    Hey there Dr. Mark:
    Even the “rat infested , cock roach invested” Cheap Chariie digs are not really that bad. Last time I looked you could get a second story 1 room walk up or a single story Thai style, “No Tell” Motel 6 style room for $60 a month almost anywhere in Bangkok, Pattaya, etc.
    Add a fresh coat of paint, some rat traps, bug spray, air con, a Tai style outdoor kitchen, some furniture; spend yur money on other diversions.. ;-)

      My bucket list includes splitting a ground floor Cheap Charlie place with a wheelchair bound pal for a 1-2 year lease paying $50/mo upfront for a one to two year lease and using the
      new 60 day plus 30 day extension; then making a border run for another 60 stay plus 30 day extension. This method can potentially allow one to stay in Thailand semi continuously for 180 days for the cost of only two 1800 baht 30 day extensions per person plus border run costs as compared to the 10,000 baht per 180 day DTV visa as I understand it. Plus there is no minimum required Thai bank balance required other than what the regular tourist visa requires.

    I laugh at how uneducated most people in America are about Thailand ,.. I saw my dentist yesterday for a cleaning ( I go twice a year ), after the appointment they went to make my next appointment for the first week of December , I said I’ll be in Thailand December 1st, she said “ your insurance won’t cover it unless it’s 6 months or more since your last visit “,.. so I said “ ok, no problem , I’ll see ya next spring, I’ll just have the cleaning done in Thailand “,.. and she said “ do you trust them “? ….. lol,.. I just laughed and said “ I was there over this past winter and my brother had his teeth cleaned, he said they did an incredible job , the place was amazing , and they charge about 1/5 th of what they charge in America “ … I think that went up their A$$ sideways

      In US the cleaning is done by some "technician" with six months training. You don't get to see a doctor unless you pay extra for exam.
      In Thailand you go for cleaning you actually see a real dentist who might advice you if he see something not right.

      born and raised in the state of oregon... my experience in general in the usa.. they don't know jack about most things. if you asked them what is the difference between the deficit and the debt, they wouldn't know. they don't even know the difference between taiwan and thailand. they think they are the same place. they even think most countries outside the usa are third world. the ignorance is unbelievable. get this, they don't even know who the secretary of state is. some don't even know who the vice president is. they believe that inflation is global. when I tell them I live on less than 900 dollars a month, they call me a liar. when I tell them that 70% of the people in the world make less than 1000 usa dollars a month, they tell me they never thought about it. braindead and stupid. clueless.

    Canadian living in a 1bdrm condo with all the condo amenities, 12-15 walk to beach. $440 a month. Electric and water is $60 a month. Try that back home. PS. No rats or roaches.

    I live in a 3 bed 2 bath townhouse with 2 car carport in a gated community with 24 hr security guards, landscape maintenance crews, modern styling, small playground for the kids with outdoor exercise equipment fir the adults. Been here in this townhouse for over 5 years. Pay 9,500 baht per month ($260). This is in Ubon Ratchathani

    In my opinion, the TH-camrs who constantly say in their videos that condos are so cheap are partly to blame for the fact that prices have exploded in many areas. According to a study by the Thai government, there are 1.3 million empty condos and houses throughout Thailand. Prices should therefore be falling drastically.

      Prices have not "exploded". Only places like bangkok and Phuket have seen significant increases and are still 70% cheaper than most of the western world

      I'm proving in this video that prices have not exploded on Phuket I just showed you a bunch of places that are available right now for less than 300 US dollars....
      Every single one of those places are available on Phuket right now for less than 300 US dollars.....
      And in Bangkok there are thousands of units available for less than $275 US dollars....
      Beautiful places unbelievable one bedroom condos with swimming pools and gymnasiums in killer locations....
      Prices haven't exploded

    Mark at the sale prices and rental prices I have seen, I have no idea why people would invest in Thai real estate. It seems to me that yield is really low when you can get 5.5% on US T-bills.

      Capital appreciation in Thailand is in the double figures, it's not unlike Australia, no one invests for the small yield, Also if you purchase when the baht is high sell when the baht is low you could make quite a bit depending on the swing.

Yield is a critical aspect of choosing to invest in real-estate and if you want to speculate on currencies, you speculate on currencies, not through a highly illiquid asset with significant transactions costs. My impression of Thai real estate markets is that many listings tend to sit overpriced for months or years at a time rather than being priced to sell.

Yield.... i bought a shophouse for 6mil sold it a few years later for 8mil almost doubled my money because the exchange rate fluctuation, didnt even rent the place out cause i knew i'd be able to resell it later if it was still as new. My mom bought a piece of land for 15mil sold it 10 years later for 70mil did nothing with it no yield, I suspect you also only buy dividend stocks, that's cool everyone has different ideas on investing you're not wrong, but neither am i

    For those prices you can treat them as "lock and leave" places to store your stuff while traveling around doing other things. i.e. a home base.

      one of the benefits of living in any of the countries in asean is that you can visit neigboring countries on the cheap. if you look for bargains in airfare, you can get roundtrip airfares that are less than 100 dollars. imagine going to angkor wat and checking it out for less than 200 dollars. 62 dollars for round trip airfare. 5 dollars a night for capsule hotel. you do the math. vietnam, thailand, malaysia, indonesia, etc. the PI airfare will run you a 100 more for roundtrip. but hey. it's not that bad really. I'm going to japan next week. roundtrip airfare is 250 dollars. capsule hotel for 10 days is about 230 dollars. 72 hour unlimited metro pass 9 dollars. just going to explore tokyo. check out the neighborhoods and window shop. eat the food. budgeting around 1000 usa dollars for this trip. should be fun. first time.

    Me & the Mrs just missed covid lockdown by 2 days, but I'd already done my homework just incase & found a small studio apartment, separate kitchen on beach road Cha Am for £225, pool, gym etc.

      100% I can tell you this much my condo is actually cheaper than the property taxes on my home in Canada....
      Read that again because that is a statement that bears repeating the price of my condo is cheaper than the property taxes I pay in my home back in Canada.......

    Lived in Phuket for 4 1/2 years. Last in Rawai, Phuket. Small, two bedroom apt with front parking place. One block off beach road. Easy walking distance to restaurants, pier, beach. 8000 baht/month. Left 11/22. Dont know now.

      ​@user-of2co3ke5p Comparing prices to UK, USA Canada, Australia, NZ and many counties in Europe then they will be cheap for a long time. They will increase with inflation and other causes but I cannot see prices skyrocketing. There are also plenty new apartment complexes being built so plenty apartments for rent on the market to keep prices reasonable.

    Like you say people don't have clue. I've lived in Pattaya for 15 years with my English wife in my rented apartment for 10,000 baht so £200 a month. You can also rent an apartment in the same building for 5,000 baht £100 a month. Clean, cameras in hallways swimming pool, maids 24 hour reception etc etc. Maria and Col

    I don't know how anyone can dispute the economical cost of the accommodations or the variety healthy foods that Thailand has to offer, because there's millions of videos out there educating the world, yours certainly are just one in that million, what people are not talking enough about is the feasibility of living with the heat and the aggravating Visa difficulties.

    I live in Cha am. 5 minutes from the sea. Studio with kitchen and AC in an older building but good staff. I pay 3000 THB a month . Beautiful pool and very quiet

    Mate so true, for 10k you can get a condo swimming pool sauna fitness center less than 10 years old in the big cities, won't be big but will be comfortable. But most at that prices it's kinda tight for two people but doable, if you on your own it's perfect.

      Hey Passport....... Yeah definitely some of the units can be smaller but again like you say they're under 10,000 Baht and they have pools gymnasium stuff like this always in good locations....
      How much be honest if you are there with a partner hopefully they're contributing something so that you can get a more expensive place with a little bit more room.....

      EVA air sometimes good prices. China airlines can be low however very poor customer reviews and service. Regardless the $1,400 CDN return not seeing anymore 😢

    Absolutely fantastic. Hua Hin that Beach is Beautiful. Everyone that doesn't know about Thailand thinks it is all about sex. Thailand and cannot wait to come there. Is a Beautiful Country. Now that I am finding out that I can get 2 months in Thailand without any special Visa.

    I am residing in Hua Hin for 6 months , got a little jaded with Koh Samui over the the last few years (too much property development and the clowns that come with that industry ) I need a change . Samui for Christmas . I have a lovely 1 bedroom modern apartment for about $300 just out of town .

    Beautiful homes but I’d have to hire a gardner to mow the lawns, trim the bushes and hire someone else to maintain and clean the pool. As a retiree, I don’t want more homeowner-type maintenance responsabilities even though these are rentals. Staying there on a tourist visa is always very iffy. And more than 6 months now subjects us to worldwide income tax? No thanks.

      @@smileoften-ft3hq I live in Hua Hin. Honestly, Hua Hin is nice but a little overrated. Cha-am has an excellent beach. Hua Hin beach is high tide almost all year. It’s mostly a wind surfing beach. Most condo are leaking in Hua Hin, meaning they are treated like hotels. Most retirees in Hua Hin either break their leases and move to a house.
      Hua Hin traffic is dangerous. They are a lot of issues with the locals driving. I lived in Phuket for one year and felt safer there than Hua Hin as far as Driving.
      What I’m planning to do is live in different areas of Thailand to see what I like most and my style.

    Hi Mark!
    Looking forward to seeing your viewpoint on Hua Hin and that side of the country.
    As you know mate, I'm looking at that side of the country. Hua Hin, Cham, PKK and Chuhpong.
    I am also looking at the West Coast. If you get the chance, see if you can check out a place called Myeik, I think that's how you spell it. On the map, it's literally opposite Hua Hin. I can't find that much info about it.👍

      Most of these places you can get for a month to month rent don't let people convince you otherwise because they are available month to month as well.....
      I've lived here for three plus years and I have never signed a lease longer than 3 months and the only reason I signed that 3 month lease was because I wanted to make sure that I had this place for some friends who were coming over....

      They all differ between month to month or contracts...
      It doesn't really matter because I can promise you this I have lived here for 3 years and I've never signed a contract past 3 months ever. So anybody who tells you otherwise is again just projecting a load of BS....
      Also if you come right now during loan season you can get some incredible deals and get locked in for a year if you want to sure why not....
      But the fact is this is what the rents are okay.....
      Doesn't matter if it's month to month or year to year these are what the rents are.

      My advice is always this I would go on one of the hotel apps myself personally I'm a huge fan of AGODA,,,, book a couple of nights for when you first get here and then start looking on Facebook Marketplace for your condo I would not book in advance because it's nice when you get here to be able to check out the different neighborhoods to make sure that you want to live there don't commit to something without seeing it in person....
      That's the best advice I can give someone thinking about coming over...

      Agree with the Dr. Do a week or so rental, be there, find a deal and SEE in person the actual unit before going longer term. I am lucky and know thai friends, the offers I get are hand written by owner/manager and I don't repeat these as they are personal offers for me. Explore, enjoy, hang with or without the crowd you like. 😊

      Hey Reg most of these places are looking for a one-year lease but I can tell you 100% with absolute clarity especially during the low season that they will rent them to you on a month-to-month basis....
      I know this 100% because I've never signed a lease longer than 3 months never not once....
      Anyone that tries to convince you otherwise is just trying to convince you of their own little twisted pack of BS.....

      Just in case someone is not willing to rent monthly go find another spot trust me there's hundreds if not thousands of places available......

      Great advice to never sign more than 3 months, better as month to month as you can just up and leave if the place is no good due to noise/bad neighbours etc.

    There is good size movement going on the US. It is projected that 750,000 Americans will be moving out the US this year. Cost of living is a big driver and western men have given up on western women. It is understood when these people leave the US, their spending and money goes with them. In addition, western women do not like men leaving to find women in other counties. With that said, I am sure the US government is aware of this movement and along with others. Although there is not much they can do about it, they can bad mouth moving out of the US. I expect the US government is going to make it very difficult to move out of the country soon. Especially single men. On another note, it would seem to me you still need around $2,000, US, a month to live fairly good in Thailand. I think that is right around the amount required for a retirement visa in Thailand. In my opinion, moving to Thailand and living under $1,000 a month consistently would seem a pretty tight budget. Rent is over the top in the US. You could be paying $800 a month in Thailand and still be cutting your rent by 1/3 as compared to the US. There are few places in the US you can get by on $2,000 a month. Thailand offers a better standard of living for $2,000 a month than the US.

      A good benchmark is $2000 a month....
      But as I have proven in so many videos just because you have more than $1,000 coming in a month doesn't mean you have to spend more than a thousand to enjoy yourself....
      Yes according to the guidelines for qualifying for the Visas you would need that amount of money coming in your 100% correct....
      But again just because you have it doesn't mean you have to spend it and if you're not going to be getting the correct return on your investment happiness and fun-wise.....
      Why spend more when you don't have to makes no sense to me at all

    When I come over, I'm hoping to find a studio or 1bdrm condo or 1 or 2 bdrm house or townhouse in Hua Hin. I've been doing some research and I'm surprised how some houses and townhouses are on par pricewise with 10KB condos. Is that correct from your observations? I'm attracted by the small beach city vibe, reminiscent of old Miami before it boomed.

      a stupid story... I first moved to thailand back in 1998. I went around looking for an apartment at the time. I kept asking all the landlords if they had 1 year leases. they all looked at me and shook their heads no. I then thought that maybe they only had month to month. they again replied we do not have month to month. that confused me. after a while, somebody told me that normally they offer 2 or 3 month leases. oh. ok. I get it. nowadays, they DO know about 1 years leases. it's because of people like me. hehe. regarding the monthly rents... there will always be low rentals because they need to have ones that cater to the monthly wages that the locals can pay. common sense. if you can live in a studio apartment you can find them for as low as 50 usa dollars a month. I lived in one that was 70 dollars a month for 2 years. it was small 24sqm furnished studio apartment with hot water and aircon. nothing special but clean and simple. I loved it during the 2 years I lived there. I am now living in a 35sqm FURNISHED studio apartment that includes swimming pool and cable tv included for 140 usa dollars a month. my monthly budget is 900 usa dollars a month. I love this place. I will probably die here as I am 70 years old now. the only negative for me is having to adapt to the heat. it takes a few years. but at these prices, I can deal with it. right?

      Hey Brother these places all vary....
      Some require or ask for a one-year contract others are month-to-month...
      It all depends on what you want to do I'm going to tell your point blank I've lived in Thailand for over 3 years and I have never signed a contract longer than 3 months on any place I've rented....
      NEVER!!!
      And for full disclosure I only signed a contract once and that was the 3-month one....
      Almost every single place will allow month-to-month rentals if they don't just move on and find another spot cuz I guarantee you you will find one that will....
      I would suggest this to people do what makes the most sense to you when it comes to your lease and getting the best value for your dollar.....

      Appreciate the feedback, thanks Mark & jbc! Now that’s the way to live, so you can move on & take in other places whenever you want. What I pay in property taxes & insurance alone per year would get me rent/year over there. Now if any of these are in walking distance to the ocean, like 10-15 minutes, that’d be the icing on the cake.

    Most so called youtubers do not make much. They give it a try and live a spartan existence in Thailand. They save little. They don't do any ROTH IRA outside of work because those must be funded with Earned income and youtubing is not earned wages. They have minimal or no health insurance. They get an interesting experience for a few months or years, but in the long run they may be limiting themselves more than they realize

      Well the trouble is 90 some percent of TH-cam channels never get to the point of being monetized....
      The rare few that actually get the qualifications to become monetized then have to pass rather strict guidelines for TH-cam to even allow them to start making any money.....
      I definitely would not recommend TH-cam as a career to anybody....

    Small shoebox 30-60ish sqm condos are fine if you can handle hearing people talk at normal volume in the unit next door, not to mention music/TV/hallway sounds etc.. Shitty construction/soundproofing quality even in most "luxury" developments. Been there, done that, 6 years in various condos. Never again gonna live in a bldg with 50,100,200 other people. It's like living in an A380. Even in the 1st class suite, it still sucks. Don't forget that many (most) condos break the Condo Act law that only allows long term rentals minimum 30 days so you'll have all sorts of fucking party tourist coming in and out like a revolving door not caring about actual residents. Now happy in a house with no neighbors within 200m on any side of the property. Could kick myself in the head for not having done it years sooner....

      There's tons of incredible condo deals down here on Phuket they're not little tiny shoe boxes you're not crammed in with thousands of people that's not even remotely the case....

      BS, Have you even been to Thailand? Last time I was in Jomtien near Pattaya I rented a nice furnished 40sqm 1/1 with a balcony overlooking the pool with a gym, 10 min walk to Jomtien beach for $11,000 BHT per mo for a 3 month stay. It's even cheaper if you rent for 6 mo or more.

      It's very easy to find these places unless you are inept at internet searching/sourcing. I been to Thailand numerous times. FB Marketplace and at least 5 other web sites where Landlords and agents list. You can also just drive around an area you're interested and find numerous for rent signs.
