    As a real estate photographer, my two biggest pet peeves are: ceiling fans that are still on when I arrive and open toilet seats. I'll adjust the lights and blinds to suit myself, but it is great if the lights actually work! The comment about getting neighbors to move their cars cracked me up. That would NEVER happen in Texas. Getting the owners to move all their cars is often a challenge. Asking the neighbors would just get you a dirty look and a door slammed in your face. The thing that annoys me the most and makes my job almost impossible is when the sellers are there and their pets and kids are underfoot.

      Hello Glenda, I thought you were a realtor. You are very knowledgeable. Yes, having the kids running around (and pets too) is always fun. When I've asked neighbors to move their cars for the photoshoot, I usually warn them a day or two in advance with a treat of some kind. Luckily, most the homeowners I work with know me and are willing to assist. I just tell them that I am selling the house next to them and want amazing photos to fetch top dollar...ultimately raising their values. Believe it or not, no one has slammed the door in my face. You can always edit the cars out of the photo if its distracting...just one less thing to do. Thanks for your comments. They are good ones.

      Nope, I am a real estate photographer and home stager. My husband is a handyman. We provide pretty much full service preparation before listing. I am a master of editing out cars, trash cans, etc. It doesn't matter how nice you are or how much warning you give people, those things just don't get moved here. It's a different attitude. It would make my job so much easier, but....

      IF I were looking at a potential home to buy: If I see a neighborhood to where the homes have 3 - 4 car garages and then the owners park their vehicles proudly parked, front facing out" in the driveway, I would look elsewhere. Nothing tackier than the neighbors showcasing their cars for all to see. Garages are for cars. Thankfully, my neighborhood frowns on that and everyone parks in their 3 -4 - 6 - 8 car garages. I get a kick out of Real Estate "Porn" looking at all the horrid HGTV trends, the word art on the walls, the massively large clocks and other "things" from Home Goods. Just say no to that! The other pet peeve is that awful 5000k LED lighting that is so popular. If gives the impression of a police interrogation room. One of those online forums had some real estate listing of people sleeping in bed and the most shocking, old "Grandma" in a hospital bed in the living room with oxygen tanks and other things. You would think that at least they would wheel granny out of the way so that the photographer can do their jobs. Along with open toilet seats, no potty chairs, or dirty toilet seat extensions and by all means, pick up what your dog leaves on the carpet. Just a little RE humor but yes,, I've seen that.

    Just started decluttering our house. Thankfully we have time and I have been telling my husband some of the tips and he said we never had to do that and I said we've been in our house for 25 years! It's a completely different process nowadays. Hopefully I will convince him, but in the meantime I'm doing what I can do and I appreciate all of your tips.

    Oh man I’m so overwhelmed. I’m trying to prepare my home for sale but I’m broke and chronically ill and can only do so much. I feel so defeated trying to get it up to a standard I need. I wish I had the time and energy to do more.

      Oh no! Have your reached out to some realtors yet? Please try to interview at least 3 agents. See if they can help prep your house for you. So sorry to hear you are not well and broke:(. There are great agents out there that really care...just have to find them.

    Just finished our photo/video/drone shoot and I swear, it was every bit as exhausting as moving! We’d decluttered for weeks before hand but made sure every surface was clean and polished, decorations neutralized, bathrooms looking like hotels, garbage cans stowed, dark drapes removed. I got a dozen vases and containers from tiny to huge, put them on a tray and arranged them with greenery pruned from the yard, (no flowers, stayed neutral) along with bowls of fruit and herbs, and let the photographer pick and choose where to place them. The photographer loved that, and used them all over the house and yard. The pictures turned out SPECTACULAR! Thank you for all of your wonderful tips!

    I’m a Real Estate photographer and publisher. Everyone of these is recommendations are highly appreciated. I shot two $12 million dollar homes in the last 6 months that already sold, but even those required my prepping them. Those photos are my reputation and since the stake were high, it was worth the effort for all concerned.
    Thanks for your well presented explanation of what to do and why it should be done. I wish more agents were at your level of expertise.
    BTW, I’ll update my shoot prep list because you reminded me pet peeves that I forgot to include.

    I remember checking out the photos of one house where the little dog was in about half of them. It was cute, but it was really distracting from the house itself. Another one of my pet peeves is when the toilet lid is left up.

    Hello from England. Watched this video a couple of hours before our photo shoot and am so glad I did. (The last time I sold a house was over 30 years ago when a 3”square advert in the local paper was all that was needed!) Cleared away much more than I was going to and the photos look amazing.

    Super great video....as always Audra! My biggest pet peeve (I don't know where that term came from because a pet isn't a part of the equation) is TOILET LIDS LEFT OPEN...HATE IT!! Don't use the toilet before their arrival (no one wants that odor or whatever is used to cover it up)

    What about walk in closets? Do you recommend clearing all clothes? Thank you.

      No I do not recommend clearing out all clothes. I would organize the closets. If you take the clothes out of the closets, a buyer might think the seller is in a distressed situation (divorce, death etc) and offer a low ball price. I know...sounds crazy...but true.

    I agree that home photos should look nice, but if a street is full of cars and things, I would want to know that. Same with barking dogs next door. A friend of mine finally gave up and moved due to obnoxious Las Vegas neighbors who had constantly barking dogs and loud parties on the weekends. That neighborhood the homes ranged from 2 - 3.5 million. While that does not that far here these days, one would hope for nicer neighbors. In my neighborhood, we have several pro ball players and they entertain a lot. Fortunately they are not on my street but have to pass their guests parked TRUCKS in and out of my street. Neighborhoods in California and Las Vegas are the worst regardless of price range.

      Oh my goodness, that is just awful! Its definitely important to evaluate the neighborhood when purchasing a home. I am all for over disclosing everything you know about the property. I really like to take photos of the properties I am selling presenting the house in its best light. Sometimes homeowner will park their cars on the driveway, or their kids has a car parked in front of the house etc. It is important to look for nuisances around the property.     Here in the Low Country of SC pine straw mulch is the norm. It's reddish. Will this fail to photo well? Love your channel and your advice is greatly appreciated.

      Hello there! You should be fine to go with pine straw mulch. It will look very nice. There is this bright orange/red mulch we have out where I live..its too much color. Really glad you are getting value out of my videos. Happy to help!

      I learned a long time ago, never assume anything about dogs, and never assume another person will be safe and comfortable around a dog! Even my own dog, who can do no wrong IMO, is a liability left alone with a stranger!
