Incredible👌🏻 This builder/designer combo is perfection. I think 80% of the homes for sale in Cape Coral are overpriced, but not this one. Worth every penny!😍

I went back to that $6.5M mansion you toured on DeSoto to see how this butler’s pantry compared to that one, and it’s almost identical. To me, it just shows what a great value this home is. Many similar high end design choices and upgrades, but for a fraction of the price. Really excited to see what this builder does next!🤩

I see missed opportunity so I'm a 7.5 out of 10 and most of my issues are master bath. A true luxury home needs a full his and hers master bath meaning you should have 2 water closets and a true dual shower. For that alone I'm taking off 1.5 points. Next, I 100% love the butler's kitchen, but in this day and age to not link that to an in-law suite seems a miss, but I'm not taking off points for it. Lastly, why aren't we building dog runs into these homes? Right now my 2 small dogs and they can come and go as they please, first through a dog door onto the lanai/pool area and from there out to an fenced in dog area with grass. That's something I would have to address hence the 1 point deduction. I did love the design aesthetic overall but perfect the home definitely is not, at least for me.
I like this build with a couple tweaks: on a 2 acre lot, add a 4th bedroom all with en suite bathrooms like the master and bedroom three, a bigger den with a 1/2 bath used as a office and home gym. Bigger deeper pool. Sold. Although I agree with the agent, overall this is a A+ 3 bdrm build.
This is the best home you've ever shown in my opinion. It is absolutely marvelous I may have to change those white floors or maybe not. All I know is this house is very beautiful.
I would give it an 8.0 the backyard was pretty small...and when sitting out on my pool deck I definitely don't want to look across the waterway at my neighbors.
Wow a really nice home but it seems to be someone from the west coast who designed it. The crazy entry, those drop down lights everywhere that should be recessed lighting and the gigantic numbers out front? Goes on and on with the design inside. Not for me to many design features? Not enough of the Florida style and relax features we would expect to see. Very nice job on showing the home . 5 stars on that! 😀
Why can’t you say on the onset of the video what the list price is at the time of the video. If you’re intention is to be informative then you shouldn’t be hesitant to mention the list price
I think it’s a 9.7 out of 10. My first concern would be barn doors on the den. Following that would be the lack of size in the master bedroom itself. I would have shortened the master bath/closet area by 25-30% and added a sitting area for reading and enjoying the views for the wife. Those are my only concerns about this beautiful house. Other than that I love it. Keep up the great videos thanks.
For me this house has a fatal flaw - the roof. Even though it's a metal roof, it is not a standing seam roof (the proper variety), it's a much cheaper roof build that has thousands of nails going through the sheet metal. This particular type of metal roof is banned by some HOAs in the area as the one that is prone to leaks. And I'm not a big fan of the gaudy and cheap Aliexpress lights throughout the house. I would ask the builder to keep them if I was the buyer...
Nice home but too shiny for my taste. I know pretty much every builder uses those finishes but i think it’s not balanced right. I went to see it personally. Its nice home though
Large corner lot, great corner canal facing lanai, large closet are all a 10/10. Personally I think the design choices in areas like the kitchen, or bathrooms which are all a little over the top or not that great or of lower quality for that price point of nearly 1.7m. If this is the house I think it is, it was pending a few weeks back and fell out of escrow and is back on the market? I think it'll get $1.6m based on the great lot / location alone. Overall I'd only give it a 8/10 as it sits for asking price.
Prices are high in the area, I encourage my buyers to consider a 20% reduction and work from there. Time will tell what the market will do but generally prices continue to slide until Oct/Nov here in Cape Coral and then they go back up for season. This year we saw buyers holding strong.

I don’t understand the Butler’s kitchen in this layout? With the outdoor kitchen you have three kitchens all next to each other. Instead of washer and dryer in the master closet they could have put a steam closet / high-end garment steamer to refresh clothes. Regardless, this is an amazing home. 😮
I am not a fan of butlers kitchens unless you have a full kitchen staff working for you. I feel it is wasted space and the people I know with them say they never use them. Maybe I am just not at that level yet?
@@stokesrealestate If you entertain, it allows you to hide the mess for later clean-up. I've been to parties at nice homes like this and even if you staff the party and don't have the BP, the mess sits out in the entertainment area until the guests leave. Ugly!
So the city will asses your property at about 80% of what you paid and then charges you 2%. So 16K in taxes on 1 Million Dollars. No cdd or hoa fees. If you homestead you can get an additional tax break.
I heard homeowners insurance has gone through the roof in Cape Coral 8-12,000 and Insurance companies making you put new roof on about every 10-15 years- very scary for them to have that control

After going back to reshoot yesterday, you probably won’t miss another hidden pantry! Both builders might use the same designer…I was shocked both homes had the same entryway chandelier(different size, but definitely from the same line), same artwork, very similar pantries, and both had built in fire pits by the pool…

I have lived in Florida since 1984, I would NEVER buy a home near the ocean. I saw what Andrew did to Miami as a kid - entire homes blown away. There is plenty of great real estate in the middle of the state where you are not risking going into mortal combat with the eye of a Cat 5 hurricane or the flooding/tornadoes that it brings. I suppose the uber wealthy can always dip out to their homes up north the minute Tallahassee declares a state of emergency. It is a beautiful home though…Nearly 200K taken off to get it sold, maybe the luxury market is starting to soften in Florida…real estate here is still some of the best investment opportunities in the whole country for the longterm.
22 years in SW Florida on the ocean, not uber wealthy, love boating, fishing and cruising on the waterways, love the ocean and the water. been through several hurricanes (Charlie was a Cat 5) never had more than a few shingles and or lanai screens damaged. It is a beautiful place to live, but understandable that it is not for everyone, not for you.
It’s very Grey so much grey.😂, And those Bedside Lights would do my head in…They hang very low and would be constantly walked into by people, Washer and dryer in a Bedroom.? WHY ? Also you don’t need a Butler’s Kitchen it’s pointless.

This home sold within two days of this video being produced for $1.5 million. It’s very typical of the sort of style we have here in southwest Florida. Most people seem to like it however I appreciate your comment. Diversity is always good.
To much emphasis on over the top artsy decor which 95% of us don't like or want. Delete the extra washing machines and the stove in the butlers area. Need icemaker , storage, freezer and outlets for cooking pots.

Roof has a great warranty, however I will look into your claims concerning the standing seam.

No this is not direct access, it is on Surfside and has a long travel time of an hour and under several bridges 2736 square feet
