    Do your search at lands commission
    I did. We even posted a notice on the wall for a whole month.
    We did indenture and completely transferred the title.
    But lo and behold, when I went to build, I was stopped. What happened? What did I do wrong?
    All these and more, coming up next.
    There was a court case and an injunction placed on the land and this had not been communicated to the lands commission.
    Ghana lands are notorious for land dispute issues.
    I did everything right, but I still lost my land.
    We even went to court for the court to publish a notice and put on the walls of the land for 21 days so that if it’s in dispute someone comes forward.

    Thank you for your advice. I've learned that you have to do several searches. Lands Commission, The Courts, check zoning laws, check to make sure the land isn't earmarked for some government project like a road. If you can it is wise to get a lawyer who will do all those searches for you, at least then you'll have someone to sue if it doesn't work out.

    I bought a long a month ago in aburi.
    Later saw a lots of things I never expected on the land document and they asked me to sign it. I refused to sign it and asked them to refund me the 22.500 cedis I deposited for the land. The land owner returned back the whole money to me within 2 week.
    There are very few people that can refund you money back in Ghana.
    Only God can help us.

    I have been watching Africa for years now about buying property. For what I have seen some people lost a lot of money because they didn't buy it properly. You need someone there to work you with the process.someone you trust. Ghana is a no rush process and there are steps in buying it with Ghana. It's bad when your own people try to get over on you... unfortunately that's everywhere. Ghana was on top of my list for buying property but after I seen what others lost money it drop to second. I met a Ghana woman that gave me a copy of her purchase land and the process of what is required to purchase. However, she was living in California USA and she was making installment as well but she still had her family member living in Ghana.That makes a difference...it took her three years to buy in US then she went back to Ghana and started to build.

      Application form
      Proof of land ownership (copy of title deed)
      PIN certificate (copy)
      Identity card (copy) for the applicant if Ghanaian.
      Foreign national registration certificate- alien card (copy) for foreigners who are residents in Ghana.
      Passport (copy) for the applicant if a non-citizen.
      Proof of payment receipt.
      Go to the Land Commission office in Ghana

    Guys after doing all your seraches and due diligence, until you actually develop or build on the land youre still not safe. My advice is build a small single room in a corner somewhere, and stay there while you build your main house overtime. (That is if you are not financially strong to quickly build your dream house)

    The system that determines who owns clear title to lands / property in Ghana is completely broken.
    Such a system cannot be relied upon or trusted. Why the court system does not provide/ require a complete title search and pending litigation records, is mind boggling. Corruption within the system is rampant. If you go through it unscathed, it's a miracle! This is why in the US you pay for title insurance. If someone or an institution "screws-up", you will get all of your money back.

    This could all be fixed with a modern land commission database that keeps updated records. Shouldn’t have to google court records. It’s more expensive to bog the court system with endless litigation than it is to overhaul the system.

    I'm curious to know if this land corruption is only happening to black Africans and black diaspora. I never see this type of issue affecting the Chinese or white Europeans who live and own businesses in Africa. If this was the case, I'm sure the government officials would crack down on this immediately. Why aren't they just as proactive when blacks are being preyed upon.

    Unfortunately, I found many scam alerts across many countries. My due diligence still has a long way to go before I will trust a party to do business with. Good and bad people are everywhere. Hope you will have better luck soon.

    This was very informative, thank you. That was unfortunate you lost your funds. Looks like triple checking records is a must when buying land. Building large on the continent seems to be the norm but I will be happy with a tiny home or until I decide to build larger. At least I would not have to wait years to have my own paid for dwelling.

    I am in court now trying to get my money back from a Real Estate Company. In court for 18 months and still not finished. Whatever happens I won't get back all my money. I visited offices in the UK and in Ghana 🇬🇭. Visited the site. Received documentation that completion would be December 2020. Still not completed. Legal team assisting me to get back my money. The last visit to court was the 8th time I have been to court to find out it had been cancelled. I have visited court three times May and four times in June.......over 20 times on all and still ongoing....I am in Ghana in Accra.
    When you see a wall around a land it could indicate someone owns it.......however you thought it was done by the owners....too much Wahala.

      I have the same experience as Akua. Made a down payment for a studio, Kwae Close with Earlbeam realty which fell through. I’ve been in court since Jan 2021 and slowly getting my deposit back and hoping to get a decision from high court to also get paid damages. Hopefully I resolve this early 2023.

    Great advice. Keeping this in mind as I have a goal to immigrate to Africa & purchase land (Nigeria, Gambia, Ghana, Tanzania or Sudan, maybe). Will keep this in mind as something precautionary. Unfortunate you lost money. Praying you get some sort of reimbursement & good karma though.

    I have land for sale in the Volta Region if anyone is interested. Everything mentioned in this video is 100% correct especially if you live overseas like me it can be difficult to find someone trustworthy.

    In Ghana here “Land Speaks”… before you buy a land try buying a trip of sand and deposit on the land… if there’s an actual owner of the land you’ll know !

    Thanks for this advice. I’ve lost four lands in Accra, ie, Adenta, East Legon x2, Ashaley Botwe x2 and Peduase. Five in total but have still not given up. My dream is the peduase area but I’m concerned about rocks falling off. I shall buy one soon and hope it will be problem free.

      Sorry about that Tracey! A friend of mine also bought land at Amasaman and the family people kept saying they haven’t gotten their share. Everyday a new family member comes. Finally he got fed up and abandoned the land. It’s crazy out there. Stay strong and stay safe!

      One thing i have learned in this whole land brouhaha is, dont waste time in building after you purchase the land. You can build a small single room at a corner of the land and live there, while you gather enough money to build whatever dream house you want later. "Dont waste time on building, they will frustrate you until youre fed up"

    As for Accra land, I'll never buy. I've seen too many wahala 🤣
    I prefer buying a house outright especially in Accra. There's a land by my place. It's been sold to over 5 people. The seller is dead but no one can still claim it.
    Either buy a house outright or go for a mortgage. But buying a land, not not not.

      But how many young people can buy a house or even afford mortgage? A first degree holder earns on average 300 dollars a month in Ghana. How will such a person afford land worth 10k dollars?

    You channel is quite informative. I believe there should be a broker involved in property. They hold the funds and release it to the seller after a period of time when all conditions are satisfied. And if anything goes wrong, the brokers insurance pays for the loss. Yes the broker is paid a percentage of the earnings but they do their due diligence

    The idea of googling things is so unserious. the land commission should be the be all end all when buying land. How is there information freely available about land on the internet that the Lands Commission isn't privy to! Ridiculous...

    It seems as if there is no right way to purchase land in Ghana. It doesn't matter how diligent you try to go about buying land, someone can still cheat you out of your money. You can live on the land for a number of years and one day some people turn up with a story telling you that the land is not yours. I guess whenever they feel like they need some money, they just get together and cook up a story. Disgusting! I tried to purchase some land in Ghana, but it didn't work out, so if I ever decide to move to Ghana, I would just rent a house. That way, I can move if there is a problem.

      I'm here to help you out to purchase a litigation free land from Shai Hills, Oyibi, Tutu, Adukrom Hills, Apollonia,and Agomeda Valleys,etc.All that matters about lands here in the city and countryside of Ghana 🇬🇭 is meeting the right people and not those few bad ones who are spoiling the good image of Ghana.
      Lands are measured by 1 plot : 70 feet X 100 feet, 2 plots : 140 feet X 200 feet, 3 plots, and acre etc.

    Thanks for all your videos. I recently relocated to Ghana from Holland with my kids. I have started few businesses which are doing kind of ok, but sadly we are renting and the rent is €255 per month.
    I have saved up enough to build my dream house, but after watching your videos I wanted to ask if building my dream house or building an apartment which i can live on one of the floors and rent out the rest is a good idea.
    I am really confused and don’t know what to do.

      There are pros and cons to both. Renting out an apartment in a great location is always good. Having your dream home will also make you happy and satisfied in life. Do you have a family? Where do you want to build at? All these are factors to consider.

    Please how do you search for your land and issues about it online? You didn't show where to get the actual number for the search. There are so many numbers on the site plan, the deed of conveyance, schedule, oath of proof. Which of these documents are you referring to? The indenture contains lots of docs. Which one and what number can be used for the search.

      Then also check for the actual grantors

      My story: Lost 15 acres in Narok County Kenya that friends, family and I purchased in 2012 to build a primary school campus. Put land in name of Kenyan pastor I was working with because I thought would be simple and that he was trustworthy (I’m USA pastor). Met with seller and villagers to discuss and they were looking forward. Couldn’t seem to advance but every other year, we returned to Kenya and visited the villagers/land. After our last trip in 2018, did ministry conference and medical camp I knew something wasn’t right. He didn’t have money but in 2019 built a house on different land near city. I had investigation done, got info and documents from land office. He sold land without my knowledge, part in 2019 and part in 2020. Quite a few lessons learned on my part. 2nd trip to Ghana coming up this year. I still love Africa. ❤

    Thank you for showing us how to look a land up on Google. My dad has land in Kosoa but it seems it’s been resold. I don’t even know how to start reclaiming that land. 🤷🏾‍♀️

      If possible, please post a video of good areas where we can to buy affordable land/house in Accra and the surrounding areas. I know it will be no small feat and will probably depend on some factors but for people in the diaspora such info. will be really helpful. Medaase!

      The court just posted the notices on the property for anyone who has a claim on the property to come forward. Same with when you are registering your marriage or executing a will intestate.

      That's seems very strange to me also. Why didn't the so called owners come forward to claim the land from the courtsearch.
      The sellers must have some liability also.

      If your Indenture doesnt have land certificte number then it probably means the land isnt Title registered. Some lands are not Title registered at the lands commission and termed as "Virgin Lands" cos they are not legally owned by anybody. Such lands are promed to disputes

    how do you lose money when you have evidence that the land was being sol illegally??? how do you lose money when you know exactly how to find the person you gave the money to??? when you are not sure, place the money in an escrow account until the title clears in full and ownership is transferred. seller gets nothing until delivery free and clear.

      Hi, I can't say which is better. Each one has its own benefits. Having multiple rooms allows you to rent the rooms individually or you can rent out the whole space to a single tenant. But it also depends on the area you are building at. What is the trend in the area? Who is your target market? What do your potential customers prefer? Are they within the ages of 25 to 40 looking to settle down with their partners and creating a family? Or are they fresh graduates looking for single rooms to rent whilst they go to work?
      You need to consider all these before you make a decision. Cheers

      I will say 2 bedroom houses for rent, the reason being with that you can rent it to one family and that comes with less headaches, with the studios and the chamber and halls you have to deal with so many people with different characters and that comes with a lot of stress and the money also comes in bit and pieces, and besides with the 2 bedroom houses at any point in your life if your financial situation changes you have the options to sell some of them and l will suggest you do story buildings so as to maximize your land. Take it from someone who also owns some rental properties and you will thank me later.
