No, if I don't own the land I would not buy. Especially in Banana Republics where you don't have human rights, where they discriminate aganst foreingnes in property ownership and employment and any other part of society. That rental income is very uncertain and requres a lot of work that normal perso has no interest in puting. Exelent video, you just explained why it's not good to invest in Banana Republic of Indonesia. Once they start respecting foreigners and change their propety law it may be little more favorable but still horrible investment. You can just put your money into professianlly managed stock and you are in the business. This BS is just a emotinal purchase.

Very funny how you guys market this as buying when you actually just taking a very long rental agreement. Do it right and buy freehold - even though it’s way more complicated as foreigner.
Obviously we disagree - leasing is not like renting. With a strong extension the land can be your forever. But yes Freehold is also a great option - the problem is that there is very little inventory which has pushed up the prices where it doesn’t make sense anymore 😅
@@propertiabalirealestateLove your Channel - great info.. but my son (WNI) just bought (hak milik) land in bingin (2km from bingin beach) and it wasn’t much more than your example… the advantage is we can sell anytime we want without having to involve a landowner (either bailinese if hak sewa or the government if HGB) and thereby realize an appreciation of the asset and don’t have to worry about expensive extensions after 20-25 year when presumably they would ask for market value for the land to extend. I will say it was difficult to find and hak sewa / long term leases are fine if you accept there’s a good chance that extensions will be prohibitively expensive and you can realize a good return in 20-25 years 🙏
All these videos about building villas in bali leave out the most important facts . 1 building costs,land cost living costs labour cost all depends on where you live in bali It varies on location etc 2 u need to have all the legal licenses n be registered for tax etc to rent out villas in bali If yr caught not having the correct licence etc etc n rent out illegally yr in big trouble the villa could be destroyed. The balinease community has all the power u get on the wrong side of them yr finished

Our experience is that the best investment is done with a lease hold land. Obviously your extension for the land has to be secured🙏🏻
