Good video. Inspectors tend to say "recommend appropriate contractor check X (item like the roof) for further evaluation. That is frustrating but I appreciate not acting like one knows about heater systems or roofs
Use a flashlight on the ceiling even in daylight to help spots leaks, damage and imperfections. Such common sense, yet this is the first video i heard it in. Great tip.
great tip for inspecting the roof, I was thinking about investing in a drone but this will work great for now, ill revisit the drone idea only if i see demand for it. Thanks Juan and Ben.
I agree, Luis. The SpectoScope at www.inspectoroutlet.com/spectoscope.aspx is a good home inspection tool. I have used it. It works. You can inspect the roof system while standing on the ground. That's a safe way to inspect a roof, which often can be a potentially unsafe situation.
Great video Juan Garcia. I think I will invest in spectroscope for now until I decide to go for a drone. I invested in a pair of CougarPaws shoe for walking on roofs and they are awesome.
Helps to have a small blank notepad and a working pen that you can hand the customer in the beginning of a visit for them to write down any questions they have so you can have the space and time concentrate and do the best job you can for them. If you tell them this first and hand them the pad and pen with a smile, it makes you look more prepared and customer friendly.

It seems like many inspectors use drones to view roofs that are difficult to access. Is the SpectoScope better or worse? I have never heard of this before.
There are many other options for home inspectors to use in relation to inspecting a roof on a tall house, including a simple extendable pool with a camera blue-toothed to your phone.
That's correct, Jack. The local codes and building standards, often set by the local authority having jurisdiction (local code inspector), are the ones that take precedence. So, it would be good to know them. However, they are all based upon international codes, which every good training course or class should be based upon.
That looks like a Zinsco electric panel. From another home inspection training course, that is an automatic write up and it is not recommended to remove the dead front cover

Just curious, why would you not mention that was a Zinsco electric panel and recommend that it be replaced. Also there were multiple neutrals under a single screw or lug. Which is a safety concern. Also, are earthquake straps not required where you live? Like how you explained if you can’t see 100% of something that you disclose that fact. That is a very valuable piece of information.

I want to become a home inspector but i have no experience. i worry that once I complete the process it will be hard getting appointments due to the fact that I have no inspection or construction experience. what do you recommend for me to get my first few inspections after I become inter nachi certified?

It may be worth investing into the trip out here for a few days and get thoroughly trained on performing home inspections and writing inspection reports. In general, very good job however, a major purpose of the inspection is roof condition because it can be a costly replacement. If you don't walk the roof you should offer a discount. The roof inspection shouldn't be passed on to a roofer if there is doubt. You should also recommend approximate lifespan. I can understand recommending a possible foundation concern to an engineer but not roof to roofer.
It depends upon where you're located. In FL, home inspections are about $250. In Colorado, about $450. It takes about 2-3 hours per home inspection. I did two inspections every day for 12 years.
Ben Gromicko I also do property inspections. Exterior inspections, and I did as many as 72 properties in 1 day and I get compensated for each property I do. I don’t do these kind of inspections that is being displayed on this video as we write. Im trying to find videos on inspections that I currently do
Do you have any requirements for hand rails? You walked by a 2x4 hand rail going up to the porch. My understanding is a hand rail must be small enough to grab properly with your hand. A 2x4 doesn't fit the bill.
Hi, Curley. You're correct. The house is filled with defects. Numerous. The video's intention was not to list all of them. As a home inspector, I inspect for a grippable handrail, regardless of when the house is built. I believe the 2018 IRC 311.7.8.5 refers to graspability.
He said early in the video not to be too hard on him that there are several deficiencies he wont cover in the video so he can focus on a few. I remember thinking then what a shame it is some people have to be so critical.

My structural engineer helped me out way better than my inspector did..? Hell dude was certified and i spotted more than he did.. dude didnt notice all the plumbing was old steel pipe with 75% blockage in distribution along with all cast iron sewet buried under slab. The previous owner bandaided all the structural issues but i noticed with a level.. lol.. that inspector was fired actually for stealing from somebody during inspection.. serves him right..
why would I hire someone to inspect that's not specifically trained to inspect. Im a licensed contractor but what I have learned as an inspector is an overall view of the home, Contractors build, inspectors inspect.
Ya know I appreciate some yes some home inspectors.i have contact with them regularly some of them actually have the experience needed to do inspections most are just hacks that could not hit their ass with both hands.some things are learned on the job not from a classroom or books.they could not make it in the field
Home inspectors are generalists, not experts in garage door openers, for example. A home inspection is the most affordable, efficient way to gain the information a homeowner needs to make smart decisions from a trained and certified inspector of buildings.
