    A total of three different LEGO modular buildings are now scheduled to retire by the end of 2023, including a relatively recent addition to the line-up.
    At the moment, five different LEGO modular buildings are available to buy online and in-store: 10255 Assembly Square, 10270 Bookshop, 10278 Police Station, 10297 Boutique Hotel and the newly-released 10312 Jazz Club. But by the end of this year, only two of those will remain - as the rest are currently all scheduled to leave production within the next 11 months.
    According to Brick Fanatics’ sources, 10255 Assembly Square, 10270 Bookshop and 10278 Police Station are all heading for the exit in 2023. That’s a slight change from just a month ago, when only 10255 Assembly Square and 10270 Bookshop were on the chopping block. 10278 Police Station originally launched in January 2021, so will have lasted just under three years on shelves if it does retire by December 2023.

    I think it would be interesting to see lego create modular ‘addons’ eg: a small park, an alleyway, or a kiosk and a small section of paving.

      @@Smudgie33 not really a suitable option for some - I usually buy lego on a whim - home to store & back again in less that an hour - perfect for a rainy day time filler. ordering parts separately from abroad will take weeks to arrive & the extra of customs payments etc

      Use your creativity for such smaller side builds. Or look at Lego or free Rebrickable manuals for inspiration to build them by yourself. That's what Lego was meant for. And it's a lot easier than you think.

    I think that while the regular sets are good enough for a once a year release, it would be nice if they also released several small modular sets. Smaller buildings, little parks, things like that.

    to anyone who is in a similar boat as I was, if you want to add the Sanctum Sanctorum your modular city but feel like it doesnt fit super well, make it into the back half of the Boutique Hotel and dress it up as an active film set. The colors are close enough and a film crew and equipment is easy enough to make. Add a few heroes with masks off around the set, throw in some food trucks/the coffee cart (if you've got them) and traffic cones nearby and boom, its perfect.

    The Modular series dragged me out of my dark ages and I was able to start collecting right from the beginning with Cafe Corner at its original price. I would hate for there to be any major change or shrinkflation made to the line.

    I’m hopeful the modular buildings remain the same standard as it has been since the first set of this line came out. I recently got both the police station and bookshop modulars and while the price for them was slightly hard to swallow their value and charm make up for the price. I just hope that next year we get something good for the modular line like another restaurant or something

    if you lumped in the Sanctum Santorum, you should've included the Daily Bugle, which is modular and has the clips to snap in with other modular.
    We also been getting more than one modular per year in the last few years. besides the regular icons one every January we got two marvel ones (Sanctum and Daily Bugle) and the Bricklink ones with the modular construction site and lego store modular and some would include the Bowling Alley and Venetian houses (which I have displayed with my boutique hotel). I think the Jazz club and Sanctum were disappointing sets, the construction site and venitian houses were my favourite modular sets from recent years and with bricklink wave 2 announced I am sure we will get more modular from the Lego Bricklink theme.

      @@joydivision1970 I have that set, I personally consider it part of the modular series because of the clips and sidewalk, I got mine displayed on a shelf with the police station, they look good togehter.

    Honestly, I much prefer the bigger sets over small ones. I've spent way more on LEGO in the past year than is reasonable and in the end, the bigger sets almost always felt like a better purchase after the fact. Especially the modular buildings (the Natural History Museum is my favourite set yet) are a lot of fun to build. For smaller sets, I feel like they could just end up oversaturating the market a bit and because they'd have to be reduced so much, it might end up feeling very barebones when the attention to detail is what makes this series great. Although eventually somthing like a 32 x 32 with smaller shops and a little park area might be nice (saw a news stand in a BlueBrixx store the other week and that looked great aside from the atrocity that was a million stickers everywhere).

    Wouldn't it be nice to get proper hospital, kindergarten, shopping mall, natural history museum or something from everyday life. Or just an apartment building with an elevator and garage for tenants? 😂 I don't personally own any modular except home alone which is modular in a way and upside down which could be modular and I am glad I didn't go through that rabbit hole😅. Money is tight😐.

      Well, we’re getting a natural history mueseum now. But it’s funny how all these extravagant Modular’s are being made, I’d rather have the more “mundane” stuff like hospitals and schools and stuff that keeps a city running yk? Where do these lego minifigs live? There’s no buildings for them, just a hotel!

    Couple of corrections - the only two sets that were built as separable halves are Pet Shop and Bookshop. Although all the earliest modulars come on two half-baseplates, only Market Street is separable, but the one half isn't a building, just a street with almost no detail on the side. Modular buildings are released on 1 Jan every year and are revealed sometime in December.
    When the largest modular Town Hall did not do well due to its increased price, Lego scaled back a bit with Pet Shop and then a lot more with Palace Theatre (fabulous roof but just a facade) and more with Parisian Restaurant (building is shorter than any previous modular and also is not as wide. They got away with it because it was so well designed and had lots and lots of very little pieces, a fabulous interior. The next two showed that Lego was really struggling - for Detective's Office one half lacks the top floor while the other half has one floor for only a bathroom, the upper floor for a very simple kitchen. Brick Bank was the tiniest of all modulars, coming in at about half the height of Town Hall. It feels seriously undersized compared to all previous modulars. Since then they have let the price rise so the modular could be more like the early ones (but not quite).
    I hate the new approach of having dramatic colours unlike anything you'd find in almost any city, and of having tiny side-builds. I like my modulars to look like actual buildings and think Corner Garage was the last authentic modular. How amazing Police Station would be if it was just the central building stretched to a baseplate, perhaps with the central part forward a brick.
    The acid tests: 1: whenever people show off their Lego City, front of centre is usually Cafe Corner, a truly awesome building. 2: whenever people come to my house they see all the modular buildings in display cabinets as they enter - the one they almost invariably comment on is Green Grocer. These two (the first and third) seem to be the most attractive of all modular buildings. I think their visual design is just fabulous.
    If I could do one thing for new modulars, it would be to return to the earlier concept, especially before the two studs on top 1x4 tile. I am also considering transferring all my modulars to 4x(16x16) plates. Baseplates aren't compatible with the rest of Lego, from a vertical perspective.

      I'm also not a fan of the tiny side builds - realism is never a big hoo-ha with lego for sure, but some of these builds are so far from reality that it just seems s a bit silly

      Good points for the most part. Pet Shop came before Town Hall so your argument on size is limited to Palace Cinema. I recently have had to redo my displays, and it's quite clear that the newer Modulars look better together rather than mixing with the early ones.

      I agree with you on the colors and sizes. The new modulars, (which started with bookshop) just became smaller for more money and parts. Plus the colors just don’t align at all. I’m starting to debate if I should stop buying modulars just to have a full collection and focus on the ones that would benefit my city.

    4:58 ACTUALLY out of 18 Modulars (19 if you count Market Street) ONLY TWO (THREE if counting Market Street) break into two buildings. So it’s not a lot of them, but rather a few of them.

    I'm not personally concerned about three modulars being retired at once. Last year they didn't retire any modulars, so this was bound to happen. A few years ago, the Parisian Restaurant stuck around, & the Detective's Office which was a year newer retired. Also that year, the Brick Bank retired, even though it was two years newer than the Parisian Restaurant, but back then these retiring websites didn't exist, & most people never got their hands on the Brick Bank at the last moment, because it literally appeared on Black Friday, & in most cases was gone from stores at the end of the day. I got it for 30% off msrp of $169.99, within a few weeks was already selling for $300. I don't anticipate the same incremental jump for the Police Station, because of websites like this announcing well in advance, but nonetheless it should still see a noticeable jump shortly after retirement.

    it kinda sucks if your a new lego fan that wants to start a lego modular city because it’ll be almost impossible with how a lot of them are retiring and never being able to get old modulars

    I think Assembly Square stuck around for too long. Lego isn't going to do anything new with Modulars. They only release one a year. So, from that perspective if the only Lego you buy is Modulars you only buy one set a year. Lego can use this reasoning to in fact increase the price of Modulars. After all it was only $150 once a year. Now $200 once a year. Next only $250 once a year. Only $300 once a year... and so on.
    The Sanctum and Daily Bugle don't count as part of the official modular line, as far as Lego themselves are concerned. They are part of the Marvel line. And the same will apply to Avenger's Tower if that rumor is true. And the Ninjago Modulars fall under the Ninjago line.
    And the need for smaller buildings is fulfilled by Creator and Friends.

    Last month , Lego store in Indonesia gave discount 30 % for buy 3 items ( Lego modular Jazz Club + Boutique Hotel + Police station ).

    I do like the half building idea to make it a bit cheaper. I would have been happy just to get the bookshop on its own, if it made it more affordable. I have given up wishing for the really big sets - like Titanic etc. I just can't justify spending that much on Lego, and want to be a bit more selective with what I choose and how I spend my money. So am choosing to enjoy some of the smaller sets like the Tranquil Garden, the Star Wars Diahormas and even some of the Friends sets.

    I honestly don’t see Lego releasing “half” buildings for the modular sets. I think they know that their audience are going to get them no matter what… even if we have to wait a few months after the release date. I do think they’ll still aim for the $250-$300 (Cdn $) price range.

      Hey there! I consider myself 'their audience' in that I love good modulars - but I never bought them no matter what. Corner Garage, Boook Shop and Jazz Club are all bad (in my personal oppinion, that is), so I skipped them all. As simple as that. ;)
      That said yeah, LEGO'll never release 'half modulars'. It'll stay and schedule as it is right now.

      Agreed 100%. Lego is no longer just a kids toy. It's business as usual. Lego wants your money and they don't care how much they charge because they know people will buy them. Look for next modular creeping near or into the $300+ range next January. They'll never sell a half modular. That's what other sets like the 3 in 1 city sets are for.

      I would certainly be interested in half buildings - space is limited for many of us & I think that lego will be very aware that a lot of people are having to tighten their belts on discretionary spending which is where these sets are aimed

      @@alexfrance500 There is... However I don't see TLG creating a niche market with half buildings because more people would probably buy those and forego the full-sized ones. And those will sell at whatever price point regardless and people will buy them. I've taken a lot of the 3 in 1's and turned them into half modulars.

    I have always been of the mind that Assembly Square and the Bookshop are the two safest modulars to get as far as a mini city scape goes since the split aspect of the bookshop can 'bookend' the Square in a way that smoothly meshes the colors. I do think that as far as what you're saying on the modular slicing angle that they could stick to a half baseplate, but maybe increase the height to four or so floors to help them pop out more along the other, more uniform sized Modulars. Time will ultimately tell what they do, if anything.

    Lego is clearing running out of original building ideas for their modular series, considering Lego's latest offering is a "Jazz Club". A few offerings still not used would be a hardware store, Chinese restaurant/take out, coffee shop, or a bike shop. Especially since they need to keep the buildings smaller to reduce cost, large buildings such as a hospital would never happen.

    Splitting a few modulars into half-size mini-modulars wouldn't be the worst thing in the world, you could pick and choose from the ones you like and create more variety in a display. The lower price would make the range more accessible for people who haven't quite gotten hooked on plastic crack yet.

    I think they are already experimenting with this idea through the friends line up. The recent 41748 set looks great on it's own but it looks better when you add the 41728 set to the bottom. I think this would be an interesting way to downsize the base modular, set but provide this upgradeable experience to it as well. It would, ironically, turn a modular set into a modularised set.

    Lego haunted house is retiring as well. Some people consider this set as a modular.I got it yesterday quite cheap considering its retail price, I amhoing to moc it as a modular since is quite big and has a nice facade

    What we really need is stuff like the Pet Store or the Bookshop where it’s 2 separate buildings in 1 set, but, hear me out, because Modulars are so expensive, we need sets that come with 1 building in a 16x32 baseplate that would come around $100, I’d pay for those types of Modulars any day

    We are probably due for another 2 building in 1 type of modular. Likely a full residence next to another shop of some sort. These modular buildings typically incorporate European and American late 19th and early 20th city style architecture so I am guessing that will continue. It feel like it has been awhile since 1 building facade takes up an entire length of a base plate.

    I love the idea of selling half modulars. Almost every single modular has a cool side and a MEH side. This would let you choose when to add each one or just one to your city. And it wouldn't have to be every set. Just like Seasme Street should have been a half modular. Or Central Perk.

    I think doing a half, like the townhouse as a set and the bookshop as a set would work. Or even floors. Let people buy three different one-story modules and stack as they like.
    As for whole modulars like they have now, I think an arts and crafts store, a live theater or game store would be great.

    I am very happy I bagged the assembly square at a second hand lego shop for about $200- pre built too, And three extra mini figs for some reason!
    That said, I wish the brick link designer sets were more accessible because they are wildly priced outside of the first runs

    Maybe 16x32 size modulars, I would like this as I don't have a big space and I could get ore in however making my own probably a better way to go 🙂

    I’d love for LEGO to explore the expansion concept more! Not only offering 2 sets that are designed to fit together (like the Friends Community Center + Kitchen), but also to offer a third build option if you build them together (like 3-in-1 sets).
    It’s also seems popular to buy 2 of a “half house” (like the Friends Botanical Garden) to make a full house. I actually prefer half houses (gasp!) because it makes it easier to see the wonderful details inside than delicately attached roofs. So yes please, I would like to pay half price and other folks can buy 2 sets. 😄

    Comparing the original sets to the sets now, the buildings are WAY smaller, AND more expensive. Town Hall, Grand Emporium, etc. are nearly a full base plate, all the way up 3 floors! I was disappointed in the police station - the station itself is tiny compared with Fire Brigade, and really should have been bigger. Shouldn't have to buy 2 of them to make it the right size. I would rather see more simple interiors than a shrinkage of the buildings.

      the detail of the interior is a real joy & delight when building for me personally - the exteriors can often be a bit boring & repetitive, but I can more than understand that for people building a city where the interiors never get seen once built makes paying so much extra for something you never see seems a bit superfluous. Perhaps splitting to a main build & a separate interior detail kit could be something we see?

    You can cut back a lot on the depth of the buildings and add more outdoor space in order to cut costs. The Parisian Restaurant is far less bulky than most and its also one of the most beloved. It got away with this by having a much smaller footprint on floors 2 and 3 thanks to the outdoor patio seating. The Police Station also did a nice trick where the interior walls are shorter which not only cuts the price a little, but also makes it easier to get inside or see inside.

    I've been taking an interest in other brands' modular buildings recently. The problem I've always had with lego on this front is that modular buildings feel like they lose more than almost any other theme from the compromise lego has to make between price and size. Buildings are where it's easiest to tell when something is too small, and modular buildings are always half a building or less because a more reasonable scale building would be absurdly expensive. Meanwhile, the biggest problem with non-lego brands is that while they tend to be pretty cheap, their moulding is quite imprecise and you can end up with loose or tight connections. That's bad for things like spaceships, but modular buildings aren't being moved around much so can get away with the cheaper bricks. Plus, some other brands have no issue throwing a ton of variety onto the market.

    No modular buildings retired last year, although Assembly Square and the Bookshop were on the list but were removed. So I don't think there's any change in strategy, no big conspiracy theories needed. They didn't retire any last year so it's time to retire some this year instead then.

    In a way I think they have already been releasing half sets. The upcoming Animal Crossing sets, the current Lego Store set, and the Family Reunion Celebration are all sold as sorts of playsets - but Lego knows their fans and I see a lot of people buying 2 of these sets and combining them to “finish them” and integrate into their cities.

    I'm sure that if they do start to release half-plate modulars, that the price-per-piece ratios will not be in our favor.
    Which means that while the price per boxed set might decrease, the final total price will still be up higher.

    You know honestly, the huge price threshold to get into modulars is what kept me getting into them. Slashing the price for just one building is perfect for me. Honestly this would make buildings more robust and better made. Because lets look at the Police station. GOOD POLICE STATION! But that donut shop is really meager. Now imagine, say a 130usd set where it's just the donut shop but it gets almost 2000 pieces all to itself.
    While this sounds great to me, for long time collectors of the series, I'm not sure how it will effect them. Because they went from these thin sliced side buildings to more fuller side buildings, would this cause a scaling issue?

    I’ve been disappointed in the “newer” modular sets. The book store/townhouse was the last modular building I’ve purchased.

    I've always wondered whey Lego did not do half sized modulars. I have given up on the modulars. I have a few, but am selling them as I don't really have the space to properly display them.

    Releasing modulars in smaller chunks is too smart of an idea for Lego to not have considered it. However lego fans are so conservative that it would take a lot of guts (or desperation) for lego to change a 15 years old tradition. My bet is that they definitely have made marketing studies about it, and if said studies are positive they will make a test run outside the normal calendar.
    If you want to go full conspiracy theory: they have released the sanctum sanctorum to show fans they can now expect modulars anytime... and next year they'll try to release smaller a couple modular compatible building during the VIP month

    Seeing the Police Station getting the axe one year sooner than the Bookshop without books boggles my mind. It is a better modular in every aspect. Strange decision that will drive 2ndary market prices up fast.
    I still have hope for official modular light kits - I remember there was a presentation where they showed such stuff to look how the test audience reacted ... nothing heard of it since then, though.

    Inflation is not as bad as corporations are making it out to be. Lego found out during covid they can charge people whatever they want and they will still get it. They wont decrease prices until sales on expensive sets are greatly reduced.

    I do still think that the parisian restaurant was definitely the peak of the modulars no house came close to this one. Definitely prefer the older stile houses over the never ones

    I do not care what people think, because when you consider how the Daily Bugle, Sanctum Sanctorum, and Avengers Tower are built....They are just as much a Modular building as any of the what now 17, 18 Modular Buildings?

    I think modulars being smaller or nonexistent is fine. I have no modulars and that'll be good since I can collect most of them or all of them and not be in excruciating pain that a new one came out.
    I will get the Jazz Club, Police Station, Book shop, and one more.

    If Lego are thinking about stopping Modulars, I hope not as it always kick starts the year! Think they should at least get to 20 a nice round number to end on!!

    I'm not sure Lego considers the Modular price point expense anymore. It's almost an upper-lower mid tier in terms of pricing strategy at this stage. Having said that, Jazz Club is the first Modular I haven't bought at release in probably over a decade. Admittedly, I'm not that big a fan of the design, but that's never stopped in the past (Detectives Office, Corner Garage), but the price for once has given me pause. I've also been calling for years for half modulars (especially residential builds) to round out a city.

    Before my rant I want to remind people, Lego is not losing money in fact the stats are crazy how much they are making in PROFIT;
    "In 2022, the Lego Group's net PROFIT amounted to approximately 13.8 billion Danish kroner (approximately 1.85 billion euros), up from about 13.3 billion Danish kroner recorded a year earlier."
    I've been collecting Lego since 1979 as a kid and I stopped collecting in 2021 due to cost and the lack of decent designs. The only exception is the Modular theme and sometimes the Ideas theme. As the Modulars have been going up in cost and the lack of anything decent for me, I have been considering not buying the Jazz Club and whatever is released in 2024. Many people argue the price per piece, but when the pieces are 400 1x1 flat square for example, it doesn't make for an overall impressive structure. Remember just how much PROFIT Lego is making yet we keep buying this sub-standard product. I hope Lego sort something out soon before I totally lose faith in them. IMO they are the prime example of a company putting profit before customers.

      What I do is buy it at a international store and just pay more for shipping because it normally ends up being cheaper, the only problem is the wait for shipping.

    I’ve been saying for a while Lego should release half modular sets like you mentioned and I’d love to see accessory sets that include street vendors, quarter width buildings (like the donut shop in the police station,) and maybe even a park modular.

    You know what would be cool, a sort of 3-1 half sized modular
    Anywho, what I'd personally love to see is, maybe release one big modular each year, but as Lego city building becomes more accesible with modular road systems, also start releasing sort of addons. Not necessarily like, heres some lamp posts. But like, heres a half sized building, heres a little modular gas station, heres a half sized modular addition to the Police Station. Also I'd love to see expansion packs. Silly as it sounds, little bags of stuff you can add. Imagine having purchased the Police Station and having received a Police-esc battle pack as a GWP. They tried to do this with the Jazz Club or the Hotel, one of the more recent ones, where they had the little black car, but they messed up release times I believe.

    There are three sets because 1 is super old and LEGO used to only have three modulars at a time.
    Also there are two current Marvel modulars.

    I don't think the modulars are going to change a lot, except for the price. 200+ € or $ is, in the Lego universe not that expansive.
    If they want to be a little more affordable I would prefer a "hull" solution, modulars without interior, like the first ones were.
    Building furniture is much easier than elaborate exteriors, imho, and a good way to focus more on the creativity side of Lego.

    I really think theyre greedy as always - that's also the reason they won't release any bricklink modular building even though they look a lot better then what Lego does
