbished. We did tile flooring instead of the laminate. Our tenant now has a brand new apartment. Love to see a young sista living the American dream. I pray for much success!!🙏🏾✌🏾💕

    Some landlords are soooooo greedy, and taking advantage that prices are increasing and they are increasing rents. It is nice to hear that there are some landlords that actually care about their tenants. Many blessings to you!

      Right! My cousin rents a house and her land lord is a slum lord! Doesn’t want to do ish to it, and literally refused to get her a new screen door, told her she’d have to buy her own ( because she put one up 2 years ago , one that she had her brother make cheaply 🤨) but then had the nerve to want to raise the rent!

    Makes sense. To have it at an affordable price this way your tenants can afford it and quality tenants stay longer

      Absolutely! Good long term tenants are hard to come by. I'm a long term tenant now retired. My apartment of 17 yrs is no longer peaceful for me because of two residents who are disrespectful w/their music/bass for the past year. And Philly is so regentrified that it's becoming unaffordable in the city even in the hood causing so many people to have to move. But where? If only I had gotten into real estate when I was younger and still working.

    Rent is super high these days however sometimes it’s price gauging what you are doing for people is a blessing. Go with your gut feeling. Even if the rent is at a lower price doesn’t mean the tenants will be bad. Those tenants can be amazing and upkeep your property the way you want. Some people just need a little help to better their lives. Your a Blessing to your tenants just know that you are helping families who can be a true gem to you.

    Love the breakdown Lili. I've gradually built my finance and made my first $100k through investing as a single mother juggling work and nursing school, and with what I’ve learned investing, given enough time, solid investments have the potential to double the initial principal amount, but many investors are instead attracted to the lure of high yields in short periods of time despite the possibility of unattractive losses before even getting out. So the onus is on newbies to beware.

      What ways would you recommend to someone who has no experience whatsoever and looking to make some money investing?

      @@bernadshrimp186 As long as you diversify your portfolio, any single stock that you own shouldn’t have too much of an impact on your overall return. If it does, buying individual stocks might not be the right choice for you, as you can also try out the Roth IRA or I series bonds. Even index funds will fluctuate, so you can’t get rid of all of your risk, try how you might. With guidance, these are achievable. Levi Clemans, a pro Fiduciary oversees my portfolio. You can look him up online, and connect him.

I’m an old woman from Canada who just came across your channel and within the first two minutes I wanted more so I subscribed. I am Blessed to have a landlord like yourself who actually cares about giving others a break with everything going on these past few years, you can either choose to be a money mongrel or have compassion and pay it forward! Life isn’t easy for many people and to have an opportunity to live in a nice place free from many dangers out there is a true Blessing and you are that Blessing! Well done young lady!!!     I just found your channel. I love how you think about how to price your rent. I’m not trying to get rich by taking somebody’s last cent. Also, having tenants that love your property ALMOST as much as you do is important. I lived out of the State and I asked the tenants to take care of the home like it was theirs. Of course, I took care of the important things. I didn’t raise their rent for the first three years they lived in the house and when I raised the rent it wasn’t some crazy amount. Keep that mindset and you’ll go a long way!!!

Thank you for explaining how you managed the rehab of the house….however, you forgot that you are also the “Designer” 😊, too! And yes, you can get $2,000/ month for it…however, your reasoning at this “time” is sound. The landlord/ tenant experience going forward will help you make adjustments if necessary.     Lili thanks for sharing...Girl you almost had tears flowing as I listened to your reasons for determining the price for rent. Dig this before we receive a blessing we first must be a blessing. I too had a previous landlord that had five units of 2B/1Bth @ $500 per month here in Central TX. His attitude was to keep quality tenants instead of year in year out renters...Lili as we were preparing our move out our 5'0, 101lbs neighbor cornered/spoken with the owner and expressed a family member economic hardships/tribulations without any inquiries simply by the word of mouth from the aggressive toy pom pom family member gave the green light for moving once we exit...Lili they asked us for the keys as we prepared our departure they informed us of their go-ahead to move in ASAP for they were racing other potential renters who were stalking the Owner with money on the wood with their application.

    You are awesome 👏 The other landlords want to basically price fix the rents in “their area” and you are ruining it for them. Stay strong! I sure hope you get quality tenants. Your screening tenants before they get into a property is the key… The renovations look incredible, most landlords justify doing the minimal cleanup/upgrades to get it rented ASAP. Just slap on another coat of paint over everything, half clean the carpet, etc. You are obviously different so kudos to you, keep up the good work!

I want to say that I admire that you don't go cheap with your bathroom tile and kitchen counters. You even supply the window treatments.     Love the work on the studio and the house. The studio layout is fantastic and love the size of the bathroom/laundry area too with the barn door, really cool. The house is nicely spaced and love the design of the wet room for shower/bath, really nice touch there.

    Great vlog! I like seeing what goes into owning a duplex. Also, LOVE what you said at the end regarding trying to squeeze an extra 200 out of a renter. I was wondering where you live that the rents are soo low but after your comments, I appreciate your mindset and am happy that you are blessed enough to be able to bless others.

    Great work, Lili Thompson!!! I never knew just how lazy 'I' was, until I watched a couple of YOUR videos!!! You make wholesaling & fix & flips look like they're both (emotionally) fun and rewarding!!! But I've got a quick question for you (and yes I do believe there were some socially-economic presuppositions connected to that rental price suggester; but I also think that he/she was somewhat THREATENED by your progressive thinking and that it clashed with their capitalistic elitism: YOUR on the 'other side' of the proverbial spatula now Lili, so you're going to be a little more sensitive to how "they" get over. It's nice to hear though, that YOU can be one of them, WITHOUT being one of "them".
    But anyway, here's my quick question: if you were an absolute newbie and were just starting out in real
    estate (like me): whom would you choose (which name) as a wholesaling mentor and why???...I've got about three or four that I'm thinking about, but I honestly can't decide which guy I'm gonna go with and I'm working on a modest budget for programs and marketing also. Anyway, which TH-cam Wholesaler would you've signed up with If you were just starting out today. I might already be familiar with his work. And would you bother to still get a real estate license, even if you're going to just be doing wholesaling???

I pray you have great Tenant's that good as you are. I wish I have the funds to renovate my single family home as nice as your beautiful Duplex.

    I love that the property owner isn't money hungry. Greed is the root of too many problems these days. There are ppl who will appreciate the care put into such a property and will take great care of it . The Reno was beautifully done. I know I would be proud to live there. Bless the owner.

    You did an amazing job renovating these places. I love your thought process on why you charge rent at the price you do. Your honesty, compassion and respect for others will take you far and success will follow. Keep doing what you feel is right. These rent prices even here in S. FL are CRAZY. People are being taken advantage of in this situation. Rent Does Not need to go up as high as it has the past 2 years. There are laws not allowing "Price Gouging" for food and essential during hurricanes, storms and other emergency situations. The Government, State and local officials need to make a law that rent can't go up more than a certain percent per year....2-3% should be the limit. Rent in Fl has gone up $200-300 or higher since last year. This is Crazy!

    I like this. It was inspirational. I like how you addressed stuff that most people don't talk about, like the theft of the AC units, needing security for properties that are nearly done so people don't steal your new appliances, and setting the price for rent. Thanks

    I loved your comments about setting your rental rate not based only on getting the highest rate you can. I think some of the folks that objected to your low rate were landlords that didn’t want to be in competition with your lower rates. Being a fair minded landlord will earn you the respect of the renters which will, in turn, assist in getting better treatment of the rental property. You did good.

    Very efficiently done. My husband and I would love into doing this. Affordable, space efficient housing is very needed. My husband is a licensed master electrician who does quality work not fast shotty work who works hands on with attention to detail. Love your projects. Great work.

    wow, I worked on getting my house built, and I can remember the nightmare it was dealing with all the people I had to deal with. I do not know how you do it, but you make it look easy, great video. As much as the building was fun, I am too old to deal with all the nonsense I had to deal with at that time.

    I just want to say, I wish you the BEST success in your business. At a time when Big Investors are trying to buy out all the smaller people and struggling businesses, increasing the cost of housing to the point that many elderly and young people can't afford it, we need more of you!!!

    The important thing is getting a good renter. I rented for 8yrs and had the best landlord. I rented at $400 a month 4yrs later he raised it to $50. I was able to save money and buy my own place. The month I was moving, the landlord sent everyone $100. I offered to give it back, he said keep it you were a good tenent.

    Congrats! Good to see ‘me’ too, very nice. That back unit & with that wide driveway (viewed because of your truck ladder (excellent workaround) was great. When I saw inside and took that first step up you made into the kitchen/back area, it clear it wasn’t gonna be a universally accessible spot (cute boots) for a college student/single person using a wheelchair.
    Folks, please keep those users-renters/buyers in mind whenever easily and/or reasonably possible. There are independent disabled, working single adults and college students out there seeking nice places to live, otherwise it would have been a perfect spot for one.
    Thanks and keep up the great work and loved your reasoning behind pricing. My family does the same and for the same reason.
    Also shows just because of you sharing your pricing thought pattern, you’ve made a huge difference in some landlords and renters lives. You are doing so much more than building wealth ‘remodeling & renting’ homes - you’re changing others lives as well.
