    I don’t like the electric fireplace, guess I’m old school. Also I just thought that it was too White inside though the blue accent. Wall did help. Thanks for the show.

    You nailed it when you said this house definitely has a vibe😂 Interesting lighting choices. I would swap out the light fixtures in the family room and primary bedroom for ceiling fans. I do like the chandelier in the dining area. The zebra countertops were a LOT. Not crazy about the busy backsplash they paired it with in the kitchen and laundry room. I would have paired it with something more subtle like a white subway tile with white grout and place it in a herringbone pattern. I think I would probably get vertigo walking into that kitchen😂😵‍💫 This is one of the few homes I have seen in Cape Coral that doesn’t have an epoxy floor in the garage. Honestly, it doesn’t bother me at all. If I am spending money in the garage, I would much rather put cabinets out there, hanging storage from the ceiling, or a second fridge out there. This home does have some really nice features, especially for the price. First, I love that they went with 4 panels for the sliders(vs 3 that most homes have). It gives it a richer look, IMO. Second, they did a terrific job with the outdoor area. That outdoor kitchen is fantastic. Love that they included the range hood for the grill(it irks me when million dollar homes don’t do this). I was also excited they did not carry the zebra countertops outside(granite is better outside anyway, but I was excited about the neutral choice). The outdoor shower, the feature wall, the clear view lanai…all very nice! I couldn’t tell if there was a mini fridge out there, but that’s a must have for me. Due to the bold design choices, people are going to remember this house. Time will tell if that’s a good thing or not😝

      @@stokesrealestate I guess I can’t help myself…I always have a lot of thoughts on your videos because you always show such fun and interesting homes! For me, it’s the little details that make a house a home. I also enjoy reading what other people like or dislike about a home. Someone once commented how they don’t like the reeded accent walls because they would be a pain to dust, and now it’s all I think about when I see them😝 My mind tends to focus on the design features, so I appreciate reading other comments that focus on the practicality of things. It helps me really narrow down what I want and need in my next home👍🏻

    No to the 2 car garage! Yes, love the electric fireplaces. Master Bedroom is really lacking. It needed 2 closets! We have no storage here and need more, not less. I think the landscaping is beautiful but honestly, I want to see the water if I live on it. The pathways are gorgeous, the outdoor kitchen is beautiful. I wonder what the story is behind the giant cassette tape? I would pass on this one. Too odd.

    Great tour! I’m almost 49 and grew up in the 80’s…of course I know what a cassette tape is😂😂 Beautiful home…very unique. Let’s start with the landscaping… I personally love the landscaping on the sides of the house so you can’t see your neighbors. I definitely want to see the water on the canal though, so I would remove all the landscaping in the back(what a waste🥲). One thing that bothers me in some homes I see online is that they have NO palm trees at all…that should be illegal in FL. IMO, every property in Cape Coral should have 1-5 palm trees, and this one has way more than that…makes me so happy! 🌴🌴🌴 As far as the house goes, I love the fireplace…but I hate the placement. I like to watch the tv/fireplace AND see the water view(pool and canal). Would prefer a 90 degree view of the pool from the fireplace. This 180 degree view makes it impossible to see both. It also makes me sad that $1.3M doesn’t even get you a 3 car garage or under cabinet lights in the kitchen. That said, they did an amazing job with the storage cabinets and extra fridge in the garage. Absolutely love the chandelier in the living room as well(though I could see some preferring a ceiling fan). Beautiful home. Love the outdoor kitchen and wet room in the primary bathroom. The landscaping is amazing, but will be a lot of work to maintain it to always look beautiful. The boat dock and quick gulf access will make this a wonderful home for someone!     My husband bought me an electric fireplace insert, i love it no mess unlike my buck stove in the basement. Ha very cool wooden cassette, im eight track old!! Agree privacy is imperative especially night swimming. 🚫👙. I enjoy your videos, just dreamy.

    The main bedroom seems to have been thrown in as an afterthought, just one closet, no sliding door out, and that tub in the bathroom looks out of place.     I actually like this with all the privacy landscaping and outdoor speakers 😊 It's not obscuring a large expansive water view, so 2nd choice is privacy. Earlier this year, I installed an electric fireplace not knowing they were so on trend! Love this 2 car garage with the storage. Except for the one walkin closet and pricing this would suit me well. Sorry your Benz was assaulted

      Agree. I think the critics will state the obvious, no sliders in the main bedroom and the living area seems a bit chopped, plus no canal view. I am a little tired of seeing the same thing and really liked the layout. The privacy was a pleasant surprise and you can always go dock side for a water view and sit on the sand. Opinions will vary but I like it, of course the prices are still sky high! but they are coming down...

    Pros - ceramic tile, not vinyl, pool bath and two beds en-suite and outdoor area with canal. Want better kitchen for that price point. I don’t care for the closed in feel. I still like the 10 ft island and open feel with double fridge/freezer. I would also want walk in butler pantry for that price point and location of guest bath felt odd. I think you may as well make that other bedroom connect to it’s bath. Just comments, still a great house that I’d love to live in.

I sold the home last week and the owner is very happy, it has great access, but I do agree with your comments. In fact, we are working at renovating the kitchen, that cheap microwave has to go. Good Idea about connecting the other bathroom especially since you have that one in the living area. I do agree, overall it’s a nice home.

      Just have the builder add it in… no big deal. Want a dock and a lift? Add it into your offer, this is the new way to buy a home and flex against the inflated pricing.

    Very nice remodel. 15 minute gulf access is almost unheard of. For quick gulf access(and no bridges), Western exposure, and a huge backyard, it seems like a steal! It’s a little small, but would be great for someone single or as a second home(not having a pool makes it very low maintenance and a great winter home, IMO). Love the neutral choices the owner picked for the remodel. For me personally, old homes scare me. They aren’t up to current building codes, don’t have impact doors/windows, and you never know what issues are lurking beneath the surface. I won’t ever buy a home less than 5 years old, but that’s because I am a female not handy whatsoever😂 For a guy that is handy, this home is move in ready and already has a lot of value because of the lot(quick gulf sailboat access, million dollar home next door, etc). A lot of new construction gulf access homes have tiny yards behind the pools and they often have a steep slope. This yard is huge and flat, so it really has a lot of potential. My goldendoodles would love this yard! Considering what lots alone go for in that area, I think this is priced well…you will find that perfect buyer👍🏻

    Nice place for me, single no kids nice yard retiring at the end of the year. I am sure this will be long gone by then. just the property is worth this price, I bet that canal is very lively. Best of luck selling but you don't need luck been following you for some time. And you will be the one I will be calling on when I am on my way back missing this area.

      Yes, for taxes take 80% of whatever you pay for the property and then calculate 2% of that to get a number that will be close to your yearly taxes from the city. So on 700K purchase you will pay around 11,200 in taxes per year, unless you get the discount for homesteading. The insurance is all over the place, you will need to get quotes from brokers, it changes weekly.

    Beautiful home. Love the grey doors and trim throughout. The ceilings are beautiful and I love all the extra cabinets in the bathroom. Two things bother me…I didn’t see niches in any of the showers?! That’s a serious design flaw, IMO. I also didn’t like the bathroom in the middle of the living room. It’s going to make sofa location problematic. Also, if I am in the living room watching a movie, I don’t need to hear someone peeing two feet away😂😳 The outside is incredible. Great job on the pool, outdoor kitchen, and lanai. I would just make my guests use the pool bath instead😝 Another fantastic tour!👏🏻👏🏻👏🏻

      I sold this home last week and when I showed it to the buyers the first thing I wondered about was the bathroom in the living room BUT after seeing how they plan on laying out the space I am less concerned. Also something to remember is that for these buyers the first and most important trait is location, they really want that quick access to the open water. This one is under 30 minutes and then the fact that it is a nice house is almost (almost) secondary. This is built by Sposens Homes, they do a quality home and have a good reputation.

    With the way that the prices on Florida real estate have been dropping within the past 6+ months, you could probably make a legitimate offer of 1.3 million. Personally, I would wait a bit longer as conditions for sellers are consistently becoming worse.
