I'm a 32 year old real estate entrepreneur. I started my real estate journey in 2016 In my investing career, and have flipped hundred of homes and own 3 apartment complexes totaling 60 units. I've also been to 47 countries from Brazil to South Africa to Uzbekistan. I love flying in luxury and staying at nice hotels without paying full price!

Bro 340k USD in MEXICO is RIDICULOUS for its size. Those rooms are TINY. Ridiculous. 340k Cash is a whole lot of doe when you NEVER going to truly own the land. You're leasing it to yourself basically but paid CASH full amount not knowing if you're even going to stay their 30 years. The bank OWNS it forever. That liquid is GONE. You retain buyer privileges but never really own it. Like Chik-Fil-A. Kind of wild. What rights do you have if you want to sell higher? It will take your about 15 years to BREAK EVEN unless you sell it for 450k RIGHT NOW. That's a TRUE PROFIT.

You got scammed by the attorneys man. I’ve bought multiple properties in Mexico, albeit not in Tulum, and the lawyer/notary costs should be around $1-2k USD. Maybe tulum is higher but can’t imagine 20k Jesus
@@Baz35712 majority of that is property transfer tax thats based on the sales price of the property that goes directly to the government not the lawyer

$340k to live in a shit hole called Tulum in a "villa" 😂😂
You can get a similar 5-6% return in a money market account, share dividend , or high quality bond. Zero work, virtually no risk, no maintenance, tax filings Airbnb headaches etc. etc.. Unless you get a capital gain after a few years on the property appreciation, this is a very poor investment.
I'm a CPA for real estate private equity and agree this is a bad investment unless he can sell for big capital gains. I've been to Tulum a couple of times and it seems sketchy. Lots of poor backpackers and druggies. It's also too far from the main airport.

What was the construction approval process like? I know that Houston isn't very restrictive compared to other cities around the US, but were there anything like environmental review or neighborhood opposition that affected the timeline?
@@anirudh_s17 for this project no, but i’ve done other projects in Houston where a public hearing was required
Does the GC carry the warranties or how does that work????
@@tome2806 yes the builder carries the warranty. Standard 1-2-10 builder warranty

@@kevinwallace6330 glad it helped! I used a local bank in Houston called Veritex Bank. Wherever you are, I would recommend talking to small, local banks and credit unions

It’ll bend under the pressure of human weight babe. Yknow how floors creak? Those are weak spots, give it time and it’ll bend a bit or even break through if it has low resistance flooring.

@@AaronEmerald other homes sold 1 day on market and there’s new construction ok every block of this area. Just finished another 5 home development a few blocks from this one all sold at full asking before even completed. Its gentrifying fast

Thank You! It's been doing pretty well! The first 3 months it was grossing around $3,500 and expenses are lower than I anticipated. Only $260 for HOA, $280 for Property Mgmt, and $55 for Internet.
High season is coming in December - February and hoping to gross double
Was the builder fee the general contractor you hired? Do you recommend having a flat out fee?
Yes the builder is the GC and I recommend the flat fee, because if you want to make changes, the builder's profit isn't affected as he has his fee already. Also it's more transparent as he isn't trying to hide any markups from the subcontractors for his profit etc.
