Having a camera is definitely good!!! We caught an agent taking out all my prescriptions and reading the labels. I felt she was looking for some special prescription. It’s currently being addressed with her broker. Talk about unprofessional!!!

Yeah booties are crap. Knowing who is coming in is very impt. We didn't have cameras when we sold our No. AZ home and we had some minor damage from "walk-thru's" that should not have occurred. Our buyer even broke the stove dial on his final walk-thru and my realtor blamed me... You do a great job Audra!

Built our house 18 years ago and we really need to downsize, house and acreage. Learning so much from your channel and really appreciate the information that sellers ( or buyers) do not think of. The monitoring sign is brilliant! So is the sign in sheet..We have 4300 SF and would be easy for one or two ( family situation) to move around the house without the agent present. Ugh, I have 18 years worth of paperwork to go through looking for monies spent on fixed improvements. Would have been smart to have a dedicated file for this at the beginning.
Wish you were in the central Florida region, I would hire you in a nano second!
Ahh..thank you! Yes, a 4300 sq. ft house is a very large home. It difficult to keep track of visitors in that size of a home. If you were to hold an open house, I would have at least 2 agents present...or you could pose as a buyer. Keep an eye one people. Cameras are a good idea too. Keeping track of receipts is really important. I forget myself sometimes. Thanks for sharing from Florida;)

Most the time with open houses you get the nosy neighbors. Also having them sign in, people can always sign a fake name. You would have to see IDs
You'd be surprised at how few neighbors show up at my open houses. Most the visitors sign in correctly...there are usually cameras up too for safety reasons.

Our listing agent told us it’s illegal to have cameras in our home during a showing. We live in Virginia
Uhhh....not sure...but I don't think that's right. They may not want cameras in the house so you can spy on them...lol.
Last time i sold my house my USAA policy almost got cancelled because they don't renew policies for houses on the market. Fortunately it sold before renewal time, but they said they would not renew it if it was on the market.

Hello there! I use the Ring system...but there are other systems that work as well...if not better. I would do your research. There are some cheap ones you can buy on Amazon that does the trick (they hook up to your cell phone apps). If you are selling your home, you don't want to invest too much money into these systems...just enough money to keep people honest. Best of luck to you...and so glad you are getting value out of my content.

Hi Audra, me and mom are going to be selling and moving across state lines. I am listening to everything you say in your videos and taking notes. It’s really helping and giving me the confidence I need. First we are going to declutter the home so we take less with us and it makes house look better. Next we clean the house & remove trip hazard rugs. Next printing off a sellers disclosure statement from computer, filing it out, finding as many receipts that we can. Next getting an inspection. Next interviewing 3 real estate professionals and negotiating the commission. I think talking to the agents will be the hard part. I have an indoor cat with no claws and wildlife around, so I will have to be in the house when the buyers come in. It will be by appointment only. I don’t want an open house. Any other suggestions for me? If not Thank you so much!!😊
I am so proud of you!! You are going to do great! I know our critters are so important to us. Interviewing agents will be easier than you think...you're the boss! Remember that. Regarding your cat, I would just try to stay out of the way when visitors arrive and try to make the kitty litter box disappear. I actually had my clients sit in their car with their pets (in the garage). There are many who are allergic to cats and other critters. You can only do what you can do. You are doing all the right things. Great job!

It is so true, insurance companies make you list EVERYTHING that you own when a disaster happens and even then they do everything in their power to cover as little as possible.

Nice video with good info we can use. 👍👍👍 If a seller had a termite problem in the past that involved fumigation and treatment of the foundation by a professional and water damage from a slow leaking kitchen drain and the water damaged building materials were remediated and replaced with new materials by professionals per recommended water damage standards, what would be the best way to disclose this information? Sellers in this situation often believe they may have trouble selling the home with these disclosures. Is this true?
In a hot market, buyers are just grateful to buy any home. If the repairs were done by professionals and well documented, it shouldn't be a problem. I would fill out the disclosures ahead of time (before listing). When an offer comes in, show them the disclosures up front. Better to know early in the process for the buyer. As long as the issue has been remedied correctly, it should be fine.
Thank you for your reply, Audra. I bet a lot of homes have these issues, and the buyers never really know about it. When I sell a home, I am honest about its condition. I've never had a problem with any of my buyers, because I care about them not just the proceeds.@@AudraLambert

Audra, about 5 years ago there was a leak from the above unit to my condo. I can't find any paperwork but I remember the insurance agent/ officer looked at the area and the decision was that A/C cabinet was a bit moist and maybe a small piece of the wall too. However I think fans were installed and area dried. And all that was needed was to paint the area on the inside of the A/C cabinet. I don't live there, it was rented, so I don't know the whole thing but I accepted. I think I was given an allowance of $400 to $600 to paint the cabinet inside, which was done.
What do I right on the disclosures? I'm stressing I need to retrieve my all ready sent disclosures. I couldn't pinpoint exactly what to say so I left it blank.😮

@Audra. Love the "sign in" feature. Exactly what's on your ipad that they sign. Details please!!!
I use Jotform on my ipad. I created a sign in sheet with First, Last name, email and phone number. There is an area I add "notes" so that I can write in my notes details about the buyer so I can remember who they are. its a great idea to do. There is another app called OpenHomePro that can assist with this too...I think its free. Best of luck to you!!
How about verifying their ID when signing in? Anyone can put a false address in the log book.
I have never asked for IDs during my showings/open houses. I do think that is a bit overboard. However, I do recommend entry cameras for my listings. If people know they are being watched, they are on better behavior. If you ask for IDs at the front door, the buyers may think you could be difficult to deal with. Believe it or not, most the people who login to my iPad give me legitimate data. I think the sign out front warning them that they have to sign is helps.
@@AudraLambert But when prospective buyers walk into a real estate office to view homes, don't real estate offices in California ask to view and xerox the buyers state ID? They do in Illinois. Besides, I have read that several realtors have been murdered while showing homes. That would give cops a valid lead if anything happened to you?
@@steveolive9991 Funny thing, most realtors don't work out of offices now-a-days. I have a home work and home office. Most sellers call to make an appointment for the selling agent to view their home. Rarely do I meet any buyer or seller in my office. At least in my area, that "go to the real estate office to chat with a realtor" isn't as common. When I am scheduled to meet with a buyer or seller at their home (usually the case), I look up the tax records to see if who I am meeting with has the authority to sell or buy a home. I then look them up online t see what they look like...this is 80% effective. I also look up the phone number they are calling from...I just type it in the google browser. Thankfully, I have had the privilege of working with amazing buyers/sellers. I do have 2 other agents on my team who usually accompany me on my appointments for extra security measures. However, it is very important to know who you are dealing with. When we are renting properties, we request IDs for the application...but not for when we are selling real estate. Interesting...never thought about that before.
@@AudraLambert ....and those 2 other agents that accompany you on your appointments are guys (perhaps they are armed.....they have a concealed carry permit)? Don't want anything to happen to such a pretty girl. I have a few female friends locally who are/were realtors and they were/are always extra cautious when meeting someone they did not know.

@@AudraLambert, yes, and in central Florida where I live, horse country, not unusual to hear the coyotes yipping through the neighborhood. Definitely adding this clause to our disclosure. Again, some of these lawsuits you mention sound so frivolous, and all the more reason to cover our behinds to a fault.
Question what if your selling as is???
Well, In California, everything is sold AS IS. However, most buyers want to come back to negotiate repairs and/or credits. The Sellers can always say no....however, that may offend the buyer and they may back out. You would not believe how emotional the negotiations can be. I recommend writing in the offer: Seller will not give buyer any credits and/or repairs. I also like performing a home inspection for all my listings. So when the offer comes in, we hand over the home inspection and let the buyers know what condition the property is in. We let them know we are disclosing upfront the condition the property is in...and will not be making any repairs/request. I absolutely HATE repair request!! If the seller actually makes some of the repairs, the buyer often times are not satisfied with the repairs. Avoid Repair Requests!!
Why do Realtors allow idiots to get in Tubs with shoes on? When is Home Inspector Responsible?
Insurance never pays you without receipts. The go by DEPRECIATION uncles you go out and buy it all again then they will pay you even if you have photos. They say YES WE SEE THE PHOTOS BUT WE DO NOT HOW OLD IT IS BECAUSE YOU HAVE NO RECEIPTS.

No, once you sell your house, you are done. After the property closes the home warranty has a policy with the new homeowner. I hope this helps!

When we first moved here there was a new story about one of the farmers having trouble with a bobcat. When he called the state game etc people about the bobcat they told him there were no bobcats in Pa since, some date. The farmer replied that okay, whatever they wanted to called it, he had shot and killed it and was required to notify them! And yes, when you get up close most people can identify the wildlife around here.
