      Glad it gave you some perspective! Certain places internationally can be very lucrative AirBnbs. Most nice villas in tulum can command $500+ a night in high season!

    I am a realtor in the area but started as an investor. I do business the same way I invest and advise my clients on their best interest. This video shows the real value of Tulum and the current real estate market. Real numbers not some expectations from developers 👌🏻

    I spoke to a developer there and the AirBnB is over saturated and people are pulling out. It’s too competitive and units are still overpriced. I’ll hold off and wait for them to come down in price even further

    Thanks for the tour and sharing the costs. It's quite an interesting fact that foreigners cannot buy within 50km of coastline, kind of make sense from local perspective but sadly for locals there is a loophole that anyone can use as long as you cash out.

    Adriel, The return is terrible and the trouble to get involved consumes too much effort and time! There are other assets in which to make a better profit with less capital required.

      I rent out in a touristic city as well and this is so true and really underestimated. The trouble and all the time and effort for just a little lower or the same ROI you get on the stock market where you spent almost absolutely ZERO time and effort in makes it a no brainer to just invest in stock or even crypto etc. I still have a small mortgage on the house i rent out but when its paid off i inmediately stop renting it out so much.

      @@Yos2009 You can get US treasury ETFs that are giving about 5% risk free vs the 6% he is projecting. Unfortunately Adriel did purchase at a low interest rate time. But for the long-run, who knows. Thankfully Adriel bought unlevered.

      For the property he purchased, maybe $179 a night at a 30 to 35% occupancy. At least for the next few years. My intention wasn’t to be hard on the guy who posted the video. I believe he will do well with the property he purchased, eventually.
      Not to discourage you @Yos2009. I think Tulum is a good place overall to invest if you are in it for the long term. But you must be very careful and intentional about how you invest here. There is so much available here, so much being built everyday, and there are a lot of corners cut in the development of these properties.
      The market is saturated with “average” short term rentals right now. Developers really oversell the ROI of the short term rental market for the average person.
      The people that are making money here are savvy investors. They have unique properties, well equipped, luxury amenities, great location, strong marketing, years worth of strong reviews.

    My villa in Region 15 just finished. My journey was similar to yours. I'm in the closing stages now. Furniture is being delivered next week and renting starting March 1st. Thanks for sharing your journey. Your legal fees were nearly double mine. Otherwise much was the same. Overall not a bad process. Stoked to own a small piece of paradise.

      I felt like those fees were high, but I got multiple quotes in that price range. A lot of it was the transfer tax, since my contract price was $340,000. I'm assuming your purchase price was significantly cheaper, hence less transfer taxes?

      Thanks! Yes its tough when there is no financing to leverage. Best is if you can get land and build it yourself as you save quite a bit. Im sure the developers made quite a profit off me. I think this villa can be built for $250-280k all in if you are your own builder

      look at San Pedro, Belize. CASA banana, habitat and many other Tulum companies are establishing themselves there. You are way to late on Tulum

    Condos are a dime a dozen there. I tend to steer investors into different areas in Mexico, as there are some up-and-coming markets that simply are a much better investment in terms of ROI and price per sq ft etc. As well these areas attract Snowbird renters which don’t cause damage to your property.
