Also having over 10 years of chimney sweep/relining years ago........I have seen some very bad flues. For all Home Inspectors I highly suggest that you outsource the inspection to a certified sweep to inspect and video the entire flue system and the smoke shelf and include it in your report of their findings.

Thinking like a GC. Coming from a GC… if you are a GC… and a resident asks you for a quote for repairs, be aware they usually only want it to negotiate. Most times they do not buy repairs presented by contractor… so make sure you charge for providing a quote, and leave quote open ended in case you near to tear open a part of system

Regardless of the condition of the property inspected and your training in point things out in your report, the mot important thing I found about your instructions is the verbiage and disclaimer in your reports. As a retired firefighter and having been trained in Commercial Building Inspections and having education in Residential Building Material Sales, reading blue prints. I am currently taking a course in home inspections due to my State mandating all home inspectors in the state must have been trained thru a certified home inspection course.......20 years in the fire service, being trained by the National Fire Academy in Commercial Building Inspections......I am going to apply my education, experience into a new direction in my life.
One thing I tell all my friends and families is that to get a Certified Chimney Sweep to inspect the flue system with a video of the entire flue system. And Clay flue liners will break under normal freeze/thaw cycles and should not be used in a flue system.

You may want to visit www.nachi.org/pre.htm and choose your location. And I agree with the terra cotta clay tile liners. Stainless steel metal flue material is best. However, home inspectors are typically inspecting existing homes (older homes) with masonry, built-on-site chimneys, and they'll often come across old chimney flue liners. good job living in Colorado and I do a lot of home repairs I found your video very informative I liked your method and I thought it was well done when I bought my house 20 years ago I had a home inspector and it was some of the best money I spent you didn't mention the heat exchanger in the furnace that was found bad when I bought my house and it became a bargaining point

I preform my inspection as trained by Nachi But the realtors think I am over stepping.
I walk the roofs on ever inspection. Do a WDO, Walk the grounds, do the fireplace chimney, appliance, note the HVAC systems, electrical panels everything that Ben did I do. But I also took 39 certifications classes and continue to do so. On my last inspection the whole house failed the new AFCI. But, I was told by the realtors it grandfathered in and does matter. But, I still reported it and referred it to professional. When I walked the roof I found area of what might be mold, and also areas of moss, algae, on a cement tile roof in southern california. Which is extremely unusual! referred it to a professional. The realtor suggest the roofing professional and they dismissed all the conditions which included the cracking, large animal feces, and moss, algae, and mold through out. But, I did report it. So, I did my job. They thought a 46 page report was overdoing it but I have to report everything I see.
Thanks for the good feedback. I agree with you. A home inspector should inspect a home without regard to the age of the house. Do not pay attention to folks who use the word "grandfathered." No such thing for a home inspector. Keep inspecting homes for defects. All existing homes over 10 years old have defects simply because of when they were built.
How much did you make on that 1 inspection? It sounds like an awful lot of work if you wrote up a 46 page report.
How did you learn soooo much about houses? It seems like you know everything. I would like to become this knowledgeable

Ben - great instructional vid. I had to laugh when you brought up the point of no labeling of the circuits in the electrical panel. I'm always amazed at how few panels are labelled well if at all, especially when you consider how much hassle it saves when you need to kill a circuit. Even on new construction the labeling is usually haphazard. I guess they just don't have the time to do it right?

redlense4 They make a circuit tracer sending unit and a beeper detector you run up and down the panel. It tells which breaker controls the outlet the sender is plugged into. They work great! Add one of those screw shell lamp to outlet adapters and you can check old light fixtures, and an outlet with pigtails allows you to tie into any fixture or junction box. GREAT ITEM! "Ideal" made mine. I have had it for 20 years, still works great! Its a service I used to charge a nominal fee for.

Would you happen to have a link you can share to a sample report and or Inspection Agreement? Something I can get the language from? I am curious how much is mentioned in the initial inspection agreement vs. the actual report. Hi, Mike. In relation to your questions, it all depends upon where you want to conduct business. What state/province are you from? There may be regulations that are specific to your location. Hi, Ian. Good question. That's the advantage of enrolling into online e-learning courses. You learn what you need to know at your own pace. It's not like a 5-day live class that ends abruptly and you can go over the material later. I have been using Homegauge software and have been for a few years, but after talking to a few inspectors they like to use Home Inspector Pro because it is easier to do onsite reports. They said that HPP has better auto comments. What is your opinion
I have used both. Both a great inspection report softwares. I highly recommend software that provide an exclusive offer to InterNACHI members. And I highly recommend a software that has a mobile feature, so that you can write and inspect at the same time. I live in 70 yr old home. It failed inspection badly. I refused to come off my selling price a $1.00. They bought anyway. Thankfully I live in a very very desirable area. I told them pre inspection that it would fail and I was not negotiating a lower price.

in the first minute you mention the inspector is not required to walk the roof, but how will they inspect things like the ridge cap, flashing, etc.?
I understand what you're asking. The Home Inspection Standards of Practice at www.nachi.org/sop is the absolute minimum, which does not require a home inspector to climb onto roofs. It's hazardous and a fall could be fatal. But you'll find that most/many/not-all home inspectors will get up to the roof's edge or get on the roof in order to reach what they need to reach in order to perform a visual-only home inspection. Every home should be inspected every year, especially roofs.
that was a vary helpful video, im looking into getting into this career vary seriously and about to sign up for classes at Nachi. I do have one question though, I called a local company and they told me to be vary carful because they've seen a lot of newer business owners get sewed, he wouldn't go into detail about it but how do I save my butt from that happening?

And InterNACHI provides everything you need to get trained, certified, experienced, and operate your own successful home inspection business. My recommendation is to take the free Online Inspector Examination. It's open to everyone to try. You'll likely fail. But that's okay. At the end of the exam, it'll tell you where your knowledge is weak and how to strengthen it (which will include links to our free online courses). The exam is at www.nachi.org/cpi-requirements.htm and go to Step #1 of the certification requirements. When you pass the exam, you're on your way. Then, I would take a look at the 15-step checklist for success at www.nachi.org/become-home-inspector.htm. How do you become a home inspector if you know nothing about how a home is supposed to be built in the first place? Is going back to school for construction the best option or is that knowledge something that can be learned through research and getting books on construction? He states that foam insulation on pipes in the winter doesn't work. Coming from Alaska, where we regularly see -30F. It's the worlds difference. Just know if you let a region of your house get cold, cold water doesn't keep itself warm and you'll have some limitations.
I understand what you're saying. But the pipes must be insulated and sealed along the entire length of the pipe. Most homes that I've inspected only have the first few feet wrapped with insulation, and that doesn't do what the homeowner is expecting it to do.

you mentioned that concrete shouldn't be poured onto sand. in the southeast USA , slabs of concrete are on sand which upon houses are built.

Not at all. I've built homes with basements, crawlspaces, and slab-on-grade. It's just up to the homeowner and their choice of structure and function. I guess. Not sure what you mean, maybe.
Gravel or stone is best. Sand is permitted by the code official.

ben I enjoyed the training class but the music in between your session was a little weird,any who! I'm a building inspector in Miami and a found out having home inspection license brings in extra cash is this true?,also I have been a maintenance man doing all kinds of electric and hvac repairs for 20 years, I'm licensed in hvac epa certified is it ok for me to tell my clients about electrical problems as well?

Are your inspections also assessing if the structure is up to current building code? Or would that be an additional cost/require hiring a architect? Does your service also check if structures are permitted or unpermitted? I am seeing a lot of clients here in SoCal suing real estate agents because they do not disclose that a sub standard bedroom/bath etc addition is unpermitted but sold as permitted.
Good questions. Home inspectors are not building code inspectors, who inspect homes to see if they meet the local building codes. Home inspectors perform visual only inspections according to a Standards of Practice at www.nachi.org/sop.htm. Home inspectors are not required to check for permits. Some offer it as a courtesy.

Hi, fdg. A home inspector should be able to tell the difference between the 3 general categories of HVAC efficiencies - low, mid, and high - by inspecting the components that are characteristic of those types of efficiencies.

Great information but I would avoid using music in the future especially when it is at a level that is too distracting. Your voice is competing with the music when instead the music should be very subtle.
