I was a big fan of the pool lanai area when I saw it, one of the best in the area for the price range. I did find the use of space in the home not as good with small office, and small living space, rest of the rooms were fine though. Kudo's to the builder going with the extra large fridge. For those wondering about the higher price, it's because of the lots cost and canal gulf access to open water. Not a fan of the garage access either as that's a bit limiting, I'd give it a 9/10 for the price and compromises in few areas,

I’d give it a 10 out of 10 as well. This builder really knows how to build a beautiful home. And I assumed before looking at the price this must be a 3 million dollar house. So a lot of value in my humble opinion. It’s nice to see a home builder actually invest some $$$ in custom closets. My only question would be is gas stove a option? If that was my only gripe I’ll take it.
Yes can get a gas stove in there, can get one in any home but not natural gas propane. If you like real new modern look this builder is the guy, alot of these sort of styles are going up here, its a new trend.

There are many multimillion dollar homes on the same street, one for 2.5M etc... but I am not an appraiser, regardless appraisal would be a contingency on purchase
Meeh… The garage creates an issue, to close to the house and it’s a confined area to pull in and out, huge negative… The kitchen cabinet color isn’t in my wheel house… and to be honest, all that gold accents sorta gives me 70’s vibes, not a fan… There’s just too much going on and it’s over kill…
Seems really expensive, cold and impractical. Doesn’t fit the neighborhood. Terrible garage layout. I’m glad it has gutters many of the flat roofs homes stain a lot, look worn and need constant cosmetic upkeep. The study was small. If I was a single guy or my wife was barren it could work. Reminds me of the Clark Griswold’s neighbors house from Christmas Vacation. “Why is everything wet! I don’t know Margooooo”
The land has appraised for more than 400K and to build that home new is around 800K without the land. However, everyone has an opinion about what things should cost. Thanks for the comment.
It’s a VERY long travel as well as a fixed bridge to deep water. Def a diamond in the rough…. Over priced and out of place for a water front property….
@@jhill1023 the bridge is just under 11 feet of clearance. It is perhaps the tallest bridge in Cape Coral. The access is considered excellent in this area going through Finster Lake to open water in just a little over 30 minutes. However, the reason it still has not sold other than the price is that it is located on Mohawk Parkway which is a very busy street.
Build this for under 300k? Just the lot cost almost 300k these days.. Just all those lighting systems and premium fixtures and all that glass cost more than some houses.
Horrible -think about any SUV coming in or out of that garage, courtyard garages are the worst, back and forth ,just to get in ,never buy a inside garage entry ,their a pain in the neck
I disagree. Lots of space in front of the garage and it provides a great privacy, plus the circular driveway adds to the ease. These are my favorite garage layouts . But I will put you down as a no😀

5 out of 10 for me. High gloss floors a big downer for me and the garage design is an issue. Looks like an office building.
