I kept my condo there as a revenue property but it lost value consistently for 15 years so, when it became vacant last year, I had fatigue from it doing so poorly as an investment and sold it. After those 15 years of keeping it afloat and the value not increasing, I could have sold it for $85 thousand more today, just 1 year later. You win some, you lose some, but this one is tough. 2 and a half years of COVID BS and it still wasn't going up in value. A year later and I could have actually done well with it. Brutal reality.

You should also mention that: 1- Alberta has the highest electricity charges and car insurance premiums in Canada 2- Water is very scarce in major cities 3- there are municipal franchise fees on all utility bills 4- municipalities charge for waste water 5- Alberta has the highest property taxes in the country
