    Thanks to everyone who asked about the shutter hardware. The products I used to soak the hinges were washing up liquid and bicarbonate of soda with warm water. We've recently started an Instagram account where you can watch a reel of the full process (link in bio). We wanted to upload it as a TH-cam short but it was too long 😅
    Thank you for the suggestions - I have four more batches of hardware to strip so I'm keen to try some of the products you recommended 🥰

    I think in a lovely old house like that a big kitchen table for casual dining rather than an island would be much more in keeping with how a house like that would function.

      This. I've removed an island as it was always in the way. A kitchen table can be moved. Also the room is large enough for a comfy chair or to. I fear the dining room will only be used at Christmas.

      I agree! I'd put a nice little table and set of no more than four chairs right in the window alcove, so you can sit with your cup of tea or coffee in the morning and look out over the garden.

    I would definitely have the dishwasher in the kitchen, always a good idea to load as you prep food, and you don’t want to cart dirty pans, trays and dishes across the hallway

      Yes -- that surprised me that they plan to put the dishwasher in a different room. But maybe that's not unusual in the UK?

      If there was a door direct into that room so it was a butlers pantry it would make sense but no way anyone else would want to be walking out into the hall with all the dishes, you’re doing a massive loop to get into that room, you’d be needing a trolley to drag all the dishes back and forth. The kitchen is also going to need to have a small dining area, no way you’d use that massive dining room everyday when it so far from the kitchen (once again you are going to need a trolley to carry everything back and forth).

    No need to apologise for delays -- those of us who've done work on our houses know that there are always those delays, and always those moments of thinking if we'd just gotten this started sooner.... I love your plans for the house. It looks like it will be able to breathe again, and look how it was meant to look. Watching Emma get the hinges clean again was so satisfying.

    Few suggestions:
    Ground floor bath: consider adding a shower. As you age, break a leg, etc., you may find yourself needing to live on the ground floor. A shower will make that possible. Also consider- do you want the entry to the water heater in the hall or perhaps in the bath itself and double as a linen/toiletries closet?
    Ground floor layout: If the house entrance is in the front right corner, and the kitchen is in the back left, then all groceries will need to be hauled all the way thru the house. Moving the kitchen to the right side of the house would make it much easier. It has the added bonus of placing the kitchen next to the dining. If they aren't together, most people would just end up eating in the kitchen leaving the DR unused.

      I'd have to agree with all your comments. However, there may be an issue of electricity supply in the other side of the house and the added expense of extending it over there. There may be other reasons as well, such as lighting and drainage and who knows what. But they are good thoughts for sure. I think the loss of a dining room for daily life is not tragic. It could be used for other things.

      I agree about the full bathroom being needed on the ground floor. As they aged, they really needed it. And a laundry on the ground floor too.

      He said they are leaving the door on the front left as a secondary entrance which would be close to the kitchen.

      @@marysullivan3881 The laundry will be in the utility room next to the kitchen so that's not an issue. I definitely agree, have a shower either in the downstairs bathroom or the utility room! It's also handy if you're doing garden work or kids got properly muddy in the garden.
      The dining room probably won't get much use but in a house this size and style it's still a nice thing to have I'd say.

    So glad you have decided to change the original idea of the kitchen location to now be a library! Yes!! It could be a nice cozy room with a couple of comfy stuffed reading chairs and if there is room, a gamee table. Now, the idea of having the dishwasher in the "utility room" and where dish washing woud happen, no! That would be really inconvient to have your dirty pots, pans and dishes have to be rounded up, carried out to a separate room, washed, then carried back into the kitchen. I can see the idea of a dog wash area, washer/dryer, a utility sink and drying rac in there, maybe a 2nd dishwasher. Cupboards to store seldom used kitchen items (huge kettles, specialty items, etc. that window spot in the kitchen cries out for a table and chairs for casual meals, I would be hiring a kitchen planner!     You mentioned storage considerations. For the bedrooms, consider purchasing antique wardrobes and chests-of-drawers. An attic room could become storage for seasonal clothing, extra bedding, holiday decorations, etc.
    I’m enjoying all aspects of the process of returning the rectory to a family home. 🥰

    Food for thought. I think the living room should be in the corner where you are currently planning the dining room. It does have the best views and I can just imagine sitting in there relaxing on a comfy sofa enjoying those views. You are planning a lovely big kitchen which is where I suspect you will spend a lot more time than in the dining room so it doesn't matter if the latter has the best views or not. Also, I would probably connect the dressing room directly to the master bedroom for convenience and privacy.

      Agree. If a living room fireplace is the issue, one could always install a non-wood-burning fireplace along the side wall, such as a gas/propane fireplace. The outside wall would be an ideal spot as it could easily be vented to the outside, and the vent caps look like clothes dryer vents from the outside, and are placed just behind the unit, so no need to have anything running to the upstairs walls. Such units are very nice these days, with realistic-appearing logs and are quite efficient. We've had them in two of our homes. They can serve as a cosy heat source for a room and when it's time to go to bed - just click! and the fire is out.

    I apologize for being a bit behind. And I understand that you are firm in your decisions about the living room and dining room placements. However, I am compelled to share the thoughts that came to me watching your video. I think you should (re) consider, for a couple of reasons. One, traditionally fireplaces are often in the dining room, two it would be lovely to have the living open to the garden. And finally I would love to see a large opening with perhaps pocket doors in the wall separating the two rooms.
    Just thoughts. I absolutely love this house and your plans for it! 😊

    While you are in delay mode, take the time to refresh the add-on and make plans to move in. Life won't be as glamourous, but coordinating all the trades, work and deliveries will be so less complicated. Plus, you'll eliminate the pressure of financially maintaining two households. It will lessen any pressure you feel and anxiety over the delays you will encounter. Take the long view, as you are no doubt by now realizing, there are no shortcuts! In the end, it will be fabulous.

      Totally agree a ‘camp out’ in the add on - might be quite fun and would save, time, money and travelling plus being in situ may be advantageous in monitoring outsourced work. Of course it would depend on selling any previous home of any renting contract.

    I'm so glad you're not knocking through walls to build en-suite bathrooms. It's much more in character of the original house to keep the separate rooms, and as long as there are a sufficient number of bathrooms that are nearby the bedrooms, it seems like that's all that's necessary. (And it seems like that's the case with your current floor plan.) The only possible change I've read in the other comments that I like is potentially extending the upstairs hallway through to the rooftop door so that the corridor runs all the way to the end and has more natural light. The bathroom that is currently slated to include the exterior door seems like it would still be plenty large enough if you separated it. In any case, looking forward to your next update!

    Thanks for showing the floor plans in detail. It makes a huge difference to viewers. All your plans make sense and seem like they will fit the original floor layouts. I applaud your decision not to cut up the second floor rooms in order to chase the fad of "every room needs an ensuite" --- We haven't had one for almost 40 years, and don't miss it. For as little time as most of us spend washing, ensuite bathrooms are a waste of money, time, and space. Bedrooms can have dressing tables to accommodate titivation. Adding cupboards in the second floor bedrooms will be a challenge, considering all the central windows. One could put built-ins along the door walls of the three big bedrooms, and along the projecting wall of the smallest one. I think that you will find the opening of a door will cover the added 75 cm wall of cabinets. You might try a mock-up with cardboard.

It’s going to be a beautiful place and what a take you’ll have for the future haha. “Once upon a time, we bought an old rectory and did it up all by ourselves and put it on TH-cam”. 😊.     It’s a great learning experience! And I think several viewers suggested you hire an architect in your very first video, but now you know! The delay with the house frees up some time to work on the landscape, talk to other professionals/contractors and get your other home sold. It’s all good and positive!

    I think sometimes not knowing all the work involved can get you into a project. I also think that in the end, they are the most rewarding projects. One thing at a time. You will get there. I think even if you were rich you could not get into the house as fast as we would love to see you in it.

    Thank you! It was a pleasure to see the former and proposed floor plans and made it much easier to visualize. I think you'll be happy with your well thought-out plans. I don't think it's a big problem not having en suite bathrooms, and actually gives the floor plan a comforting, more-traditional feel (though rather more Victorian than Regency.) And yes, please do add the additional storage you mentioned. Many architects suggest allocating as much as a quarter of your square footage to storage, though with all those extra rooms for just the two of you, that much might not be necessary. I have one minor and one more major change to suggest for your consideration. 1. Do consider removing the wall between the utility room and the back stair hall for easier access to the dog bath, etc. Otherwise, you may end up with a lot of outdoor dirt to clean up on the long walk between the entrance to the house and the utility room. 2. Though you have considered it and ruled it out, I really think you'll regret the distance between kitchen and dining room. If you switch the dining room and living room, you can add a fireplace in the living room using the same chimney as the one in the adjacent room (your planned living room, my proposed dining room.) This will be a lot of work, but not impossible, and in my opinion, totally worth it, and still in harmony with the original Regency ambiance. So sorry for the delays you are experiencing, but you seem to be taking it all in stride. I'm glad you were able to make the time to post--I find myself missing you and eagerly waiting for the next installment. Wishing you the best.

      Oops, I did misinterpret the floor plans--the wall with the fireplace/chimney is between the kitchen and your proposed living room, NOT between your proposed living room and your proposed dining room. So adding a fireplace to what I suggest as the living room (your proposed dining room) would require adding an extra chimney--not impossible, but a lot more work and expense! Sorry for wasting your time with impractical ideas. (However, a fireplace in the dining room is lovely, and you could add a woodburner that looks like a fireplace but requires a smaller chimney in my suggested living room.)

      Looking at the drone pictures and facade photos of the rectory, there are still two chimneys, presumably one between the proposed kitchen and the proposed living room connected to the existing fireplace, and one between the proposed living room and proposed dining room. So it wouldn't be as big of an ordeal as I thought to add another fireplace in your proposed dining room/my suggested living room, and would be more faithful to the original house, and would give you the option, if you like, to have the dining room next to the kitchen while still having a nice fire to sit by in the living room. Maybe you could even have a fireplace in the master bedroom using that chimney. But you know best what works for you!

    I want to tell you about a product that will clean up anything brass metal , I cleaned up a Brass Full or Double bed over a hundred years old. ,, Just use food product Ketchup use a simple scrubby pad leave it on for just a minute and it will clean your brass like new, Best of luck and a great show .     Now that you're kind of waiting around - with a garden the size of yours, especially with all those trees and shrubs, it would make sense to invest in a chipper. It dramatically reduces the volume of all those cuttings, and you can use the woodchip as-is as a mulch, or add it to the compost heap. Speaking of which, you might also consider building a 3-bay compost bin in an out-of-the-way corner. The sooner you get your plant waste in there, the sooner it gives you that brown gold at the end of the process.

      Yes yes yes! We actually do own a small chipper, but with the large initial volume of cuttings, we're planning to let them build up, then hire a professional size chipper and throw it all in. Once it's shredded we will probably just scatter it as mulch. 👍

    I've restored a few century houses. This building you are turning into a home (again) is beyond the scope of what I've done and any advice I give should be considered suspect .
    There is a method of deciding what trims and crown moulding are appropriate for rooms and hallways in properties like yours. I want to say the term is "architectural subservience" but I know that's not it. Basically it's a guide to pairing back the trim details as you move from the primary rooms to the secondary rooms. I wish someone had mentioned it to me when I started a restoration. There was nothing left in place to guide me and I carried the same elaborate trims used in the receiving rooms to the bedrooms, and halls, guests rooms etc. It looked okay but it didn't look right. The eye appreciates a fancy moulding but it needs to rest when it leaves the space or everything starts to look the same. (That's my thinking, anyway.) If you have bits of the original stuff in place, you're set, just follow what's there. They knew what they were doing. If you have to recreate something missing, learning the vernacular of your home's trim will save you from some of the mistakes I made.
    Your vision and dedication is such a pleasure to watch. You are reawakening a building with a soul. Thank you for allowing us to be there as you do!

    I was wondering if you had thought of using the room that has access to the roof terrace as a study instead of turning it into a bathroom - it would be a great space to work in and on sunny days a nice place to sit outside.     On storage: decide what you need or want to store, then decide how you want to store it, then where you want it for best use. The answers will come automatically. Building storage without considering what will need to be stored is a waste of time, money, and space. For example, you might want a linen closet. Think of the linens you already have and how you would like to store it. (closet? chest? shelves?) Where would it be best located for practical use? (Utility room? Near the bedrooms? What about kitchen linens?) Keep on going with all the things you want to store that you already own!

    I love your measured approach to your plans! You likely don’t want yet another suggestion but have you considered your proposed Library space as Dining, Dining as Kitchen/informal dining, Living as Living, Kitchen as Library/Snug and then Utility/ Mudroom as planned. Hope that makes sense! Plans for 1st and 2nd floors look great, there looks to be so much space in each room that storage could just be a vintage furniture solution? I’m sure whatever you decide will be great ☺️ thank you so much for sharing your journey ❤

    This is amazingly interesting😊. I don't envy the longevity of the project but I do love Georgian era architecture. Besides all this renovation work, I don't think it has been mentioned if either of you have hobbies/interests that will need work space/storage space for projects and materials. I ask this because I'm a crocheter and yarn collector, and would definitely be laying claim to whichever room would have the best light during the day and the most potential for materials storage😅.
    It's very nice to see your progress and how things will come together in the end. May the asbestos crew and planning council catch up with you and speed things along. Keep up the good work!

    My suggestion. Switch dining room and lounge. In reality, you use your living room more, even with guests and will get to appreciate the view. Dining is usually fir brief times, often at night, and potentially wasting the view. Unless you believe you will be entaining at least weekly, you likely will eat in the kitchen, and the room will rarely be used. At the end of the day, its your home you can switch thise 2 rooms later with minimal drama if thats what you find

    It would make sense to swap the kitchen for the library. You could still use that lovely bay window as a place to sit and have coffee/lunch/tea while looking out on the garden.
    Have you considered having the office on the 2nd floor? When working from home it’s good to have a place to go to that is separate the ‘personal’ parts of the house, and when you finish work it’s left physically behind.

    You were very upfront from your first episode that your channel was about learning the process so I expected some "proceedural" delays. I grew up in a series of houses that my dad remodeled. He bought the worst house in the best neighborhood he could afford and usually doubled the value of the house when it was sold. But that means I watched him learn the best way to do things over time. One thing that never changes is housing authorities, bureaucrats and craftsmen delays. I am glad you tried saving the hardware. It's so rewarding to salvage original details...especially if there is nothing equivalent still available.

    Suggestion - put the dishwasher in the main kitchen and have a secondary kitchen/worktop/oven in the utility room along with the washing machine, dryer, ceiling hung airer and ironing board. Further, have you considered a "boot room" for outdoor clothing, dog wash etc?

    Thank you for the candor of this episode, I know 100% you are honest and open about everything related to this project and would almost certainly have addressed the issues. I just hope that comments from the last episode didn't make you feel you needed to do what you have done.I hope I speake for many followers when I say that I know this house is in good hands, that you will do the right things for it and for you. Anyone not recognising that is very blinkered. As frustrating as it all is, people need to realise there are processes, contractors and decisions to be made that incure a time delay. At the end of the day, you want the right thing for you, your vision, budget and the house. All the whingers need to tune in to reality. Rant over. Keep going you two. x

    The floor plans make perfect sense to me. If you don't want to clutter areas with storage cupboards, you've got the annex that you can use? All you really need are wardrobes in the bedrooms and the kitchen will have it's own cupboards. The utility room will have it's own cupboards so all you need is a linen cupboard somewhere.
    You probably can't see it but for us looking from the outside, It's looking VERY different from when you first bought it, so you have done HEAPS.

    What about a shower in the downstairs W.C. Great for washing muddy dogs and boots. When it comes to transporting your food go back to the 70's and get a hostess trolley 🙃

      Right! I think a small dog washing/utility type tub, and then a "utility" shower, however big which will fit in a corner, for de-mucking after a hard day!

      Hostess trolleys, AKA, tea wagons have been around for a long time! My parents bought a teak version from Scandinavia in the early 1960's! Whatever it's called and whenever it came from, it is a solution!

    Everybody’s renovation is a new beginning and as it’s your first of course you’ll make mistakes.
    What is interesting, is to see how you tackle each step and move forward as well as getting to know you as a couple.
    Keep it up, I like your floor plan. It’s not that huge that the food will get cold traveling from kitchen to dining room. Just get a trolley so you can wheel it all in at once 😂😂

    I think it is important to let people know about the frustrating, slow periods. Anyone who wants to learn from your process needs to be made aware of how things can be slowed down by inexperience in foreseeing, planning, ordering materials and services well in advance. You can't plan for things you don't know you need to plan for.
    For a video which you were concerned might not have much to show because of little practical progress, you still packed it full of interesting information. I feel that bump in the lawn could still benefit from further archaeological exploration! There must be something under there!

    I love the floor plan and that was an excellent explanation and great use of the floor plans themselves as visual. I think you're clever and how you've set it out and then if you ever decide to sell, possibly a real big family could take it over. What do I know? Maybe you plan on having a big family? But no doubt you'll be able to use all that space. Space it's lovely to have extra space. You can do hobbies. You can store things. It's just endless. All the possibilities. Love it all and the rooms are getting so ready for it all!!

    There are two suggestions for your layout I can make to better your flow. Put a direct door access from your master bedroom to your dressing room. You can still keep the one going to your hall for a second exit. This will make things more private for you when you have guests staying and make it easier on laundry storage. Second , put a direct doorway from the kitchen to the utility room. In this way, you can use the area for extra food and oversized item storage. Sort of a ultility/butler's pantry. Having a rolling food trolley can help bring your food to the dining room. Your kitchen has a great space for a breakfast nook by that window for a small small round table with chairs. Every bedroom should have a closet for clothes and storage with the master since it has dressing/ walk-in closet. One small note...think about creating a laundry shoot access on each floor that goes down to the utility room. It helps when cleaning. I've lived on multiple levels believe me it's worth it.

    You’re doing a brilliant job and staying so positive with all your unknown need to dos. I appreciate that the room usage is to your liking, but if I might make a suggestion about the master bedroom and the smaller bedroom that you mentioned might be a dressing room. The bedroom/ potential dressing room would make a nice bathroom and dressing room leaving the hall bathroom for guests and the room out to the balcony open as a first level snug to read in or work on hobbies (sewing, painting, some artistic endeavor). Having an en suite bathroom is so much nicer than having to go down the hall for one.

    I think your floor planning makes great sense (especially since you have a secondary entrance that takes you from the car to the kitchen with the food shopping) and respects the simplicity of the Georgian rectory. By avoiding big spends on tearing down original walls and putting in lots of en suites, you get to spend more on the quality of your finishes and your kitchen/utility room. I love dining rooms 🙂 and yours will be lovely!

    The grass is looking gorgeous! I don't think any of this is boring, I'm just very pleased I came across a channel I like from the very start. Also, know what I think would look great, if you changed the living room to the dining room, and made the fire wall smaller by cutting out to arched walkways either side so that the kitchen and the dining room are together. It may even be possible to have a see through fire place between the two rooms, that would so good. Anyway, loving what you guys are doing, whatever you do, it's great to see. x All the best x

    Out of curiosity, why would the dishwasher not be located in the kitchen? Is this a British vs American thing? You have ample room to install it in the kitchen. It would be more convenient and efficient to have it next to the kitchen sink. Look into kitchen design theory… triangle work stations. I would hire a kitchen designer to help you. Kitchens (and bathrooms) are the most expensive rooms in any house. A competent kitchen designer would help you avoid any expensive mistakes!

    In each of your new bathrooms, have a cupboard with all the cleaning equipment, so you don't have to haul vacuums and mop and buckets etc up and down stairs. Maybe add a laundry chute in there too. :)

    The good thing about the rooms on the top floor is that one or more can be used for storage until you need it/them for some other purpose. I can visualize lots of built in storage in those spaces. Also, remember that one can use storage ottomans, built in window seats, or other pieces of furniture throughout the house for storage.

    Agree with the decision to not try to add bathrooms (for one thing lots of added expense with plumbing etc). By viewing the "first floor" (sorry an American here, it's the second floor!) as two separate units, with a guest bedroom/bath to the left, and then a "master suite," with the mbr, office, dressing room and bath all as one suite, it makes a lot of sense. Could put a door in the hallway to make it official, giving privacy to the master suite when there are guests (children?). Great progress so far!

      That's exactly our thought process, and we have considered putting a door in the hallway for privacy when we have guests as you suggest. Putting a door there can also improve fire safety.

    When we renovated our large old farmhouse 30 years ago, we knew exactly what we wanted where. So for building regs we we employed a technical draughtsman who was used to drawing up house plans to draw the technical drawings. It was much cheaper than using an architect.

    The plans for your home look good, a nice layout. I was thinking about storage then you mentioned storage. Top floor landing would be perfect for linen and towel storage. The hardware came up lovely, hard work but worth it.

    Love seeing the plans it’s going to be amazing. Just a suggestion but have you considered an external door to your utility room? We had one fitted for when we come back from muddy walks with the dogs and it’s saved us tracking mud through the main house 👍

    Done a load of renos of historic properties. V v important to look at your lifestyle. Agree w the comments re the dining room at the end. The French doors to my mind wd be more suitable for a living room. Why not create an opening between the kitchen and your designated living room. Steels may be needed. Nowadays most of us have a kitchen dining area.
    See what yr architect says. Also suggest getting a walkthrough w a kitchen installer as they are clever thinking out kitchen design.
    One last thing. Nobody has a dishwasher in their utility room. Think about carting stuff through there 3 times a day. Needs to be next to the sink!!

    All in GOOD time! All in GOOD time! I could never attempt what you are doing. I appreciate your REAL life experience. It is a CREATIVE-RE-Create journey and I love seeing what and how. It takes time to create! Now, one thing I am very aware of is how life changes. I have come to believe we would all save a lot of stress if homes that were able, could have an adapted in-law apartment with small kitchen. Our parents age, some have children who move back home. WE age or have health issues. Since you are designing maybe consider these things in your design A bathroom designed for a wheel chair...walk in shower, grab rails.. ground-floor in law apt or elevstor up. It does not have to look like a hospital. These things allow to live a full life at home for you or parents. All too often people wait until something happens and there is little time or ability to create what is ideal. Just wisdom gained. We manage either way. Considering these things might be helpful and easier in the long run. There are NO mistakes...THANK you for sharing this creative process. Whatever you do that works for you will be wonderful to see! It is already EXCITING!

    It is so interesting what comes to mind when looking at your plans. I’d want to knock out the wall of the utility room onto the hallway and open the space making that an open kitchen with exposed staircase being part of the room. This would make your kitchen have an exterior door for unloading the groceries directly into the kitchen. Then use the space you have chosen for the Kitchen as the dining room. This Frees the Dining room as an extension to your formal living room. If you had pocket doors in the old doorway you’d have the space, be one giant room or two intimate rooms. Within the last few years, we installed a ‘tankless water heater’ and I will never go back. I recommend them if you can swing it. Your utility bills will go down along with always have hot water, much nicer than having the tank run out.
    On the 1st Floor the thing I’d change is the 2nd Bathroom, This could be such a great sunroom off the terrace. You should also consider putting your laundry area on this floor. By moving this closer to where the clothes will be stored, you’ll save yourself a lot of work. If you wanted a second bathroom you should consider moving it to the Bedroom/dressing room. Then it could be a master bathroom, a door could be added to the Master bedroom as a private entrance or have it be a jack and jill bathroom keeping the door from the hallway.
    Its such a lovely house and when it is done, you’ll have a wonderful home you and your family will enjoy for along time.

    *Get a much longer pole to poke thru the ground that crow bar was miles to short. 🙂 Install a large shower area downstairs.... it's called 'future proofing' in case a stool is needed with hand rails etc. as one never knows what the future will bring. 🙂 Kitchen by entrance save lugging groceries all the way thru the lower level. 🙂 You both have a great weekend 🙂nz*

    No need to apologize for not knowing how to do something or for making mistakes. We can learn from each other and TH-cam is a huge resource. I think your floor plans are splendid. You have so much space, any extra room could be a bedroom. Good that you were able to remove most of the years of built-up paint from the hardware. Some of it looked like brass. The ones that didn't clean up probably will with another try or two. The place is looking good. The garden and the grounds look lovely. Odd about that foundation. Maybe try a metal detector over the area. It won't find stone of course but if anything was nailed or screwed into the stone, that might show up. Good update. It looks like a really pretty property.
